314 ZETTEROWER RD FLOODS DURING HEAVY RAIN, STANDING WATER THROUGHOUT ENTIRE HOME.
Stay far away from this company! Canāt wait to see what sorts of lies Lisa has for me this time (edit- her silence says it all.)
To preface - I am a full-time working professional in her late 20s, NOT a college kid at the local school. Iāve rented in Hawaii, Washington State, Savannah, Statesboro, and now back in Savannah after this experience. Iāve never had these issues with any of the other 5 landlords/agencies Iāve dealt with over the last 9 years.
These people prey on trusting individuals, I genuinely liked Lisa/Shelby at first. Sadly, all they care about is money. Zero pride in the service they are offering people.
Summary: coercing people to sign their contracts, saying a property managersā say so in regard to money owed takes precedence over the signed lease, several flooding events/not warned, mold throughout home, not completing or even assessing work orders that conflict local housing code/their lease, lying and cancelling work orders out of retaliation, excessive move out fees/charging for normal wear and tear. And so much more but Iām out of words.
1. Their photos online are out of date.
2. THEYāLL TRY TO KEEP 50% OF THE SECURITY DEPOSIT AT MOVE OUT.
3. Donāt blindly trust the good reviews and assume the negative ones are out of spite. I now understand the negative reviews and Lisaās questionable comebacks.
4. Theyāll lie to get you to sign. When touring we saw a W/D and asked if it came with the rental, they acted like it did until after signing. Lied promising an earlier move in date. Lied about yard service. Listing states āenjoy the luxury of hassle-free living with lawn maintenance included, ensuring your outdoor spaces remain pristine year-roundā. But when I asked why nobody had been out, was told they donāt do yard service in the winter.
5. Through the online portal, youāre able to see all work orders and inspections for ALL past tenants. Many plumbing issues starting in 2010 (ex. water flooding in through primary bedroom walls when running water in guest bathroom) and roof leak since 2017. Why are we surprised thereās mold
6. They take forever to address work orders or just flat out cancel requests. During move in one of the toilets started leaking. Put in a work order and 2 days later realize the other toilet has a bad seal. Another 2 days later I submit another request saying the floorboards are getting pretty bad. Many days later and still nothing and I am again having to call daily. Was told they were short staffed/itās expensive so be patient. But when all 3 crews pulled up saying they were all in the same area and had nothing else to do so they decided to meet up here to bust it out, they sure didnāt sound short staffed.
7. Hurricane Idalia - Neighbors knew this area flooded, we were never made aware. Everything was submerged in water. Lisa said turn on some fans and letās wait and see if it gets worse and that their specialist advised them that mold wonāt grow without a water source. This is GA, humidity Kept attempting work orders, but they were cancelled with comments saying someone would be out to āassessā or āno response from tenantā and that everything āis waterproof!!!ā. Sent photos of cracks in foundation/walls inside and out, warped doors/frames, warped floorboards, driveway shifted that now has a void underneath but nobody ever came to assess. *FLOODED AGAIN MARCH 2024* Still nothing from the landlords.
8. Poor communications with contracted maintenance vendors, they will give keys to contractors to enter the home without your consent or knowledge that they would be coming.
9. No notice that they are listing the house, theyāre āonly required to give 24 hoursā noticeā. I was working 5 hours away out of town for the week and had the house dead bolted. They said a fine would be added if I cannot be there to open the doors. Had me drive 5 hours back home and miss work to undo the deadbolts to let them in so I wouldnāt be charged $150, AND THEN DIDNāT EVEN SHOW UP.
