Summer has managed my rental property for over 3 years. She is always on top of any random situations that arise. I've had a few maintenance problems, and she knows the right people to fix anything. Summer is honest and fair, not just with me but, with my tenants. She goes out of her way, like working on Christmas Eve, if needed. Summer has been a real estate agent for almost 20 years in Huntsville. She knows the Huntsville market, both, with buying new homes and rentals. Summer knows how to price your rental appropriately to get max return. You won't be sorry if you let Summer Shelkey mange your rental properties. It's a win!

When arriving in Huntsville after living up north I found SPM and called on rentals. Summer was very very helpful in finding me exactly what I wanted and needed for housing. She went beyond and above to make sure everything was perfect for our move in I did not have to worry about cleaning up after the previous tenant because it was very clean, carpets were shampooed appliances cleaned, etc.
When I’ve had maintenance issues she has acted promptly and got someone here with in the 48-72 hour window, which is great; most property owners or rental companies take their time getting things fixed. I am very happy with the professionalism and responding to issues that this company provides. I would let anyone know what a great manager and crew this company has and to rent from them. I’ve never had more displeasure renting from anywhere before. Be careful before you rent from them because if your heat or ac goes out they will beat around the bush and never fix anything. My heat was going out last year and they NEVER MADE ANY REPAIRS. Now we are having one of the worst cold fronts in years and my heat still doesn’t work. It’s currently 50 degrees in my house and I’m having to try to use my oven to heat up my house to not be miserably cold. God forbid you ask them to fix your broken heat, theyll gas light you and talk down to you all day instead of doing repairs. They treat you like you are below them

This management group doesn't care about their customers, at all. They are slumlords, and I really wish I had known that before signing a contract with them. My HVAC system has never fully worked, but they keep sending out technicians to sugar coat the problem & LIE about the fact that the whole system needs to be replaced, so that the landlords can save money. “The unit has to be completely broken before they can replace it” HA! Say that to my freezing cold house; it's snowing outside, and for the 4th time this season, my house is below 61°. I am disgusted by their unprofessionalism, as they love to gaslight and condescend their tenants & never actually solve any issues. I am warning you: please do NOT do ANY business with this negligent company!
UPDATE: it is now the following year, and it is yet again, snowing, below freezing, and my thermostat is reading 60 degrees (F) with it being 14 degrees outside. Guess what the owners have done to help, guess what Summer has done to help? Beat around the bush and provide literally nothing. Big surprise. I'm currently consulting a lawyer.

I don’t know what half these ppl talking bout on here but SHIDDDDDDDDD!!!!…. SPM/SUMMER has been noting but a BLESSING to me and my family of 5 and counting. Been with them for 3 yrs now, and boy oh boy have we have some rough times on our end. SUMMER has worked through them all and I mean ALL. Now I want put our business out there but for most part - SUMMER and SPM team will work with you long as you talk to them and let them know situations from up to down in and out & maybe a side to side, LOL “JK” but yes i highly recommend SPM/SUMMER. For anyone looking to rent or buy they are some very GOOD ppl and understanding. Price may be a tab…… bit steep but HELL. that’s anywhere you go now a days at least they will work with you and make sure you have a roof over your head and not homeless. Now if you need a place to unpack your clothes lay your head and cook a meal with heat and a.c go talk to these ppl they are very -UNDERRATED- out here. I know several others who rent from them and have no complaints at all.

They basically stole my application money which was over $125. They would never return my calls or emails and when I finally texted the woman repeatedly and called until she answered, she said since they never heard back from my landlord they canceled my application BUT THEY WAITED 2 WEEKS TO TELL ME THAT. And they refuse to give me a refund. Do not waste your money. They are nothing but a scam.

My place has roaches when I first moved in and it wasn’t very clean when I moved in either. Like it hadn’t been deep cleaned for a move in. I had a few issues as far as that. But, SPM handled it after I complained. I also deal with at times. I know it’s just the area I live in and probably the building has some holes or cracks somewhere that I can’t see. The building could look so much better, as the duplex across from is fixed up so much. Summer also gave me a chance as a full time entrepreneur. So, I consider it a BLESSING that I was given a chance and have been able to hold up my end of the agreement. It’s quiet over here, but there’s a lot of people who walk around too. So, I wouldn’t leave valuables outside really. My neighbor’s bike was stolen. And a piece off my boyfriend’s car. Rent is fair for the place, location. You do pay utilities, internet and cable. SPM isn’t too involved, but involved when you NEED them. They aren’t proactive like some other places I stayed in. But, before I moved in I don’t think they did pest control. After my complaints, they come once a month. My old place came weekly and changed out filters when needed as part of the lease. You basically are on your own except for grass and maintenance. Lol. All in all, I recommend giving them a try if you are a no frills kinda person and need a roof over your head. You can definitely fix it up to your liking. I don’t think they’ll mind. I have. Lol.

My month to month lease was not renewed at the peak of the Covid Virus. I am a frontline worker at a local hospital- while I was tirelessly working daily I also had the anxiety of finding a new apartment in a 6 week time period- my hospital has a crisis intervention fund - They gave me money from the fund . The non renewal of the month to month lease - was a crisis situation in the hospitals judgement. Covid is serious and to be 62 with no residence put me in a high risk category.
