These homes are built with low quality parts and the workmanship is terrible. I just demo my shower to install a tile shower and I found out that Lamar Smith builder had nothing but soil under the shower pan. The slab my house is built on is not a complete slab. I also have water leaking from the outside underneath the laminate flooring. And yes the 2-10 warranty is a joke. The homes are built with no quality assurance supervisor inspecting them. I wish I wouldn't have purchased from Lamar Smith. Future buyers beware if you buy you better be at your house everyday to inspect and yes the landscape for the back is terrible

Terrible company and experience, still after a year of being in the home trying to get things fixed from the closing walk, 30 day walk and 11 month walk, the things they did fix they didn’t fix properly and the home has structural issues, bowed walls, sloping floors, popping and cracking floors due to unlevel slab, leaking showers, laid cracked pipes and far too many other issues to list. workman ship is awful and materials are cheap. they push you off, ignore you, talk to you as though you know nothing, and then tell you it’s not warrantable and fix nothing. My home has been covered in blue tape for 13 months because they still have fixed nothing. I do not recommend, stay as far away from this builder as possible

*Edit. Thank you Lamar Smith for deleting comments made about how y'all refuse to fix issues with your cheaply built homes, and blocking where I can't comment to warn others.
We have had floor issues since the beginning. They have buckled to the point where we couldn't handle it anymore and are in the process of having new tile laid. Lamar Smith's employees have told us it was water damage and blah blah blah and the professional's laying our floor said this is the worst floor that have ever came across. It is so uneven and makes a HUGE DIP in the center. They have said since the laminate was the lock in and wasn't glued down that was what was wrong with our floor the constant unevenness makes the floor bend and buckle/come apart. I will be hiring a lawyer now.

The lamar smith home is building cheap material, sale manager DJ , project manager Doug is not tell people the true, be careful when you purchase houses in phase 2 , don’t listen to them tell you the 210 warranties, Tyler as manager in warranties but he is sucks too!!

Very poor quality homes. It took 3 years to repair things that was talked about on the 30 day walk through. Our flooring is so bad .we have been told our warranty was expired! We have been in this house for 3 years we have ask about this floor over and over again now it has is expected! Beware of Smith Family Homes !!!!!!

Heather was absolutely amazing in helping us with buying our new home. Justin has gone above and beyond to make sure everything was correct in the construction. Thankful for Lamar Smith in making us feel good about moving halfway across the country.
