Someone was sent out several days after submitting the maintenance request; then they had to get approval before coming back to do the work. They came back and installed a new garage door opener, but 2 days later my car was stuck in the garage again with an error code reading excessive force detected on the wall opener display. After submitting another maintenance request, the garage door company called back and said the spring above the garage door most likely has broken, but they can’t come out to service it because Hignell never paid for them for installing the garage door opener, claiming that they never approved the work. Now I’m stuck with my garage door not working in the rain. Not only am I disabled, but my infant granddaughter is visiting for the holidays as well; a huge inconvenience to say the least.
The garage door company that came out was extremely professional, and everyone I’ve ever met at the property management company has been extremely nice and considerate; which makes it confusing that Hignell didn’t pay the subcontractor & that it took so long for them to come back out to resolve the issue. The people they send out can be hit or miss, but the time it takes to address issues I would consider to be unacceptable. I have been without a functioning garage door for over a week. My back is soar from opening it manually, and now I need a second person to literally hold the door open as I enter and exit the garage.

Be very aware, these folks are absolutely terrible. The fact that I’m talking the time out of my day to leave this review, when I’m not even the tenant should say enough….but I’m gonna say more anyways.

My family member has been living in one of their houses for over a year and since the beginning, it’s been a circus. Upon move in the owner had given out her phone number incase there were any issues. This was a signal of hope…..she never answers….EVER.

My niece has been scolded by faulty shower valve, even tho they were told a month prior there was an issue. There was a leak on the refrigerator water line which they tried to fix but ended up causing the gas line to the stove to leak (due to hiring “handy men” and not professionals). Every gate valve on the outside leaked, the irrigation system is not functional.

The transition from carpet in the living room to the kitchen would rip your foot open if you didn’t have shoes on….they sent someone to fix it and they put in a metal transition to cover it. They used many different fasteners only to realize it was going into concrete. Two days later they came back and installed another metal transition (that was too short) with concrete anchors that are sticking up 1/2” above the floor….these also rip your feet open if you do not wear shoes.

The door handle fell off the back garage door, the dead bolt on the front door wouldn’t work, the front door handle was stuck and you couldn’t open the door from the inside. This request was put in on Feb 20th and in April, when they still hadn’t repaired it, we had to fix it ourselves. If there had been a fire in the house during that time, no one could have gotten out easily. They were made aware of this potential danger during the two months and did nothing.

They have charged my family for things that were issues long before they moved in. My family is extremely responsible, clean and dependable. When they moved into this place the house was a disaster. We had to get it cleaned, fix a bunch of stuff and install fixtures just to make it livable. I have attached a few before and after photos for reference to show how my family has turned this place around compared to when they moved in. They now have a place that is inviting and has curb appeal yet the property manager or the owner, still do not help or respond to things. They still haven’t fixed the transition!

I have never left a review and probably never will again, my family doesn’t even know I’m writing this. I just hope this prevents one person from having to deal with this unethical business.

Do not rent from these people, you’d be better off homeless. That’s saying something folks.

Best property management in town. Best experience I’ve had as a renter. Maintenance requests were fulfilled in a timely matter, good communication, 10/10 recommend. My wife and I would have loved to continue renting with Hignell but there just was not any available units that fit our needs at this time.

Not the biggest deal in the world, but it was not in the contract that it would cost us extra money when we have to pay rent every month to make the transaction. A Paper option would be nice. Other than that we’ve had great experiences with this agency. Maintenance is quick!

Front desk seems confused and untrained. Everyone is just kinda rude and don’t seem to care too much besides the one girl (from the back left) that stepped up and helped me. App sucks, maintenance sucks. Not more than any other rental place, this is just the standard that we have to get used to now I guess. Sad.
Update: maintenance text me (couldn’t bother to call me on the phone and actually talk) I asked him what he’d be working on and approx how long it would take so I could plan work accordingly. He Never got back to me. Excellent follow through. Sad world we live in and you guys make it even worse. Everyone already knows how bad hignell is so I don’t even have to tell my friends not to use them

Maintenance requests take a long time and no regular landscape maintenance in the front. I've lived here 2 1/2 years and I think someone has come out and trimmed bushes and blown the leaves away twice, maybe 3 times tops.

They’re very good about when you have a problem getting it fixed right away, their handyman is amazing. He’s so sweet and he’s not intimidating in anyway he gets the job done. Does it right he’s a good guy.
