These homes, constructed by established builders, offer expansive floor plans and generous lots with scenic mountain and, in some cases, city views. However, due to the surrounding terrain, certain properties may be situated within designated fire zones.

These are indeed very nice homes - they are luxurious, well designed, and unbelievably efficient. There are some minor little things you notice after you move in though. For example, the power outlets along the exterior walls are very drafty. There are gaps between the framing and finish - you can see daylight around the garage service door and around the garage door frames; the area behind the fireplace masonry is not sealed so it is extremely drafty where the cabinets meet the masonry. These are all pretty common construction problems, but not something I would expect in a "premium/luxury estate" as they proclaim.

The real problem with this builder is their warranty and customer support after you move in. City Ventures offers a 10 year warranty on the structure and 1 year for everything else. I bought my home as the second owner and the remainder of the full 1 year warranty was transferred to me during closing with a couple months left. I found a few minor issues including some inop lights, faulty three way switch, and some window issues. I called the customer relations manager and here's how that ordeal played out.

Initially he was very friendly offering to take care of everything. As the months went by, it became pretty evident very quickly that he had no intention of fixing any of these issues. He used any excuse he could find to make it seem like he was working on these issues, but was really trying to stall or not perform the work hoping I'd just give up. It really felt like he was trying to stall to time out the remainder of my warranty. I can see all the warranty requests from the previous owner in their online system. All of them were closed out, but the vast majority of that work was never done so this is a common theme. Here are some of the excuses used:

-The electrician called out sick today.
-They're wrapping up another job. They'll be over when they're done.
-They're pulling an electrician off another job site
-There's no electrician onsite today
-Someone stopped by but no one was home so they didn't do any work (funny because all their homes come standard with a Ring doorbell)
-Your warranty is limited because it was a model home. You accepted the home as is (false according to the warranty documents I signed)

I took 3 different days off work because we set an appointment for a specific time and date for an electrician to come do repairs. They were a no-show on every one of those days for one or more of the excuses given above. This went on for 8 months along with ignored calls, texts, and emails. I eventually got sick of playing this game and informed the customer relations manager I submitted a complaint to CA Department of Consumer Affairs. He promptly showed up later that week and personally completed all of the repairs in 2 hours.

Again, great homes, worth the money in my opinion, but don't expect any support after you sign on the dotted line.

This is my second new construction home, and the walkthrough and support that Sergio, Jeremy, Luis, and (Andrew, my loan lender at US Bank) have given me the BEST experience, a true night and day difference from some of the other builders I have spoke to or worked with in the past. City Ventures is not only compassionate and understanding of getting things resolved in a relatively timely manner, but also making the process super smooth and easy to report and stay in touch with. If there is any type of folks you want on your side to give you transparency but honest support, it’s these folks. When I think of why City Ventures gets a 5 star review, is because they go up to bat for my home and are willing to give me the knowledge and support to continue to keep my hope it’s best value. I only wished I worked with these 4 people sooner, as the decision to move into this home would have been faster knowing they would be by my side!
