I was offered 3.875% on a flyer and when I called they told me I didn't qualify and I met all the qualifications on the flyer they sent me a deceptive ad and wasted my time. they work on a commission and would not be able to make enough on my loan to pay off the effort.I would have saved nearly 2% on a 30 Year rate. I wish that they could fell what's it's like to need something and get the same as they've done .

I called after reading Simplify Home Loans' reply. The guy said that they do not have any VA IRRL rates under 6% that would meet the 36-month break even requirement. Whoever did the "response from owner" was just trying to blow smoke or the rep I spoke to is uniformed.

04/16:
Simplify Home Loans sends refinance solicitations advertising a 30 year rate that is well below actual rates. The letter I received today (04/15/2024) offers a VA 30 year fixed rate at 4.990% with a 5.295% APR that expires on May 3rd. However, their website (and all other lenders) show VA IRRL rates over 6%.
