I’m the son of one of the residents here and it’s bad here the pool has been green and out of service for 2-3 years they don’t cute the grass and the manager here is horrible 10/10 would not recommend this is in Florence Alabama btw

This will be an honest review of this company from a former tenant. No malice intended.

I rented a property from this company from 9/15 to 2/18. I met the owner of Southern Oak, Blake, at the property two weeks prior to move in. There were several small maintenance issues he assured me would be fixed before I moved in:

- No exterior lights working (bulbs)
- Carpet had very noticeable stains and cigarette burns in multiple places.
- Carpet had ripples in multiple rooms, needed to be stretched.
- 6"x12" hole in master bedroom closet drywall where they had repaired a damaged water spigot but did not repair the drywall
- Return air grill was damaged and would not latch.
- Refrigerator door shelves were broken and taped together.

They replaced the return air grill, and stretched the carpet, that was it. The guys that stretched the STAINED/BURNED carpet did not even vaccuum afterwards, carpet fibers everywhere. I needed to move in ASAP so I overlooked being too lazy to replace a few light bulbs, repair a drywall hole, and covered the cigarette burns in the carpet with furniture.

From this point on this company was reasonable. My problem with them was at move out. There was no move in/move out documentation done. The move out inspection consisted of meeting Blake at the property where he walked around for 5 minutes. It took weeks to get my deposit back. When I finally did get a check back for my deposit it was $170 short. No letter explaining why, no phone call explaining why, nothing. After multiple phone calls to their office looking for an explanation they told me the carpet was not "professionally cleaned". That's right, the same STAINED/BURNED carpet that should have been replaced before I moved in was not clean enough for them. They had no clue what the move in condition was because they did not document it.

While I lived at this property I repaired several small maintenance problems and did not request to be compensated:

- Rebuilt two toilets
- Replaced two sets of bi Fold closet doors
- replaced two shower heads
- installed two shower curtain rods
- changed the ballast in the kitchen fluorescent light and replaced both bulbs with LEDS
- Removed an entertainment center that was left in the attic from the prior tenant because I knew if I didn't they'd charge me for it!
- Installed a coupling at the dryer vent because at move in it was 3" PVC!

Even with doing all this, and having the house much cleaner at move out than move in, they still withheld $170 from my deposit, and for that reason, I would not recommend them to anyone. They earned their 1 star review.

***If you rent from this company, heavily document the move in condition of the property, or you'll be paying for it later.
