We were in one of their properties for about two years. Had a few issues arise. Stove top had a few inoperable burners. Bathroom faucet had a leak. Landscaping weed block was failing and weeds were too bare to take care of for a tenant.

Lyn from Trans capital uses Angie List "Handy men" to repair their work. Stove never got fixed. TV installer couldn't install it. Leaky faucet was redone poorly. And landscape was never addressed.

The worst part was the move out process. During our walk through inspection. Lyn informed me not to worry about painting all the holes I filled in and sanded on the wall due to picture frames. We had glow in dark stars on the ceiling she also informed me to not take off that I planned on removing. Lyn then proceeded to charge me the painting and removal of the stars.

Seems like a bait and switch or find anyway to not get our deposit back. I got charged for the landscape I told her in advanced to help clean up. I even offered to pay for half at the time. No solution was done. Reminded her about it multiple times, but nothing was done. Seems like a scam artist way of doing things.

Trading the money she saved from my deposit for this one star review.

I was having an issue with another property management company that was not TransCapital. One of TransCapital's current employees was still incorrectly listed as an employee on the other property management website. When I found her contact information to reach out for help, she assisted me even though she no longer worked for the other company. She went above and beyond, outside her scope of responsibilities, and by doing so, resolved the primary issue.

If you ever have an opportunity to have these amazing folks as your property managers, do it. They clearly care both about the tenants and the property owners. Scratch that, they care about everyone, as they helped me, a complete stranger. working with another company.

Scam company. Impossible to deal with. So many requirements and when you meet all requirements for a rental they make up new signing requirements verbally on the spot. They are collecting rental application fees with no intentions of renting a property out.
Look at how long their properties sit on the market and how many applications or contacts to their company. SCAM

They 100% deviate from application requirements listed. What their requirements were listed on their website v.s. What the qualifications are applying using their system differ. Then after you’ve regathered additional information that wasn’t specified before the process and apply you’re automatically denied due to another reason not specified on the website or during the application process. THEN When you call them and explain that was never mentioned on the application they will tell you “sorry it’s our policy” whoever replied is trying to save face. I’m 100% reporting them to the Sacramento housing department. We have fair housing rights against practices like this.

After trying to manage our own properties (from out of town with difficulty) we found Lyn Ivans in 2008, now owner of TransCapital Property Management. Lyn manages 10 rental properties for us. She offers wrap-around services including buying and selling properties, arranging remodeling and landscaping with proven contractors, finding top-notched tenants and quickly handing all repairs within budget. Lyn is readily available by phone or text and is very responsive to any questions/concerns. She understands the Sacramento market and gives great advise. She manages properties of her own and views our business with the same care as she does her own. Having Lyn as our property manager is the reason we are landlords. We want our tenants to receive top care from our manager and Lyn delivers!

While some Property Managers only take a few pictures of the interior and exterior of a house, Lyn took it to the next level by provide detailed videos of the properties she manage.
