This management company is beyond pathetic. I have had several issues that have taken weeks to resolve and only after practically yelling at someone. Too many issues to list. I have been completely understanding that there are issues but nothing gets resolved. Don't even bother calling the number they give in all these AI generated apologies. No one has EVER returned any phone call I have made to the corporate office. When you do finally get a call back they just give you a line of BS and lies. You can't even go into the office on-site. There is no one there. When I first got the apartment there was a girl on-site but not anymore. If I could I would leave 0 stars but that is not an option.

Living at MAV Properties has been an incredibly frustrating experience. Since the transition from Aspen Properties to Woodruff Management, the quality of service has plummeted. I have experienced severe water damage in my unit, with water leaking from beneath the floors at the openings of my bedroom doors. Despite reaching out multiple times, their only ā€œsolutionā€ has been to provide a fan—no real repairs have been made.

The waste management is another glaring issue. Trash and waste from tenants have been piling up for over a week, creating an unsightly mess as soon as you pull into the community. For over $1,000 a month in rent, this is completely unacceptable. The lack of basic maintenance is an embarrassment and reflects poorly on management.

Additionally, they have failed to provide a clear ledger of rent payments, making it impossible to track charges accurately. If you use a housing voucher, the billing is inflated to the point where you are forced to purchase a money order instead of simply processing payments online through their portal.

This new management is unorganized, unprofessional, and unresponsive. The lack of care and accountability for tenants’ concerns is shocking. MAV Properties has been a major disappointment, and I cannot recommend them to anyone.

Carriage hills in phenix city is a dump! I broke my lease and left because the place is just nasty!!! Roaches was in apartment V1 by the dozens! One night, I killed 12 cockroaches and 2 small roaches. I do believe they are in the walls. The toilets almost never worked! Place is old and run down! I never got to see the apartment until the day I moved in. Big red flag!! It had the washer/ dryer hookup in the kitchen! Kitchen was already small, but that’s just ghetto!! No light or ceiling fan in the living room. Outlets don’t work. I stayed sick while living here. Myself and my kids! The ladies in the office are rude and just don’t care. Also, corporate don’t give a hoot! I tried talking to her about the living conditions and she told me to get out in 24 hours or I forfeit my deposit! I couldn’t move 3 kids in 24 hours. They have since kept my deposit, my pet deposit and want me to pay another $1500 for breaking the lease or they will send it to collections! I’m not paying another dime. Y’all owe me for everything I have been through the two months I was there! Also, they charged me additional rent because the key wasn’t turned in by 4 pm. Mind you, they sent me a letter saying I wasn’t allowed in the office because I was going in the first week I was there complaining about all the issues there. I saw no drop box, so I left the key in the mailbox and y’all have the nerve to charge me!! Bull!! Please stay away from this company period!! The only good people there are the maintenance team! Edit: They asked me to call, I did! No answer or returned call as I knew would happen!

Woodruff property just bought North Pointe Apartments in griffin, not one time they came out to property to check on after the tornado hit back in January 12th. Nancy she is very nasty quick to go file an eviction on ppl. Something needs to be done about her nasty attitude, if you can’t take care your ppl on they property she needs to step down. I’m very disappointed on how we being treated over here. Then going up from $655 rent to $1240 with this property is not worth it. It’s already hard out here everything is all about money. I feel sorry for the elderly that’s on a fix income over here they can’t afford no $1240 they social security ain’t that much right along with they others bills…

Absolutely ridiculous. They don’t answer the phone for anything. They don’t respond to service issues in a timely manner at all. My mom has been dealing with a leaking sink in her apartment for at LEAST two weeks and no one has been out to address it. It’s not just leaking-water floods the floor whenever the faucet turns on. She’s upstairs, so there’s no telling what type of damage is actually being done! She’s been requesting assistance for over two weeks. I can GUARANTEE YOU if this was one of their BIGGER and more notable properties, they’d be on it. But because it’s not-it’s older and they probably want people to move out anyway-they’re procrastination and neglect with repairs is astounding. Run. Don’t take on the headache.

Management is horrible. They have a corporate number, that never answers the telephone to get back in touch with you, maintenance barely likes fixing anything, they complain, they speak about other tenants homes to other tenants, they never have anyone there to answer the phones, overpriced for 1987 cabinets and appliances they have. I had to beg the rent office for a new fridge when I moved there it was a really old dirty beige outdated fridge that leaked water from the top of the ceiling no one wanted to replace it until I kept putting multiple maintenance requests in, they had the outside pipes opened from the top letting water and feces and brown tissue run out into the grass and sidewalks; I had to let any visitors know to watch their steps because it’s basically waste outside that ppl are walking through as it runs off the concrete onto the street; they put pine straw down to cover up the mess instead of picking it up. Office management have no customer service skills or etiquette. Nonchalant attitudes and really I don’t care tones. Oh well. Not my problem type of characteristics. They have horrible plumbing, mold, the exterminator comes and it doesn’t help, the list goes on. I’ve seen restored apartments in the projects look better than these properties, I wouldn’t waste my time applying. Woodruff Properties is all about a dollar sign but can’t fix broken mailboxes, the mailbox opens everyone’s box up when any one person puts their key in there for their own box. And they have had a shooting as well. Multiple mailbox break ins and no one has fixed the mailboxes after a year. Can you guess what property it is? They’re probably all the same. They have more than enough of renters hard earned money to fix the mailbox for everyone. My key shouldn’t open the entire complex’s like I’m the mailman. Ppl basically have access to our mail. Do the cameras even work? Car break ins and no one can provide the name of the officer on site who came to the complex no one can provide a number for ppl to retrieve their missing things out of their car, I reached out about that do you think the rent office cares about it? They didn’t know the names of the people they arrested. No one ever knows anything. They couldn’t even give the police officers name who they supposedly gave everyone’s stolen items to they retrieved. They don’t care about the people who live in their space and it shows by the employees and the way the management / corporate office never follows up or answers the phone
