Stay far away from any neighborhood managed by this company. For months we’ve been asking for street sweepers to clean up the disgusting mess all over the roads. There are nails, broken glass, and shards of metal. Children are being hurt and this company doesn’t care. We have been missing several street signs, and a stop sign for MONTHS with never ending “it’s been ordered” responses and no results. Sidewalks with profanity. We pay this company as our “HOA” but not a single resident sits on a board, because we have no board. They will not let residents vote or change any of the covenants but they’re allowed to change rules as they please. They point the finger at the builder, and the builder points it back at them and residents are left with scraps. Stevie does nothing but drive around photographing houses, and sending nasty grams but can’t respond to any resident emails.

Do not go with this company to rent. We rented from them and that was our mistake. Our work orders never were really fixed. Stephanie Jones the leasing "manager" told us that she thought we were the ones causing the damage being that it was only me and my partner. Not to mention the contractors they would have come out to do the work said that the damages were from years of miss use and not being taken care of. We had a cock roach problem from day one. We are very clean people there is no way we caused that. When we moved in, we saw cockroaches the first day there. We had mold from day one that has now caused me to have asthma, and I was constantly getting sick. Asked them to take care of that never did. Septic tank was over full the plumbers said it needed to be emptied and when the septic guy's cam they said it hadn't been pumped in what the septic guys said at least 6 years. The landlord didn't want to pump it until it was backing up into our house. Sure, enough a week went by, and we woke up with it in our shower, and into our toilets. After he finally pumped it. About a month later it was completely full again. Septic guy came out and said that either there was a leak, or the drain field had been compromised. Plumbers came out there was no leak all they found was mold ALL over both toilets under it. So that left the other problem that the drain field was compromised. Well, the owner decided to build the driveway over the drain field, but he won't ever fix that even though the health department said to.
Back to Stephanie. We asked for a small discount on our rate as we couldn't use our bathroom shower anymore because the tile was cracked on the seat and leaked into our bedroom causing ONCE AGAIN MOLD to be under the carpet and make me sick. Stephanie told my partner to "wrangle your wife up " and we have on recording her telling us that "she doesn't know what antics I was up to but that if we are struggling to pay rent that needs to be something you guys figure out" Stephanie also mentioned multiple times that we could just move out or they can submit an eviction to get us out if we were miserable. We put in a notice to move out gave them 30 days spoke to Aaron the owner and he said we were fine to do so we broke our lease with my partners deployment orders as I was supposed to move back home while he was gone.
Few days later December 9th Stephanie texts us that we are being evicted and that they are filing. We asked MULTIPLE times on what ground because we already gave notice and everything. She never had a response. Come to the court date and she said "oh we need it dismissed they already moved out".... like we said we were weird right?
Stephanie is constantly racists not to mention. We have a neighbor there who is related to her that would be taking pictures of the inside of our house and of us because she asked him to.
Talk about invasion of privacy. Oh, and funny thing is that now we are out guess who lives there. HER RELATIVE.

Was hands down the best home buying experience ive ever had out of the 5 home Ive bought.
If I could give 6 stars i would.

I bought in 2022 and wasn't told my home was on a homestead. As a result May 2024 an $370 extra was added to my mortgage to make up for a escrow shortage. My mortgage jumped to 2108. To future home buyers beware and ask about the homestead to be better prepared. I'm now facing a higher mortgage I thankfully can afford but it was still an unexpected surprise .

I had the pleasure in working with Stephanie and hands down the best property manager. She is patient, professional, and always kept me in the loop. My husband and I had to move and decided to rent our home. Stephanie made sure to communicate with me, but made sure that my nerves were at ease throughout the process. She treated my home as her own and I am so happy to have her as my property manager. Thank you for everything!

Amber Goutrie is hands down the absolute best Realtor ever. We first made contact in March of 2023 and closed on our home in December 2023 after viewing and submitting offers on quite a few homes. She's professional. Super friendly. Paid attention to details that were important to my family and I and our price range. Just an overall amazing experience. I'd recommend her one hundred times over. Love her so much.

I rented a property in Allenhurst for 2 years. I was never late on my rent and always kept the house taken care of or let the property management company know of anything wrong. I had inspectors come into my house unannounced more than once. They won’t let you know they are coming. I moved out and fixed anything that I may have caused. They also charged me a pet fee for a pet I didn’t have based on a neighbor seeing an animal outside. There are loose animals on the property all the time and I was charged for those animals. They never fixed a leaking roof issue even though I called more than once for it. They charged me $275 to mow the yard. They charged me $275 for house cleaning even though a receipt was given. Now they are stating the house was flee infested even though the house was bombed twice before I left to kill anything that might have been in there. I never once had an animal inside. The front desk staff are extremely rude and don’t care what you have to say anytime you call. 100% recommend to never rent from this place! I also told them about water pressure issues and plumbing issues and they were never fixed. I’d put in a work order and it was “fixed” and closed out two days later even though no one came out. The front porch ceiling was caving in, I reported that, nothing was done. The house was absolutely disgusting when I moved in and I left it cleaner than when I moved in. House was covered in moss and spider webs and I left it power washed outside under the carport and front porch.
