LOW-END QUALITY FOR HIGH-END PRICE.

I could post paragraph after paragraph depicting my nightmare of an experience with Woodland Homes....but a “Karen rant” quickly loses both its credibility and effectiveness. My goal is in no way to slander a company name. In fact, Woodland maintains so much pride in their product, they will not even approve the requested repairs to my home, despite offering an eleven-month home warranty. Therefore, I am posting this review so that I may share first-hand photos of the quality work you will receive if you purchase a Woodland home. The model is beautiful and the ladies in the office are incredibly helpful, but please let these photos speak for themselves. I don’t own Ugg boots, nor do I like pumpkin spiced lattes, so please heed my advice and purchase elsewhere. I hear Pearson, just down the road, has really elevated the quality of their homes to match the increased price-point. I wish I would have purchased there...or anywhere other than Woodland.

I will happily update photos if any repairs are actually made, but communication, accountability, and work ethic have, in my experience, been a lost concept.

You say you’ll fix it, meanwhile:
The outdoor mantle is falling off.
The columns in our dining room are cracking and UNEVEN but everyone sent out to look at it will “have to come back” with different equipment/staff.
The front door frame leaks during heavy rain(how did this pass code)
The trim piece that was missing on our indoor fireplace when we moved in was finally replaced (after a YEAR)with promises of sending the painter to touch up, never showed?!
The grout in the bathrooms are multiple colors, even after sending someone to “fix” it. The primary bath was supposed to be a nice relaxing room, but just looks unfinished and overall is sloppy.
The wrong trim was installed initially and they tried to buy us off with $1k instead of fixing it, spoiler alert the trim was never fixed.
The floor plan that we chose is fairly common in many Woodland neighborhoods yet we seem to have terrible heating/cooling problems. Some rooms have zero air flow and burn up during the summer, freeze during winter. You are a LUXURY builder, why is this a problem?

The list goes on and on, I will likely edit and add more photos in the future since it’s been long enough for them the fix their mistakes. Check my review history, I do not hand out reviews lower than 3-4 stars very often, but this is easily a 1 star home. Looks ok in person but when you look closer, there are so many errors that should not be acceptable from someone selling a “luxury” home, do NOT listen to the empty promises. Make them fix mistakes before moving forward.

I have to say the best thing about our home is that AVIQ did an incredible job installing sound/internet/security cameras and they deserve all the credit.

TLDR version: Do not fall for the model home, because if you build your own “CUSTOM” home with them, you might regret it. Get everything in writing before you move in!!! Do not make the same mistake we did, make them fix their errors and build your forever home the right way from the beginning.

In late December 2022, my family and I moved into a Woodland Homes home. Unfortunately, our experience was unsatisfactory. According to the warranty, we reported various difficulties in the first year and are still waiting for them to be fixed in 2024. Mold has made a room useless since April last year, which is a major issue. This has caused us great inconvenience and health issues. Woodland Homes' slow reaction and resolution have been annoying. Given our experience, I cannot recommend Woodland Homes. The company's inability to fix the issues has disappointed us.

We recently purchased a Woodland home in the Lakewood Subdivision in Athens. We love our new home, but our experience is less than stellar. Woodland homes are very aggressive in getting all your contract paperwork signed and acting as they care, but as soon as you close on your new home, the disappear. Their warranty department is a total joke, it should be called the We don't cover that dept. The 30 day walk thru, all questions are answered with a no or that is not a warrant able claim. We have a crack in our quartz Island, the countertop supplier ( Wolde Flooring) said they would cover this issue, because it happened while be fabricated, but after submitting a claim through Woodland homes warranty portal, they denied the claim, because it was not caught before we closed, even though the supplier was going to cover it. This is just bad business practices. I believe they build a good home, they are just a little misguided on their priorities, when it comes to warranty claims and customer satisfaction. All issues with our home are very minor, except for our kitchen island, but for the life of me I cannot understand why they just aren't willing to do the right thing and take care of the very people who purchase their homes. From all of my neighbors that I have met in our new neighborhood, none of them are happy with Woodland homes after they close, and it's all over little nit picky little items that they should be happy to cover, because their subcontractors are willing to do it, to keep their business going.

We just moved into our new custom build Woodland home and I can't speak highly enough. The process was very quick and easy and our home is gorgeous! Our construction manager, Bradley, was absolutely phenomenal! He was super helpful and hands on the entire way and answered every question I asked in a kind and timely manner. Any issue I had was fixed promptly and to a higher standard than I had even anticipated! Everything was truly a great experience.

After researching several builders we decided to go with this company to build our $625000+ dream home. Building didn't start until four months after we signed our contract. Then it took another year to build our home. We were told it would take 6 months, up to 8 months at the most. The delays lead to additional expenses. The problem we see is a lack of leadership and follow-up during the building process and now into the warranty/punch list issues. For example, our cabinets arrived on time but where not installed for 8 weeks because a pile of gravel and dirt was blocking the vendor from getting into the driveway. Another example is the landing at the top of the stairs is uneven and a trip hazard. Still waiting on that to be fixed. Like other reviewers, there are many other issues to write about, but these examples and few photos convey our concern. We're stuck with repeatedly contacting the company in hopes of getting things completed or doing it ourselves. Disheartening to say the least. Perfection isn't expected, but at this purchase price we expected better quality, fewer problems and a faster resolution of repairs/issues.

I think the pictures below pretty much speak to the quality you can expect from Woodland. I've have tried calling their sales office, I was told to call corporate, I called corporate and got voicemail.

My house is about 4 years old. Well out of warranty. But, most of the poor workmanship appears after the warranty period has ended. My master bath and entrance to our master bedroom has severe structural problems. The cracks you see have been re-plastered and painted more than once. Forget about doors closing properly. The doors have been trimmed to such an extent that a new door will be required for the bedroom. The framing issues you may have will not be covered by your warranty and will not appear until a few years after you own your home. Once they do, you will find yourself spending a lot of money to repair.

If framing were the only issue, I probably would not write the review. I never do this kind of thing. But the electrical was done so poorly that it nearly burned the house down. The left exposes copper to aluminum high voltage line exposed in a junction box. The result was blowing out the double oven's control panel. This resulted in an expensive repair to the ovens, but could have easily resulted in a fire. Again-- the kind of thing that happens well after your warranty period has expired.

The problem I have with Woodland, is that their "quality" is only skin deep. They have a great marketing staff, but once your in your house and a year has passed you are on your own to deal with the poor workmanship that lies just below the surface. No builder is perfect. But, it would be nice if they built to code. I have more pictures if you are interested.

What a great experience it has been working with Woodland Homes and their team. We are doing a new build in one of their subdivisions, and it has been practically seamless. Small details have been quickly addressed, they've been more flexible than required, and everyone has been as kind as they are professional, especially Monica who you can find at the model home. God knew Woodland Homes was just the team for the job, and everything we prayed about for our new home has been provided. We are about 90 days out from closing and expect the same outstanding service until we have keys in our hands - and beyond ?. It's been a stress-free experience full of quality and joy.
