Been in real estate for a while now and have dealt with plenty of property managers, so I know a good one when I see it. Ty was awesome to work with—super responsive, easy to talk to, and really on top of things. Everything just felt smooth, from move-in to any fixes or issues that came up. You can tell he actually cares, which honestly makes a big difference. Definitely one of the better experiences I’ve had.

I've had the good fortune of staying at two of V & L Properties now, and I can't say enough about my experience. The buildings are clean and well-maintained, automated monthly payments were a huge step up in convenience for me, and service requests through the app made any repairs quick and efficient! The staff is friendly and courteous. Highly recommend!

A great place to live. I lived here for 2.8 years and had no issues. There is a coined laundry room on the premises which sucks because it should be a free washer and dryer, but other than that, great company and staff.

This property management company is essentially useless, there is never any knowledgeable person in the office and their sense of urgency for maintenance is not there. I have had hardly any issues with my apartment thankfully but every time I have to interact with property management it is unpleasant.

My experience with this property management company has been frustrating due to poor communication and inconsistency during the application process. I followed up for several days via phone and email about a unit, and my roommate and I even showed up in person to their office, only to be told I needed an appointment. Any questions about the application were directed to the General Manager Ty London, but despite my repeated requests, I never had the chance to speak with him.

After following up the next week, I was told there were already applications submitted, including one that had been approved, and to check back the next day for availability. When I called the office again to clarify, I was told they had seen my initial inquiry but didn’t respond because my email was 'too long,' and the general manager doesn’t check his email often, especially longer ones. I hope that they improve this in the future especially since they do have great units.

Stay away. They will collect application fees without the intent to process your application. They also leave the application up for at least a week after they have an approved application so more unknowing people can apply to unavailable apartments.

Their onsite property manager told me my move in date would be ok and told me to apply online.

I called the office after submitting my application and surprise, couldn't get a hold of the person as the person who reviews applications wasn't in. When I finally got a hold of someone I was told my move in date wouldn't work and that someone else had applied too. I would have completely understood but they took my application fee anyways. They never processed my application (checked my credit, etc). Most reputable property management companies do not process your application fee unless they have an intent to actually you know... process it. Truth is, I don't even know if the apartment was even available by the time they encouraged me to apply.

I've been living in a V&L property for 4 years now. I think we've been good tenants - no issues with rent or repairs. About 9 days ago our refrigerator started giving us problems to the point that we couldn't keep any food in our fridge. A repairman came 5 days later, said he needed a certain part, and did not let us know when to expect it to be fixed. We're at day 9 now without basic refrigeration. We have thrown out hundreds of dollars of food - and the management is completely apathetic. We're starting to look elsewhere for housing.

Poor communication when attempting the application process. I was specifically in touch with their management at 1451 Armacost Ave. who spoke to me rudely, cut me off mid sentence when asking questions and told me she would call me back regarding questions I had but then never did. After my experience with the communication and general lack of professionalism when just attempting to apply, I wouldn’t want to live somewhere with this management company anyway.
