What an effortless experience dealing with Urbina Property Management! They have all been excellent in communication, making a sudden move much easier. They went above and beyond during the holidays to accommodate our move in date and we feel they actually care about our needs.
Supporting a small woman owned business makes us feel confident we made the right house choice. They're thorough, on top of things that needed to be handled without asking.
Highly highly recommend Urbina as a renter and absolutely would trust them to represent us if we owned a home to manage.
I read past negative reviews that made no sense at all after meeting with Kristen. Our experiences and interactions this far have been awesome.

This property manager is complete trash. They were about to have me leave work early to see a property I was looking to rent because they are afraid of the dark and have not updated to the standard key lock boxes. Then last minute canceled the appointment because they rented out the home. So they were fully willing to be wasting my time and money even though they had an applicant about to sign.

Urbina Property Management took over the apartments I formerly lived in last February (2023). They took a small apartment complex in downtown Cotati from being a very nice community to live in to a nightmare.

I understand they are just the management and the owners change the rent and other charges...but as soon as they took over the rent was raised. We had to start paying for water and garbage when our lease (signed with the previous owner) says it is included in the rent. Every day there was a new 3-day notice on someone, if not everyone's door.

This a lower-income community with no money to spare and the threatening tactics utilized by Urbina Property Management caused me and all my neighbors to live in a constant state of stress and fear of being evicted.

I finally gave up and moved out this February and just got a bill for $2800 from them where they conveniently forgot my $2000 deposit I have on my unit, also they said they would prorate the days I stayed after my formal move-out date. I do admit I stayed a few weeks longer than the notice I gave but one of the reasons was my boyfriend unexpectedly DIED in the unit one day as we were moving and they had little to no sympathy for that either.

When I left there were 3 units empty in my (6 unit) building 2 units in the building across the courtyard and at least 1 if not more in the 8 units behind us. And every single one of the people living in these apartments left because of how unpleasant and stressful our formally happy community had become.

I have seen in other online ratings that Urbina Property Management has a very good reputation and I guess for a building OWNER they probably seem great. Get results. But for a person leasing/renting they can be underhanded and heartless.

I've been a tenant at one of Urbina's rentals for a year now, and it's easily been the best experience I've had with a property management company! Kristin and her assistant Mistie are incredibly kind and always ready to help out. All maintenance requests are dealt with very promptly (more often than not, same-day!) and the contractors they use for maintenance and landscaping work are phenomenal as well. I have no complaints and would highly recommend renting from Urbina!

I'm only giving 4 Stars because after an appt., to view a listing... It was canceled {via Urbina Pty. Mngt.} & I'd taken off work early to fulfill that appt.
Misty was very helpful in the ability to view online @ potential homes/listings.

3bed 1.5bath listed at $2,900 a month but wanted 7 years rental history. No wonder there's a housing crisis - big business realtors buy houses up, list them at ridiculous prices, and expect people to give rental history? They make it impossible for young people to rent. Y'all need to be outlawed.
