Very outdated apartments, dirty ugly smelly carpets in hallway, ghetto neighbors smoke pot indoors to the point where I can smell it in my apartment and management does nothing about it. Horrible paint job. When I first moved in, I noticed on the bathroom floor a broken plastic toilet seat screw so that was also another bonus! Bathroom lights flicker for a good 3 seconds every time you turn the light on, apparently management says this is “normal?” My bedroom closet doesn’t slide shut all the way because of the way it was cheaply made. They also make you pay for parking but there’s no assigned parking spaces or really any painted lines . Also, ghetto neighbors love to leave furniture near the garbage bins which is also in the parking lot (box springs, mattresses, couches, chairs etc).
There’s nothing “royal” about living here. It’s a complete joke and the longer I’ve lived here, the more embarrassing it’s become having family and friends come over. I’ve even shown ChatGPT these images and asked it to guess how much I pay for my small 1 bedroom apartment and it guessed $1200-$1400 and it was shocked by how much I really pay (just under $2k.) Also, the apartment they show you is a show apartment and doesn’t look anything like the one you’ll be living in. They also raise the rent +$100 every year. Do not rent here, it’s absolutely not worth it! It’s all clickbait.

Review update: Royal Crest Estates gets worse and worse. The communication with their tenants is horrendous. I put a ticket in for the grout in my bathroom to be redone. That ticket was supposed to be responded to within 24 hours according to my lease agreement. I had to go back to the office a month later to report that i hadn't heard anything back about my ticket. That was February. I asked for the person above the property manager and was in contact with the regional manager who was just as bad if not worse at responding. It is now July and they are just reaching out about my bathroom grout and scheduling to have it done. My lease is up in October. They are trying to raise my rent over 10% after one year and the adjectives they used about the property are outstanding service, optimally maintained home, exceptional lifestyle. NONE of those things are true in regard to Royal Crest Estates. The property is barely maintained. I had to tell them on more than one occasion that the hallway hadn't been cleaned in over a month, the "luxury" pool area is dirty (the chairs have old dirt and spider webs on all of them), the mailboxes are broken, I can barely get in the front door without a fight to unlock it, there's a personal swamp on the side of my building making my balcony almost unusable because of the mosquitos and I am pretty sure that is a health code violation. The list goes on and on. The bait and switch of this place is insane and the audacity to try and raise rent at such a rate when it is barely worth the cost they are charging is even worse.

Denise is amazing! She goes above and beyond to assist and I am happy to have been able to work with her. The apartment, not so much. There are nice features but overall, the apartment I moved into looks old. You can tell it is old and it does not compare to the updates made in the show apartment.

I can't speak to living here but the leasing office and Denise are fantastic. We showed up 45min early for our tour and was not a problem! Toured 1br and 2br, all questions answered, cute and private area. Leasing agents can make or break a tour and Denise's personality definitely made a real impact!

I am extremely happy with moving here. The layout for a one bedroom is super functional and looks great. There are 8 Apartment buildings with ample parking. I like the North Fall River location because it's almost in Freetown. The kitchen has everything you need like a microwave above the stove, a dishwasher and refrigerator. Also a super bonus is heat and hotwater is included. I pay for electric and internet. It is set in a very woodsy environment. I plan on staying here a while.

These are one of the most beautiful apartment homes we have seen. Apart from the amazing amenities and well kept apartments the property manager Sonali and Denise were so helpful and so kind. They were so thorough in explaining the requirements and Denise during the tour answered all of our questions. This is one of the best experiences I’ve had . Thank you so much
