Hot water is out again! This is the 4th month in a row where the hot water goes out right when you have to pay your rent. About to drop $1847 to live in this Apt (I'm not even month to month). This complex is not up to Code and is fined by the city of Tempe regularly for their failure to provide habitable living spaces. Don't move here or you'll regret it.

Entire buildings, nearly 90 units had no hot water from 11/31/2024 through 1/06/2025. Although water was hotter in January the city of Tempe continues to have an open case against Silver Star Realty and staff on the management team for code violations and lack of habitability. Even worse multiple buildings had to pay February rent without hot water again. HOT WATER OUT AGAIN STARTING 1/31/2025. a month ago the mailboxes broke for 25 more Tennant's in building 1. Swat was here last week and PD conducted a foot pursuit after a parking lot confrontation the next night.

No hot water in buildings 1-10 from Friday evening 11/15 and still out. Ice cold water for 125 units. No update, still cold despite being fined by the city of tempe.
24 Mailboxes still broken after 5 months. They literally moved my new neighbor, a veteran with a new family, in from day 0 they've been unable to receive mail.

3rd parking structure collapsed. It's being held up by 2x4 planks.
Nothing here has changed. Office staff have no power here. It's always back on the owners or corporate. Those idiots bought less than 200 units for $56.5 Million.
Don't move here. Rent is crazy after all the fees.
They always say they're working on it, but never share specifics about how or when.
I can 100% confirm that the last positive review from Margarita is not reliable. She works here.

Don't get trapped living in this dump like us. I'm writing this from the post office parking lot because they have not fixed the mail boxes for 2.5 months. This means if you move here you will NOT receive USPS mail unless you will travel to pick it up yourself. There is no plan to fix this issue despite months of office staff claiming, "we are working on it".
The turnover in staff is incredible and as others have said, no one is on the same page. I heard the office manager leaving the office and telling her boyfriend, "Maintenance sucks here..." And other disparaging remarks. Jorge if you're reading this, you should know your boss does not respect you and the 4 maintenance workers that "service" this complex.
Murders happen at Mercury on Mill. You could get shot here like the woman who was murdered 3 months ago in the parking lot in front of her family. Or you could be killed by SWAT when they are here. I've lived here through 3 shooting deaths.

I have lived in this complex for 3 years and 2 months. In that time there have been many different managers, name changes, and sales of the complex. I would not recommend moving in now especially considering the extreme costs that new tenants are being asked to pay.
The most recent sale has complicated life for many tenants and we are all sitting in the dark with nearly no communication to guide us. Asset Living owned the property for 1 year, bought for $25 Mil and sold in May 2022 for $56.5 Mil without making any notable improvements to the complex.
On 7/6/22 many tenants were told to sign new leases for more than our current legally valid leases are written for. This is ILLEGAL and the company must honor the existing leases when they purchased the complex. If you are a current tenant with a lease from before the sale, do not sign a new lease without first talking to Arizona Tenant Rights groups or a lawyer. (https://www.arizonatenants.com/)

I lived at one of their properties for 7 years and endured years of rent increases and random fees added on despite worsening conditions. Once this company took over as management things drastically went south. Maintenance requests were often ignored or delayed, and the so-called āamenitiesā were a joke. Trash constantly piled up around the dumpsters, the jacuzzi was always filthy and closed, the gate rarely worked, the laundry machines were disgusting, and there were repeated mailbox break-ins that management did absolutely nothing about. If you're expecting a well-maintained community, look elsewhere.
When my mother passed away and I could no longer afford to stay, I gave proper 30-day notice and was told that due to the years of tenancy and circumstances Iād only be responsible for my final rent payment. I moved out on timeābut more than a month later, I was blindsided with a large bill for both an early termination fee and extra rent. They also tried to charge me for things like stucco, a toilet seat, and light bulbs after 7 years in the unitāthings that clearly fall under normal wear and tear.
I tried to speak with management directly and was offered a ādealā that was honestly a joke. A ridiculously high payment plan. I ultimately had to hire a lawyer, who uncovered several unlawful practices on their part. After my attorney reached out, they simply stopped responding because they knew they were in the wrong. And unfortunately, they still kept my deposit. I later learned I wasnāt alone. A few other tenants actually had to get together and sue just to be heard.
Bottom line: the only way to get their attention is through legal action. I wouldnāt recommend this place to anyone. Save yourself the trouble. Check them out on BBB they have a very well earned F rating

This company will STEAL YOUR MONEY. Fact.
I applied to live at one of this Management Companies properties, called Tujunga Apartments.
They fumbled the whole lease and I decided I wasn't going to sign the lease or live there based on the incompetence of the Management company.
That was February 21st 2025. Today is April 29th.
I've called over 100 hundred times trying to recover my holding deposit of $250.
I've spoken to HR, Legal, Leasing... They've all taken down my story and transferred me to a line that never has anyone on the other end.
A few times I spoke to outsourced people in different countries like China and India.
I reported them to the Better Business Bureau. The BBB couldn't even get in contact with them.
They are THIEVES. They don't think anyone will take them to court over $250.
That's true no one would, the cost would be too small compared to the return.
However, I'm going to sue them for damages accrued. Time lost. Personal damages and much more.
IF ANYONE WANTS A PART OF THIS LAWSUIT, please reply to this post and we will communicate.

Silver Star is just as bad as Millcreek Apartmentsāno surprise since they manage the property. They act helpful at first but will ignore concerns, promise to call back and never do, and even block you if you push for answers. Their communication is nonexistent, and they have no problem taking your money with no accountability. Iāve been fighting for a refund for over three months, and they still refuse to return it. After speaking with others, itās clear this is a patternāthey mislead tenants, refuse to address problems, and their management isnāt even in Utah to help. Avoid them at all costs and turn them in!

STAY AWAY this place is a rip off. All they do is LIE to tenants. THEY are trying to charge me double rent and for 5hours I have been told IT will adjust it. Thank God I stopped auto pay with my Flex rent or I would be screwed. Mercury on Mill in Tempe Arizona all they do is lie the place is a slum bugs and I never had roaches in 69 yrs..

terrible company please do not live in any apartment they own. donāt expect to get your security deposit back or an itemized list per arizona laws. i will be reporting this company to the bureau of consumer protections. scam company and doesnāt take care of their properties. once they took over mercury on mill and sofia apartments, the property was disgusting and no longer cared for. you can get more for your money elsewhere

Impossible to get a hold of anyone at this company. They recently bought out our apartment complex and since then things have gone so down hill, been trying to get in contact with the owner (not the manager of the property) for months and no response. Sick and tired of management changing every 6 months and the severe lack of communication, the pool always been disgusting and unusable, and the gym equipment never working. Terrible company, pay attention to what company owns your rental and don't rent with this company.
