The worst company to rent from. Very unprofessional none of their emails work. Oh and don’t move into any of the properties with a roommate they will take your credit info and use it if the other person’s credit is bad. They do not communicate via phone, or email they will give you attitude and hang up in your face. They do not care about being served and breaking California laws just to keep tenants. They have a 1 star rating for a reason this company is a fraud avoid at all cost. Oh and not to mention their property “CORNERSTONE APARTMENT HOMES” is trash they have roaches in every unit which is why pest control in spraying units every Monday. Not worth it!!!!

Beware of unfair practices for residential rentals, including new "shared water and garbage" charges, and not returning reasonable portion security deposit. They nickel and dime you on everything in order to not return a deposit. Not to mention they don't fix anything, grips for railing removed over a year ago and never replaced, almost fell twice. No handicapped access had to use the garbage ramp when I had a knee scooter because there was no other way to get to the sidewalk. Horrible try Kirker Creek much better.

I have been living at the Oak Hills Apartments apartment complex for five years and it's awful! Sierra Pacific Properties manages this complex & several others. Do not rent here, as the place has a lot of crime, and the management team does nothing about that and other issues. We had a homeless person sleeping on our front porch and I had to call the police to get them off the front porch so I could go to work. So much for the security patrol in the complex. The mail boxes get broken into all the time.

We have placed numerous noise complaints against people partying, acting crazy, and or playing drums, and management does nothing about it. They say it's a police problem but really who is enforcing the lease we all sign. We actually move from one unit to another because the crazy neighbor upstairs was screaming all the time, but the management team did nothing.

Our air conditioning unit broke on August 15, 2020 during the heat wave. I asked when it would be fixed and the management team said they had no idea. I asked for a date, and they said they don't know. And I was told my air conditioning unit is not an emergency and they would not reimburse for a room, or deduct money off our rent for the issue. I had to run to the store and by fans. The apartment was at 98 degrees,

8/17/2020: I was just told by the apartment complex that other tenants air conditioning units are broken and some have been waiting for two weeks to get them repaired. So, if you are looking for a place to live which provides quick maintenance then this is NOT the place you want to be at. They refuse to outsource services to get the help they need to service all the broken air conditioning units. I was told that in my lease that air conditioning is not an emergency repair, and that it's a "Luxury" to have. I was also given a list of cooling stations to stay at. I cannot take my cats to a cooling station, and I pay lots of rent $$$ to stay at my apartment not a cooling station.

I have congestive heart failure so I cannot be around people at a cooling station during a pandemic. The management team keeps sending me copies of my lease and telling me the air conditioning is not a priority (I have Emails). Rather than taking responsibility for their broken equipment they keep referring me to my lease. I'm telling you this place is awful to live at because of Sierra Pacific.

8/18/2020: I was just told that Sierra Pacific Properties, Inc. only has two maintenance staff that are licensed to fix air conditioning units for thousands of apartment units. There are several units that have been waiting for their air conditioning unit to be fix for weeks. What type of dump organization does that to customers, I’ll tell you, Sierra Pacific Properties does.

They manage several apartment complexes. I reported them to the California HUD, my local State congressional leaders, Attorney General, and all the local news station. Sierra Pacific will not our source repair services to a business that can handle the volume of air conditioning unit repairs. These guys are cheapskates and only want their rent money but won’t fix anything!

Beware of unfair practices for residential rentals, including new "shared water and garbage" charges, and not returning reasonable portion security deposit. States painting normal use is 3 years, which in California, the law states 2 years, not 3. I got charged $50 for dust on bathroom light bulbs (replacement cost for bulbs is $6.00). My deposit return had the final water bill attached, and the deduction from deposit was $33.00 more than the attached utility bill.
California law requires deposit to be returned no later than 21 days from move out date, and my deposit was post marked 24 days after move out.

To this company, you are not treated as a valuable customer, instead they give all monetary discounts to new residents, while they increase the rent over 10% each year for the last 2 years to current residents. It feels like they don't care about how long you have been there, but rather what the most money is they can get for the place right now. I don't think it is just me, because there use to be a waiting list to rent, and the last time I looked, this particular property had at least 30 empty units. (A reflection of the penny pinching tactics)

Poor business model for the residential side of their company.

Terrible business. I've been going back and forth with the property manager on site and even attempted to make contact with legal and all the way up to the VP of this company. Nobody can wants to work to resolve the issue at hand.

The property manager at Peppertree apartment homes in Pittsburg CA is an absolute joke, has no manners or business sense. She absolutely always interrupts me, can't explain why I'm being charged for services, can't even follow/explain the lease agreement. The list goes on and on.

Please, for your sake, avoid renting with this company. I read over every line of our lease with a lawyer and we are in agreement that what they've done is not covered within the terms of the lease and because of that they will not speak to me.

Horrible. Make sure to document every centimeter of the property upon move in because they will rip you off big time for the security deposit. Would recommend literally any other company in IV over them. They do not care about their tenants at all.

Do not rent from this property, I have lived here 2 months. My washing machine broke down and they still haven’t fixed it. Management, ignores all phones I make to them and so does corporate.
Also, the parking is bad. I would say keep looking but not here.

I rented from Sierra Pacific and found their management team to be cordial and caring, The Manager at Peppertree Apartments is very helpful in everything I have needed. I have also lived at Woodland Hills in the past and it was a good experience as well.

Go up
