As a person who works in property management, I would highly not recommend any of there rentals. Maintenance staff is nice, but the office staff lacks communication. Once you apply, and put down a deposit they do NOT tell you it’s non refundable although you didn’t sign a lease… again, lack of communication. Consistently having to reach out to them an email, when they simply can put updates through the portal, they don’t lack laziness, and work ethic I’ll tell you that much. I’ve also worked in commercial Property management as well, communication is KEY to make your tenants want to stay for a longer period of time. I will definitely not be renewing my lease, which makes sense why they have so many vacant units… the only good thing is that the neighbors are in their own world, which I appreciate. Although they all smoke marijuana, doesn’t bother me since I’m from NYC where it’s legal. As long as they don’t bother me I’m okay! I just know other future tenants would probably not be okay with that. If you’re a client looking to rent your home, highly wouldn’t recommend. Your property value would more than likely decrease.

Horrible management company!!! Sherrie Clark and Sarah Kendall are BOTH unprofessional and disrespectful. They don't care about tenants, they lie for each other and will talk and treat you any kind of way. I have worked in the customer service field for years and would never respond to a client/customer the way they have. My apartment building was bought out and the new owner decided on new management which I am grateful of. Sherrie actually harassed me via text messages all because I complained about the lack of communication on THEIR END. They should not be in a position of management with the lack of professionalism they have. Please think twice and do research before hiring this company to manage for you.

Update from my previous review below!
Worst mistake EVER! Honestly don’t rent from them it’s terrible. So many problems since we moved here in May and we regret it instantly. We moved into a townhome in Pickens. So for short summary after Sherrie Clark delayed from giving us the apartment due to “renovations” the renovation was non-existent. Seems like it was more of a rush due to how dirty the floors was, carpets were never deep cleaned they were dirty and looked so old that it smell like cat pee. It also had a lot of pet hair that still shows up when I vacuum till this day. Walls seem like it was painted on some parts not all the walls only to cover holes and dirty walls I guess. You can just tell. Fridge was dirty, cabinets had dead roaches. We also found dead bedbugs and their feces on the corner of the baseboards. We also had water leaking and overflowing the tiles from the ceiling due to the AC which took them two months to get that fixed all together. After I reported the bedbug problem twice to Sarah Kendall we were blamed and she was being rude and said I’ll be paying for pest control after showing her evidence. Pest control came in and told her they didn’t find any after all those pictures I have sent her. I told her how my baby’s bassinet which was brand new became infested with bedbugs. Which caused her to have allergic reactions and she couldn’t care less. My toddler has been bitten as well. She also blamed us for it. It’s just terrible they don’t want to be responsible for anything. There is no inspection done before moving in. They’ll be giving you the apartment “as-is” even if the whole apartment is falling apart they just want your money they don’t care about your health or what you’ll be dealing with. Save your money. It cost us our children’s health and our mental health. Wish we would of listened to the reviews in the first place but the place was affordable. Thankfully there is a new management taking over but just don’t rent from them.

Paid $140 for an application for a Unit that was online, we got approved, and turns out that the unit is no longer available to anyone due to renovations. Got offered to tour other units but is poor in communicating. Sherrie Clark is making it stressful since she takes hours or days to reply back to my questions, sounding irritated. And don’t bother to email Sarah Kendall the property manager because she won’t reply either. I want a refund back. Don't waste your time renting with them. They just want your money.

Jennifer and her staff, Debra and Ben were awesome to work with. They kept our home rented with responsible renters with virtually zero down time. When there were maintenance issues (there is with all homes).....they always discussed my options for repairs. I felt informed at all times. Great communication. I would highly recommend them.

Absolute Property Services has managed our property for six years and their service and professionalism deserves an A+. I have been very satisfied with the tenants that they found and the screening process that they used. Jennifer and her staff are always very responsive in a timely manner. We had a great experience with Jennifer and her staff. They were very efficient, thorough and made sure we had a pleasant experience with our one year stay. The homeowners they managed for were wonderful as well. They met our needs during a difficult time in our lives. We appreciate everything the staff and owners did for us! Would definitely recommend them to our friends and family!
