I lived in one of their properties for one year (2024-2025) and we were charged to replace all the carpet in the unit that has been there since 2022. I spent hours steaming that carpet and cleaning the unit! There were absolutely no stains on the carpet (I have photo proof) and no reason for it to be replaced on my dime, almost $1000 to be exact! I have read multiple reviews and this is nothing new for this company, bunch of crooks!
The entire time we lived here, there was nothing but issues! Terrible communication and practically impossible to get a hold of ANYbody! Also whenever you do get a hold of someone, the attitude the employees have with us residents is unbelievable. Save your selves! Do NOT rent with this company; the reviews are low for many reasons! Funny thing is….I had a funny feeling they would do something like this upon moving out, so I took pictures of the unit after it was throughly cleaned (see attached). Absolutely ridiculous.

I rented with Royal T Management in May 2023 - July 2023 so for exactly TWO MONTHS I was only with them. I rented a 1 bed / 1 bath at Sandcreek apartments. The property manager at the time (who is no longer there) showed me the apartment in the day time. Everything was fine and appeared to look clean. After the showing we signed our lease & got keys. When my bf and I went back to the apartment at 8pm to start taking our belongings. We turned on the kitchen light to find COCKROACHES ALL OVER THE COUNTERS. I’m telling you it was an infestation. I brought the issue up with the property manager with pictures and video to show how bad it was. Mind you I was 7 months pregnant at the time and I was not about to spend 6 months to a year in a roach infested apartment. Needless to say we left after two months they did absolutely nothing to reimburse us for our two months rent and we didn’t see a dime back of our deposit. “Cleaning fees applied” to an apartment that was rented out for two months.

I’m actually shocked reading the reviews of this company because I have nothing but good things to say. So here’s something positive for a change. Siblings and myself have lived in and out of the Northview Meadow apartments for probably the past 5 years, Royal T Management with Claudia as our PM, has made moving back the best experience we’ve had living over here! I have never had my calls or texts ignored since moving back in almost 5 months ago now.
One bedroom has had an odor issue with the carpet and after sending their carpet cleaning service out, they approved for my carpet to be replaced since the odor did not get out. My request was put in 2/18, Scott called me 2/20, and their carpet company replaced it this morning. The room is a babies bedroom, and after two weeks of the animal urine (carpet cleaner confirmed it was, I don’t have animals) getting deep cleaned, the smell would come back and I was not going to let a child smell that odor while being in their room. Luckily, Claudia and Scoot (Our Maintenance) overshot my expectations and now I can enjoy my kids room after moving in. Thank you, Royal T Management!

Office was locked but listed as open on the Friday I needed to turn in my keys as my lease was ending. A woman walked by a few times inside and ignored two clients waiting outside. No one answered the phone number listed, company only seems to reply through text messages much later. Wouldn’t recommend on inability to contact alone.

I've been living in the Watermark Apartments for six months now and love it here. The area is super quiet and although we live next to a train track it doesn't come by all times of the night. The employees in the office are nice and really friendly. However for the price being paid they should really consider updating the appliances,and the countertops. They don't have to be latest models but after 10 years they will play out any second now. My microwave and dishwasher recently broke and I hardly use either of them. The eyes on the stove top need to be replaced as well as the washing machine. It sounds like WW3 in the laundry room when the washer is going and it's quite annoying having to hear that especially when I have zoom meetings to attend. Also the pathway by my apartment doesn't connect to both parking lots. Sometimes I work nights and the lot is too full and I don't feel safe getting out because it's not lit in certain parts of the lot. If I park on the lot closest to my apartment I have to walk through dirt and mud which is crazy to me. These are minor inconveinances but again for the price we pay that doesn't seem like too much to ask.

Had several water leaks over the 5 yrs at NORWEST apts. Always took several weeks, several ph calls to get repaired. I moved out over 3 weeks ago and still waiting for my deposit back. ( I left that apt in very good shape) Also had issues with them accepting payments from me. I had to get money orders only. I have a 765 credit score and 30k in my checking account and they made my experiences bad.

The staff is very rude and unhelpful. I’m sure the Judkins are not going to appreciate hearing about the units being roach infested and nothing being done about it! I will be contacting the BBB as well with proof 🙂

first time was July 2020 moved into a two bedroom apt, it was clean and had been well maintain. I lived here for two and a half years. when i moved the manager complimented me on the cleaness of the apt and I received more than half of my deposit back. I am back again but this time i have downsized to a Studio and it is perfit for a single male. Its clean and has been well maintained. The staff has been great in getting me in by contacting me to inform me that she had a studio available. I am looking to stay for a good long time. Thank you Del Pine Terrace.
