Wish I could put a zero after all of the frustration my roommates and I have endured from dealing with the incompetency of this company. Do not submit a work order to this company. Hell, just prepare to do all maintenance yourself.

Just this past week, I folded and visited in person to remind the company about a washing machine issue which we had been dealing with for the better of a month. After a few calls and visits Top Notch finally orders a new DRYER for our house...

I have never felt that the term “slum lord” so accurately described anybody as these people. They are horrible at communication, and I’ve been dealing with the same requests for 5 months now and there’s still exposed wiring on both of my ceiling fans. The place wasn’t cleaned before move in - painters left trash, holes in the wall, nails on the floor, and the last tenant left food in the fridge and freezer. They never inspected. The dryer still barely works. They “fixed” my toilets except they still leak. They’re nice to your face but then won’t do anything they promise. I would be embarrassed to be this bad at my job.

Overall, my living experience with top notch was pretty good. I lived in Tillman place and signed an “as is” agreement. Luckily the previous tenants left it clean. The rest of my time was uneventful. Maintenance was helpful.

However, when I moved out they charge me for things I didn’t do and had reported when I moved in. KEEP ALL DOCUMENTATION OF EMAILS AND PICTURES to have proof you didn’t cause damage. They will charge for things you didn’t do if you don’t have proof and documentation. It took months since I moved out to receive my full refund. Shoutout Tracy Cansler, the bookkeeper, for being so kind, apologetic, and helpful to ensure I got my refund.

The absolute definition of Collegetown slumlords. Really haven't had any issues with them up until this point. Used to be with Tiger properties and they were Miles better than this garbage company. First of all you literally will have to threaten legal action for them to do any maintenance work. It took them five months to repair broken boards on my porch. Keep in mind I'm on the second floor so this could have caused significant injury if someone were to fall through. Secondly, trying to pay your rent through their 1995 system is a hassle. It doesn't save any of your card info And now me and my girlfriend have had to try three different payment methods, but the system kept saying that the payment was declined due to non-existing account. Well, I know it exists. I'm looking at it. So then they tell you to pay by money order. Just more of an inconvenience because they can't get their systems to function properly. At least when I was with Tiger properties you could pay using their app and it took two seconds.

I have been with top notch over 4 years same unit and all they are very nice and kind people I have been late with rent and they are very understanding when hard times come up I love this company and the people. I will continue to stay here as long as I can. They aren’t people to just throw you out for being late that’s why I love this company they are compassionate

This is hands down the worst realty company on the planet. We call to report a problem (closet full of mold, stove top not turning off, broken microwave, security deposit not refunded, etc) and they say they'll check on it and never do. And getting them to pick up the phone or have someone in the office is a miracle in the first place.

Don't rent from them if you don't have to. Will not communicate or fix anything. Upon move in there was trash all over the apartment and we had to clean it. The ceiling was falling in; after 4x times showing up on their doorstep, it was repaired. Deck was so bad the students didn't go out for fear they would fall through it. Was not fixed until after moveout. Upon move out, they kept the security deposit for light bulbs and trash that was not there! No cost breakdown of why they kept the deposit. Great location but the building is in poor shape.

Apartment has flooded for the second time since we have been here. After jumping through many hurdles to have the carpet removed and floor replaced, this storm brought inches of water into our apartment. We report the incident like responsible renters should. What is the point of an after hour emergency maintenance number if they can't at the very least return your call and work something out? We spent money to buy a wet vacuum to clean up all the water by ourselves and then clean diligently as possible. Mold will continue to grow, we are out our furniture because it has been water damaged twice now, and Top Notch formerly Carolina Foothills doesn't give a damn as long as they get their rent payment! STAY FAR AWAY. 3 YEARS OF BULLSHIT and I'm done!
