Very clean historic apartment building w/ a refreshing courtyard view in a safe neighborhood! Very cooperative management. One can expect same-day or next business-day maintenance service. In walking distance to several bus and train lines w/ available free parking in Downtown SJ! Lived there a year and half and received deposit money in full in two weeks or so upon evacuating the unit!

Regarding their property on s. 5th street. You can either listen to this, or don’t. Your choice.

The apartment is cheap and spacious.

That’s about all that’s good about the place.

In 1.5 years living here on second floor:

1. CONSTANT noise from the parking structure behind the apartment. And they won’t upgrade the windows, so it sounds like you’re standing right by the car.
3 A.M parties. People using it as a race course and doing donuts at 4 am. People speeding up and down it regularly revving their engines on a daily basis. You WILL be woken up several times by cars. Mgmt won’t contact the city to do anything about it (which they can do, but don’t, prop. Managers have more power). And they will not upgrade windows to double or triple pane, you’re stuck with 1930’s single pane windows.

2. I hope you enjoy termites! Their poop goes everywhere, even though we religiously cleaned every week.

3. Homeless people. My GF had to constantly step over half naked homeless people, because they don’t feel the need to gate off the steps leading up to the door. So they will make themselves feel at home. And during the winter, they’ll sometimes find their way into the building and sleep in the hallways like it’s a tenement hall.

4. Speaking of homeless: enjoy the sounds and mess of them!

5. Old wiring = no AC. Have fun in the summer, though we were told AC is not allowed, I’ve seen plenty of people with window units. Make of that what you will.

6. Speaking of homeless, if you tour the apartment, you’ll notice the mail boxes are INSIDE the unit…on the floor. Why? Because unhinged folks decided to break into and steal the mail. Mgmt again, in all of their wisdom, decide against gating the steps.

7. Ever have an unhinged person break the glass window on the front door, and kick in every single door on the bottom floor? Yep that happened. He made his way to the top floor and he’s lucky he didn’t come into our apartment because we are armed and he would have had a terrible headache for .001 seconds.
But in the wisdom of MGMT, did they replace the door with something more sturdy? No, they just replaced the glass…and again refuse to gate the stairs leading to the door.

8. Bottom floor gets cockroaches. Occasionally mice.

9. It’s downtown San Jose. So it’s boring AF. But this isn’t a mark against the apartment, just thought I’d state it.

10. There is zero airflow in the apartment. Summer becomes stagnant. The one main window in the living room hardly opens.

Would I live here again?
Heck no. I’ve had nicer apartments in other cities that were objectively more run down, but at least had decent security and allowed AC. And didn’t have no lives in this boring dump of a city cosplaying Tokyo drift in the parking garage.

The place is nice and the manger is wonderful, but they have a horrible serious cockroach problem. They keep saying the “spray” for them But those little suckers are everywhere. I’m feeling robbed for how much I pay in rent and keep my place clean for how many cockroaches I keep finding in my apartment. Shoddy craftsmanship and not finishing fixing holes that they made behind the counter is leading to cockroaches getting into my apartment . Great location nice staff infested with roaches.

Great place to live for SJSU students. Super nice manager. My best friend and I lived here for a year and it was amazing. Right across the street from SJSU and walking distance from bars and restaurants. Anytime something was wrong (shower drain clogged) we would call Lee and he would send someone over to fix it within less that 24 hours! Highly recommend!

Terrible place, especially with regard to security I was robbed, when I got home from work there was a homeless person inside my unit robbing me and making a mess of everything, Mrs. Tiffany, the manager, simply did nothing to improve the security of the place! Every day several homeless picking up trash, stealing units, and the worst the owners of the place do nothing to provide security to the tenants

After seeing multiple properties with ads stating "Leasing by Westwood Properties" I contacted them with inquiries regarding availabilities.
Only to be informed there was only one property with one unit available.
Extremely overpriced.
