Terrible management company. My partner deals with a guy named Mike. He’s absolutely the worst property manager I’ve ever experienced. She has a whole binder on the mountain of issues that take weeks or months to fix. Left with no heat throughout Christmas for weeks. Left without running water for 33 days and knew the well pump pressure tank was cooked during the sell of the home according to the plumbers pic attached to show you what the let the animals and humans on the property consume, refused to remove multiple massive trees that fell on her property's and are a danger to our horses. So much more… And this is not a crappy place this lease is well over 3k per month and she has zero support from Mike and town and country. Speaking with an attorney to handle this matter

If this company is managing the property please save yourself the stress and disappointment of working with this company. I am living in one of their communities that has a MONTHLY HOA fee. Despite the fact that they bill monthly, we have a raggedy pool, no club house, and the HOA rules and regulations are not enforced. I would not have bought my home knowing that the rules and regulations would not be enforced and tenants are able to be a complete nuisance with no resolve. I’ll be listing my property for sale soon, I cannot live like this!!! Save yourself the trouble!!!

If you’re thinking about renting or buying a place managed by Town and Country, especially through the Simpsonville office, I’d seriously recommend reconsidering. Aside from collecting HOA dues, they don’t seem capable of much else. Communication is poor, the neighborhood is filled with trash, grass is cut 4 times a year, and they’re not exactly the most respectful to deal with. I really wish someone had warned me before I bought a home under their management.

Pretty worthless if you ask me. Pay $750/yearly & get nothing from them. No enforcement of rules, grass cutting in the common areas is maybe once every 2 months. Have changed their own rules about fencing in the neighborhood , so needless to say there is no consistency. Emails sent are mostly answered with " nothing to report at this time".

Absolutely horrible communication, lack of professionalism, and disregard for our community. They take our money, charge us maintenance fees for the pool that doesn’t even exist, and all they do with $675 yearly fee is cut the community grass area once a quarter. The most useless HOA I’ve ever seen. Any time we ask for an update or for matters to be taken care of, we are either ignored or get an email within 5 minutes saying they have no information to share.

If I could give 0 stars I would 10/10 never recommend this property “. management “ company ever. Never pay them a dime. You’ll end up like me , your car will be towed for no reason and they won’t respond to your text asking why they put a “ unauthorized Parking “ sticker on your car. They’ll then tell you that they have a reason but 3 different managers will give you 4 different reasons. None of which are true or valid. Oh and when they realize they messed up they’ll only pay for it to be released but won’t do anything else except say “ sure it’s an inconvenience but we paid the release fee “ - regional manager , if we should even call them managers. They don’t know what the heck the definition of manager is here. And then say it’s made whole after your car sits in an impound lot for a week and no one at this company can tell you why. It’s a bunch of idiots running this company and it shows. Just look at other reviews. Oh yeah and the HOA board. Bunch of retards that just are power hungry and wanna make up a bunch of fees and rules just because they can. Again never pay these scums a dime nor deal with them. They lucky I’m in a 12 month lease cause they’d have lost my business the minute they get all pissy when something is an inconvenience to them.

Steer clear of any property managed by this association. Of course they have rules like any HOA, but they do not even honor their end of an HOA agreement. There are here to collect money with little regard to residents.
