We inherited this property management company when we inherited the property. Unfortunately, we discovered that they have not been performing their duties for many years. And one of their assistant even told us that they have not made any visits to the property for years (contract calls for yearly visit).

We have suspected that they have some type of “relationship” with the current tenant. They did not report to us that the tenant was running an auto repair facility, a dune buggy track and a marijuana grow farm on the property. We only found out when we received a citation from the county!

Sutherland does not communicate at all. Everything is done through text or email and they sometimes do not reply for days. They never pick up the phone.

Do not under any circumstances hire them. You will regret it.

I have been renting through Sutherland property management for quite a few years. The first place I rented the owner decided to sell and the staff went above and beyond helping me get into another rental. They helped facilitate getting me into the place I am in now. They are professional and reliable. Quick turn around for call ins when my fridge died and also when my ac needed to be fixed. I would highly recommend using them. Thank you surherland!

Highly recommend Sutherland Property Management who has managed our property for 17 years. They have always been very professional, hard working, responsive and caring about our needs. They contact the right maintenance people to take care of any needed as well as emergency repairs which takes the stress off of us.

This is the worst property management company. They are so unorganized and rude. One month they lost my rent check and started threatening eviction even know i had never been late in 6 years then called to let me know they had miss placed it. They had a contractor out to work on some damage and removed all sheetrock and insulation from our hall bathroom and left it like that for 8 months. I finally had to put sheetrock and insulation up and when i moved out they tried to charge for painting it. They sent their plumber out due to a plumbing issue and they said the septic needed to be pumped at my expense but when i hired a plumber to come out they found the pipes were cracked. Southerland tried to charge us for the so called plumber coming out and the real plumber. They are so fixated on getting money from you they have no concern with the quality of work or rentals they have. If you are a property owner or renter you should not use this company. When we had the master bath shower valves leaking. They were custom knobs on custom wood. After it leaking for 3 months they finally sent a handyman out and he put FRP board over the custom wood shower and a generic knob. This is the kind of patches they do to your property causing more damage. So many more stories like this over the years. It would be best to stay away.

I have used Sutherland Prop Mgmt for my property business for over three years. They are attentive to owner needs, they excel in getting problems resolved, and as a business model I share with them, they help the tenants enjoy a high quality of life while living in my properties.

I would highly recommend them for all your property management needs whether your an owner looking for above average representation, or your looking for a high quality property to rent.

If I could give this company zero stars I would. They are so unorganized and have no idea what they are doing. They let the landlords violate your privacy rights, and violate the lease without any consequences. This property management company violates California renters law, and have you sign leases that are invalid because they have illegal clauses. If you want somewhere safe to live, with your privacy intact don't hire this company or move into any property they are managing because you will leave feeling violated and exhausted from fighting for your rights. This company is a disgrace to all property management companies. If you enjoy your safety and privacy look for a different company because this company will take your rights and freedom away. They are unorganized and their office is filthy, as are the people inside. They let single women move into places they know they will be harassed, and stalked without any warning, just so they can get paid and once the women start to feel unsafe they will not do anything to help them. If you want to be treated as a human being don't pick this company. Any review on here over two stars, I'm sure was payed to put them up. Don’t ever rent from this company if you value privacy and your rights because you won’t get any of it. They will let the landlord harass you and retaliate against you, if you try to speak up. They are truly this worst company out there, they should be ashamed of themselves!

I was searching for a rental and spoke with Alison. She was helpful in explaining the process, which would be to apply with a $40 application fee and they would potentially connect me with a home I would qualify for. About a week later, learned about a property that would be available soon, so I applied and submitted a $40 application fee. I have not had any contact in over a week about my application. Just a credit report emailed. Be cautious when applying with them, they may just take your$40 and never hear from them again.
