RENTERS BEWARE!
I believe my 1 star rating is still 1 star too many. I rented with SMART PROPERTIES for 5 years. I had a TERRIBLE 5 year long STRUGGLE with this company. Between the lack of communication, false comply-or-vacate notices, false accusations, lack of maintenance (a/c and arbor), as well as the fact that they BROKE THE LAW and the legal contract we had, I decided that once THEY JEOPARDIZED MY CHILDREN’S SAFETY, it was time to leave. I experienced 5 years of hell with Smart Properties which as you can imagine, was absolutely horrible. I do not recommend Smart Properties.
I would like to note that I paid out my entire lease, never a late payment in my 5 years of residency, and ultimately decided not to renew due to my most recent experiences. I upheld my end of our contract to the fullest extent and wish they had done the same. I exited quietly when I probably shouldn’t have. Per the expiration of my lease, I was to vacate by November 30, 2024. Again, I paid my lease out until this date, but there was already someone else moved in before the end of November. They collected my full month of rent and still leased the house while my lease was still valid? Yikes. 😬
If you still plan to rent with Smart Properties or are currently renting with them, my advice to you is to save all emails, all text messages and get any and everything in writing. This could possibly save you from the dismay and frustration you too could face due to all of the aforementioned errors cause by Smart Properties.
It has now been a couple of months after my lease expired, which seems like the correct time to voice my experience and give my honest rating. 👎

A big shout of thanks and immense appreciation for the job that Juan, Billy, and Ronald are doing on rebuilding my deck. They are very personable, professional, and experts at what they’re doing. Tamaira has also been amazing with the project management portion of it by making sure these guys got the wood and got the job started promptly. I am an extremely happy renter and hope I never have to move from here. The Customer Service is awesome that I have received and I am blessed and grateful💜❤️💜

I rented with smart properties for the past 2 years from start to finish Jennifer was helpful responsive and anytime I had an issue it was resolved quickly and efficiently. We just needed a bigger space for our growing family!

Yesterday I had made a post about Smart Properties. Today I had gotten a call from them asking why I was blasting them on Facebook. My goal yesterday was not to blast them but since they wanna think I did. I guess I will now. So I had signed my lease back in May of 2023. When we first were interested in the house we asked to tour it the lady (Jennifer- the property manager) just gave us a key and told us to tour it ourselves. Okay cool not how a typical tour goes I personally feel like. We are okay with the house and about a month goes by and that’s when we start to notice all of the issues. The front foyer room did not have A.C so the air conditioning constantly kept running and never cooled the house down. We put in multiple requests for them to come out to fix the issue (I.e put in a window unit, insulate the walls and roof, put a vent in the room, put up a door) they sent out an A.C tech and he told us that the roof needs insulation and he’ll let them know…. Nothing was ever done. The stove in the kitchen never worked properly. The burners would only work on high and no other temperature so it was unusable. We made multiple request to get a new stove. When we first moved in I received a call from an appliance company in bartow and scheduled for them to come out and replace it and they never showed up. Thankfully I had already bought a portable burner. A few months go by I put in a new request and they send someone out to look at it and the guy says well they all turn on. I look at him like he was a fool because I never said they didn’t turn on I said they only burn on high and I can’t cook on them and he said he’ll let them know. Nothing happens. We put in another request back in April/ May and still no update. Since the house wasn’t insulated properly and had a room that felt like a sauna we had to purchase window units for the house that raised the electric. The ceiling on the kitchen started to leak when it would rain and was peeling the paint. We put the request in July 4th and as you see in the screen shot the request was received but nothing was ever done about it. Back to the phone call this morning. I feel like it’s appropriate to “bash them” now and let the people know when you want to rent with Smart Properties be warned the property manager does not like to do her job and blames things on the tenets.

This is a terrible company! They would never fix anything in a timely manner, if a person did come to fix an issue it was never fixed properly, they are rude when communicating with them, and poorly communicate necessary information. I would never rent a property that was managed by this company. They do such a poor job and simply do not care about the renters. The rental prices are outrageous for what they offer and all of the fees that they add on even when it was it was not your fault and actually theirs because they would not repair things properly.

I absolutely love Smart Properties! The service guys Chris and Chris were amazing and quick. Every time I call for anything they are right here. Jennifer is also great, she always returns my calls promptly. I have rented from them previously for 9 years and love their service. They have Always been good to me as a tenant! Thanks guys!!😊

5 stars goes to their maintenance worker Chris specifically. He has done an awesome and efficient multi task work at our new home. We've been here 3 weeks & had multi things go wrong & had to wait. He came here today and was absolutely friendly and understanding and patient and thorough & made sure I was happy with all the multiple tasks he had to do today alone. He's had to make a few trips to get supplies he needed & still very friendly and honest & tried to make the adjustments as much to my liking as possible that was in his control.

Chris arrived at my home to complete a repair and then took the time to look at a few more issues of concern once I talked to him. He was so polite and cordial. He explained to me every step that he was taking as to make me feel comfortable while he was in my residence. I appreciate his promptness and courtesy. Very nice dude.
