From our first tour of Station Row in February until our move-in in April, my wife and I have been incredibly impressed with all aspects of the property and the professionalism/attentiveness of the staff.

We’ve moved up and down the east coast and Station Row checks more blocks (location, apt. layout, price/value, etc.) than any other location we’ve decided to call home. The leasing, management, and maintenance teams are also TOP-NOTCH, especially when compared with those of similar luxury apartment complexes. Most notably, our leasing professional, Cheri, has been a wealth of detailed information and incredibly accommodating since our first meeting. Manny from the maintenance team also went out of his way to assist during move-in day, going well above and beyond our expectations.

After touring/exploring 10+ locations in Providence, we’re confident that we made the right choice. In our experience, many comparable residences advertise as “luxury” rentals, but Station Row truly lives up to this description.

Dear StationRow,

I am frustrated and very disappointment with how reserved parking is being handled. One unauthorized car has been parked in my reserved spot for three days now. I paid a significant amount to secure these spaces for my vehicles, yet the lack of enforcement makes this amenity feel like a complete waste.

I sent an email about this issue, and while I understand that Sunday emails may not receive a response, I also spoke directly to security. I was told they would place a ticket on the vehicle to notify the owner, but nothing has been done.

If the reserved parking policy is so lenient that residents face no consequences for violating it, it feels pointless to pay extra for this service. Should I then assume it’s acceptable for me to park in other paid reserved spots without penalty? This issue is not an isolated incident but has happened multiple times. We have been here for many months and even though they threaten towing all the time that we’ve never seen a single tow truck even once tow car. So basically it’s free parking for anyone and everyone

This lack of action and enforcement is unacceptable and makes me feel that this amenity is a rip-off. If this is the level of service I can expect, I will certainly not recommend this complex—particularly for those considering reserved parking.

I request immediate action to resolve this issue and to see consistent enforcement of the reserved parking policy going forward. Please let me know how you plan to address this problem.

Very clear building and caring responsive leasing office team!
The office team is quick to listen about any issues and quickly take action to make something better or correct.
The building gets daily housekeeping so it's always spotlessly clean including ALL the common areas and gym.
Would recommend this place to friends family and would rent again if ever in Providence again.

Lived here nearly 2 years…the quality has really gone down in that time…from the curious smell in the lobby (comes and goes) to the thin walls (but the elevator seems to finally be fixed), the trash valet companies, inconsistent office hours, and max lease renewal increases from contract to contact, this is not the place. The convenient location doesn’t make up for it. The rents are too high for this. It’s disappointing and tough, given the difficulty of finding rental housing in the city that makes sense for your situation—families, singles alike.

I have been here almost 2 years. The leasing team and management downstairs are wonderful. They have an open door policy and are always helpful. Complaints about being towed away are true, but that is because people park in a tow away zone and in a fire zone. Not only is that illegal, it is dangeours should there be a fire - it is a city ordinance with ticket fines and towing. Got to follow the rules. I use the gym, its not a spa, but it meets the daily needs. Trash pick is a luxury - out it in the hallway after 5pm and 5 days a week it is picked up for you. The package delivery system works for me, and I have never had a package lost or stolen. I face the train tracks and state house and have got used to sounds. Doesn't seem to bother me - I think I got used to it. The parking is fantastic, and the building is safe with a concierge at evenings and nights who is able to handle things. The maintenance staff are a gem. Competent and talented. Providence has a shortage of nice apartment's, as such, prices are going to go up - simple economics 101 -supply and demand.

Lived here for two years and my conclusions are thus:

The good:

- Location: 3 minute walk to the train station, 5 minutes to Providence Place Mall, I-95 is two turns away
- New-ish building: excellent insulation, decent amenities, in-unit laundry, little to no insect or rodent life.
- Indoor garage: can’t put a price on not having to shovel out on snow days.
- Maintenance team: world-class, incredible response time. 10/10 would recommend.

The bad:

- Pricing: severely overpriced by my reckoning (>>$2400/month for a 1b1ba) with annual rent hikes, though sadly more or less in line with other new apartments in the area. Zero utilities included. Expect to spend >$100/mo on gas + electric, $80/mo on Internet, $30/mo water/sewer, $25/mo trash disposal, and $150/mo for parking (not reserved).
- Management: unclear whether anyone in charge knows or cares what is going on in this establishment. Shorter office hours than your average university professor and response to calls/emails is slow when it happens. Little to no enforcement of garage parking (e.g. people without permits taking up spaces for months on end to the point where there are no spots available if you come home late at night). Package delivery is a nightmare (see ‘unnecessary perks’ below).
- Cut corners: unit construction is reminiscent of a freshly flipped house. Toilets are water-saving to an extreme fault (despite tenants footing the water bill) and not adjustable so it’s a coin toss on whether TP makes it down on the first flush. Soundproofing of walls, ceilings, and doors is entirely nonexistent; someone chatting in the hallway may as well be talking in your ear. The upstairs neighbor fumbling their keys or walking around is enough to wake you up and physically rattle your ceiling. I had the distinct misfortune of being downstairs neighbor to someone whose favorite pastime was, judging by the sound, rearranging furniture at 3 AM. At one point, said furniture landed heavily enough to physically knock the glass cover of my kitchen light out of its housing to shatter on the floor. Maintenance was incredible in helping clean up the glass and replacing the cover; by contrast, management was less than keen to address the underlying issue.

The ugly:

- Unnecessary perks: the ‘package room’, touted as the bleeding edge of mail-delivery ingenuity, causes ten problems for every one that it solves. Sized for a much smaller apartment complex so is consistently at capacity, and quite likely annoying for couriers to access. This results in the vast majority of delivered packages being unceremoniously left in haphazard piles in the lobby. Nothing says innovation like rooting through your neighbor’s boxes while squatting in the walkway in the hope of finding your Amazon order in a sea of cardboard and bubble wrap. $25/mo for the luxury of being able to leave your trash outside your door where it will inevitably stink up the hallway for hours.
- Immediate milieu: full-on active railway on one side of the building, busy road (complete with 2 AM mufflerless engine-revvers) and nearby fire station on the other. Take your pick. The intersection immediately prior to arriving at the main entrance is a fairly risky blind one-sided stop sign where, because of RIPTA buses parked along the street, you cannot see the cross traffic. No designated guest parking and very little nearby street parking.
- Frequent outages: elevators are frequently out of service, whether due to reservations for moving or repairs. At one point, the main elevator was nonfunctional for over two weeks while awaiting a new part.

Couldn’t be worse
Trains are sooo loud and they will run sometimes until 4am. If you live on the other side there are super noisy flock of crows in winter that starts to make noise from 4am.

The management team won‘t tell you the building doesn’t have garbage room so you have to pay in addition to the rent for their trash removal service that only runs Sunday-Thursday . They will bill you extra 50 dollar everytime if you have your trash placed outside too late(after 6pm) and another 50 dollar for finding an empty bin(which they enforced to give you). Apparently, you can only place the trash in the the additional trash bin they give you and remove the bin immediately after pick up and keep it inside whenever you don’t have trash, otherwise extra 50 bucks per violation. Great job assuming everyone will return home at 6pm to deal with their fancy trash plan and excellent way to make additional payments.

The gym equipment is old and lacking maintance: some of the dumbbells are missing and several equipment are out of service.

Come if you are tolerant of noise and annoying community plans.

I have friends that have lived here for 2+ years because of college, and they've noticed a dramatic drops in service from the management. Some of them have even went out of their ways to give this complex a review.. I have been away from Providence for a year, and this place just towed my car for parking in one of the guest spots for a few hours. Regardless of "policies", they just towed my car right before a snow storm, and I drove 18 hours from home to visit friends..
