I highly advise taking caution when renting from this company. Although the duration of the lease was fine, they ended up taking out a couple hundred dollars extra from our security deposit, and almost refused to send us the actual bill for the maintenance done, which revealed that they withheld the improper amount from our deposit. Not to mention, they took their sweet time with giving us our deposit back. If you rent from them, you better know your rights as tenants because they will try to take advantage of you.

Great place to rent from if you like rats and people who don’t care when the only washer and dryer at the property are out of service. For what it’s worth, the actual property owner was great but the management company not so much.

This place is a scam DO NOT give them any money! I applied for a property they manage and have never heard from them even after leaving multiple messages for the property manager to return my call. Kathy, the property manager, was never in the office and it seemed as if there was always an excuse. Still have not heard from them whether my application was accepted ,or declined? I wished I would have read the reviews here before even wasting my money , and time with these clowns.

Santa Cruz Property Management has lied to us multiple times. The first time my housemates applied, they spent $75 on applications only to not hear back from them at all. They inquired about their application thru email and asked if they could be reimbursed since there were no updates but once again Santa Cruz Property management did not respond. We tried once again with myself on the application (another $75) and they lied to us stating that they would be able to consider us if we were to write a letter stating our situation and if we were able to find a cosigner. We found one right away and I went to them asking for the cosigner application because they said they had one they could provide when I spoke to them prior. When I went back, on the first day their excuse was that they had a major plumbing issue at one of their properties so they were not able to see me that day. The next time they said they were going to be in meetings the whole day. And so on. They had said they would give me a call back soon and never heard back from them. Santa Cruz Property Management is a scam and took mine and my housemates money without any consideration and led us with false hope to get our money.

Disorganized and disrespectful. When paying a premium for housing in Santa Cruz one would hope for a property manager that cares a little about their tenant. This was not the case with Santa Cruz Property Management and proved to be the worst experience I've had renting.

This well Property management /agents have been a FIXTURE serving residents and vacationers locally for decades and Christine always has the best well maintained units in the area and at competitively priced. They won't disappoint however she does have very high standards for choosing tenants which is great for landlords but not so much for those who may be excellent tenants but have a few blemishes on their credit history. But Santa Cruz Property Management you can trust you'll get what you pay for at least 😊

I am satisfied with this company as a property manager. Santa Cruz Property Management has been diligent in handling my needs as a tenant and responding to building maintenance needs as well as general upkeep and improvements to the property.
They have always enforced the rules of the property fairly and reasonably. I appreciate the professional manner in which I've been treated.

Whenever there is an issue with plumbing/lighting/appliances, they have always responded same-day -- even for non-emergencies. If there is an issue at the apartment while I'm not home, they will always call me to let me know of the issue. Pricing is never fun in college towns/cities, so price value for non-students can always be debatable. Either way, it's nice to have Property Managers that actually take care of me and the property, like trimming the plants outside to keep them looking nice.
