My family and I have lived in the community for going on over 4 yrs!! One of the things I don’t quite understand is that since day one we were told and it’s stated in the community rules that every dog has to be on a leash ! Not a lead that goes in a ground but a leash that a human person has control over ! So why is it that I see alot of residents that let there dogs out without leashes! Run around peoples property! Cause the front office said that they didn’t need to have leashes on the dogs! Why are the rules different for certain residents and not everyone! Thought this was a state law in Georgia! That they’re are penalties for this! The rules here are constantly changing and nothing is being enforced makes u not want to live here! We have been through so many managers but nothing is being managed right! Rules are not being enforced ! Also we have neighbors that live right across the street from us that have a chauaua and two other dogs that are constantly hanging out outside because there owners let them for hours ! Thy are on leads that are attached to the back porch! What I don’t understand is how the so called management doesn’t see this crap! When they supposedly are riding around on those go carts ! But this crap they don’t want to see! But all they send emails about is the lawns being forced mowed! When there is so much more being ignored! All this stuff is in the rules For this community! Not to mention the signs in the office lawn about rent being late that’s all that cared about! It’s in the rules and regulations that dogs need to be on a leash and not kept outside on leads ! U can’t even go outside with ur dogs cause all it causes is the dogs to try and fight with each other! Something else I have noticed! If u have a neighbor that is having stereo blasting and blaring I don’t care if it 3:00 in the afternoon or 6:00 in the afternoon! If it’s disturbing the neighbors in their homes it shouldn’t matter of the time ! But the front office won’t take care of it they want u to call the after hours# or call the cops!! Somehow that doesn’t seem quite right! They should be giving out violations for disturbing the peace!! We shouldn’t have to wait till 10:00 at night for peace and quiet! These are supposed to be the rules and guidelines of this community and they don’t enforce them!!! I don’t care what time of day it is noise pollution! A lot of people can’t take that constant pounding, blasting, blaring! Sound! Also if fireworks are banned on the property in the community then why do u see and hear them going off right next to ur trailer s! That also doesn’t make much sense and the front office won’t do anything about it!! Considering they are supposed to be banned, u would think they’d want to stop all this crap from going on! Start writing violations! Because it in there own rules that they don’t enforce! Most of us don’t set the fireworks off have to put up with all this crap!!! For hours! That doesn’t seem fair!!!! When it’s really bad like on the 4th of July and new year!!! It feels like a war zone!! The ground literally shakes! It is literally 5 hours straight of absolute noise ! Blaring, pounding!!! Another thing I have seen is that people who don’t even live on this property are walking there dogs across the gates that are locked walking there dogs on private property! This is during the day also when the office is open! But they don’t want to see this! During the summer why do u have kids and adults that don’t even live on this property swimming in our pool! That is supposed to be for the residents that live and are paying rent or own their properties to swim in that pool! I can’t tell u how many people I have e seen come across that closed gate to swim in the residential pool! WTH!!! But if they would put cameras up where they should be they would see a lot of what is going on!!! What I think is really funny is when u do report things to front office they act like they could care less! Unless it’s important to them!!!!!!!!!

I stayed here with my parents and ended up leaving due to personal reasons. My parents got evicted and I received a letter saying we owe them almost $5000 in damages to the property that simply are not there.
I don’t get where they charge the previous tenant for things that would be done in between tenants anyways I.e., painting and doing the carpets. But want to charge $200 PER ROOM for paint and almost $700 to replace the carpet? I’m getting charged for a utility door that was never in the trailer to begin with. Getting charged for ā€œdamageā€ to the bath tub when it was the paint they used to paint over the plastic peeling off and that happened within the first month I lived there. I had multiple hold key inspections as well and nothing was ever mentioned to us about anything and now we get the letter for an insane amount of damages. Not to mention the electric bill was over $300 a month there and when we said something about half of our house not cooling nothing was ever done about it. Overall, I wouldn’t recommend living in a place like this.
They also love to come up with new charges all the time for the most random things. I never paid the same amount for rent each month. They would never take extra to pay ahead for rent And only accepted one way of making payments bc their portal never worked.
They also charge $150 -$250 to force mow the yard that doesn’t take more than 5 minutes to do so.
The office never answered phone calls and was never in the office but was quick to slap notes on the doors of your house.
The rules of the park only applied to the people they deemed necessary.

This place is a SCAM! I'm a disabled veteran that uses a cane to get around and when I moved in there was broken glass on the back porch that the maintenance said they would take care of I had to clean it up. I left the mobile better than I found it when I moved out. I had the landscape done monthly by the neighbors and the inside was spotless. I received a letter from them trying to charge me over $4500 for the upgrade they did by putting in new porches and light bulbs stuff they should of done but not charge me for it. I have pictures of when I moved out and them trying to charge me for their updates is criminal. They had wood porches when I lived there and after I left they put in metal porches. Who can help me look into there false claims of trying to charge me for their upgrades? Lawyers, news stations?
