To put it bluntly, while the properties at the front, and visible to the highway are well-maintained and well-kept (presumably for good PR), the properties at Thigpen are not. Attempted to address certain concerns (such as a cockroach infestation) and was told that my concerns were not valid, though I had evidence that they'd not handled it. My concerns were dismissed as impossible and left hanging.

Many of the other tenants, my neighbors, have asked for maintenance to come out and fix things. I called and asked them to fix my main central air unit, and they played with wiring for a little while, told us it was fixed, and then left it open and untouched. We have lived here for a few years, and they'll come fix certain things, but larger issues are generally left without repair. Whatever band-aid solutions don't immediately work, the problem is left unsolved.

Many of the mobile homes here are still damaged from Hurricane Idalia. Porches are rotting, the wood is untreated, and there are more potholes here than there are roads. My suggestion to you, consumer, is that if you consider renting here, that you consider the long-term wear and tear on your vehicle, the rampant feral cat infestation, as well as the abundance of un-solved insect infestations as well as the "landlord special," where they fix things enough to be livable and then charge you for a trailer worthy of being condemned. This is a slum. Don't let them get you into a contract without thoroughly checking every nook and cranny of the trailer. I mean it. Rent at your own risk. Yes, the rents are lower than everywhere else, but you really get what you pay for and even less with some of Sawgrass' Rentals.

Rent is the best you'll get around this area, maintenance are always on call when needed and do the best they can, they're just not given much to do their jobs. They do know what they're doing though. Haven't had a problem the "almost" 4 years I've been here. Nice and quiet for the most part, many noise we have comes from the neighboring community "🎆🎇

The owners and managers are great at fixing and keeping up the property. Maintenance calls 24 hours a day. Me and my wife have been happy renters for 3 years now. Job well done to all employees.
