WORST PROPERTY MANAGEMENT EVER!!! If I could give a negative star review I would!! They do NOT care about you as a human at all! You are a number to them & that is it!! I have a packet of 24 pages of code violations & illegal findings from the city of Los Angeles, that Rosh property management has for this building on Lanewood Ave in Hollywood. They hire people off of the streets to fix issues. They hired workers to fix a mold issue I had after only living here 4 months & one of the workers smelled of alcohol & kept calling me “mamas.” Manager put me & my children in a motel room no more than 2 blocks from my house while they worked on my unit to supposedly remove the mold. While the workers were working in my unit, & me & my children are in our motel room, I decide to come check on progress. The men that Rosh property management hired, went in my bedroom closet that I share with my teenage daughter & decided to move both of our UNDER CLOTHES, clothes & PERSONAL-IMPORTANT paper work!! So “they could paint the inside of the closet.” There was no mold in there, I was only here 4 months,.. it didn’t need to be painted in the closet,.. I was only 2 blocks away, they could have called me over to come move it myself!!! There is an old man in my complex who smokes his cigars on the main walkway/balcony type. I asked him not to smoke there because it goes in my sons window. He got mad, told me he didn’t care & we got in an argument about it. I let management know, they sent an email to us all. Couple weeks later, same man sees me & my daughter in common area & starts a HUGE argument & making obscene gestures to my teenage daughter. I again let a management know… NOTHING from them. A week or so after that, same man is taking his trash out that is leaking a strong smelling liquid right past my front door. I spray Lysol to mask the horrible smell & he starts yelling at me to stop spraying. He’s literally at my front door asking me to come outside & fight him. I close my door, he leaves. I go out to water down & sweep that liquid away from my front door & he comes back but this time with a metal push cart & runs into my leg full speed. I finally made a police report & submitted pictures of a bruise he left on my leg. Again, I let management know & NOTHING!! No mediation to make sure we’re safe, nothing!! I’ve lived in my unit for almost 2 years. My hot water NEVER works in the mornings between 7-8am. Like every single morning. I’ve let them know almost every single time. This has been going on since October 24!! Almost a year. They say it’s cause “we’re all showering at the same time in the mornings.” But this is an APARTMENT COMPLEX it should be enough hot water for us all, every morning! The building that I live at on Lanewood Ave in Hollywood, has had more than 3 LA City inspections on the building!!! They are changing all of their 1 bedroom units to 2 bedroom units!! I watched them hire off the street help to hurry & get stuff done for yet another city inspection on the building, & they worked these men to death!!! I watched the workers get here at 8am & leave at 11pm!! I am not exaggerating! I watched these men cut down HUGE trees from the very back of the building, at least 15 very tall trees. There was 5-6 men, using what looked like a kid sized chainsaw & a machete to cut all of those trees!! Those same men had to pull all of the trunk/tree trimmings WITH THEIR 1990’s HONDA & A ROPE!!! Rosh property management didn’t even get them a truck for the hard work they had to do! Not even water! Never even seen their faces to see if the work was going good, the workers need anything.. Rosh property management does NOT care about anything but their selves & money! I promise you!!!..!!! You do NOT want to rent from Rosh property management! You will be begging God for answers on what you did wrong to deserve such cruel & inhumane treatment! There is SO much more I could type, but this has been a long review already! There’s so much more!

I wouldn't trust this property management. I applied for an apartment that I know I was qualified for because I was eventually approved for something better. This apartment was on the market at least a month prior to my application because I viewed the unit twice. When I finally applied and was told that I would receive a call within an hour to to have a FaceTime preliminary check, which I've never done with any other apartment to this day. I followed up 3 hours after my application and then received the FaceTime. The man asked me basic information that was already on my application then told me to apply online. I already applied. The communication was terrible and they are completely unorganized. I applied over a month ago and have not received any call to let me know the outcome of my application, and I just checked today, the apartment is still listed as available. Seems they're just taking applications to collect the application fee to me.

Just moved out of La Ventana at Crescent Heights because of the abusive pricing and absolutely horrible service provided by Rosh. The landlord is clearly trying to cut corners with costs while still catering and charging luxury price ranges. Many of the amenities that the apartment comes from are only partially offered. After nearly two years living there, these are some of the "highlights" to give you an impression:

• They charged us another new month of rent two weeks after we had moved out! They also only partly returned our deposit (21 days after we moved out, as legally required, and after multiple reminders) so we are now poised to move to a small claims hearing, unfortunately.

• The dishwasher never worked – it clearly needed replacement but they sent a technician to "repair" it at least a dozen times.

• During the rainy 2023 season, our home was flooded for several weeks, rooms unusable, and constant repairs and construction over the span of 10 weeks. There was no type of credit or reimbursement for this type of interruption and lack of service.

• The pool is heated during the summer but not in the winter, in spite of what's advertised (nevermind how odd it is to heat it up in the summer). After I notified management, they announced to the building they'd reinstate heating but they never did, even after I confronted that multiple times.

From making it easy to report and address maintenance issues, make rent payments, being informed of blg repairs - they've been the best.

Our year at La Ventana under Rosh Mgmt was the worst rental experience we’ve ever had. They will tell you anything to get you into a unit and then retract commitments once you’ve signed. Get everything in writing, though it will be challenging as they will typically refuse to respond in writing and will want to call or meet instead, even when you contact them in writing. Benhur will also often conveniently not have his keys if you want a second look at something, so don’t sign until you’re 100% satisfied you’ve had the time you need to look. Also, once you’re in, you don’t matter. They’ll inconvenience, ignore and disrespect you in favor of pleasing potential new tenants.

We’re good tenants that paid our rent on time and took good care of our apartments until we recently bought a home. In return, they did nothing about noise complaints, ignored multiple emails about issues with the apartment, subjected us to noise and fumes (with no notice) from renovations taking place outside of WeHo’s allowed hours, shattered one of our windows and dumped waste from the roof onto our patio after we complained to the city (and didn’t fully clean up the glass), never addressed issues leaving our fridge only partially functional during the year we lived there, and charged us to repaint even though we had their permission to paint accent walls when we moved in.

I, generally, hold my reviews to make sure great service is sustained and not just a pleasantry as I come through the doors of 1031N Crescent Heights Blvd. I can say, with no reservations, that this place and management team are awesome! Considering that I went through my application, lease and move-in during the ’rona pandemic and you’ll understand that they definitely have their stuff together here. Benhur at Rosh Property Management and his company’s attitude towards their residents makes all the difference. Benhur is always here to answer my million questions and concerns from the first day. To keep this brief, we ran into a small problem with an appliance at move-in and the response was overwhelming (appliances replaced/repaired, clean up done, customer happy...). The maintenance team is the best - it’s great to live somewhere that you’re happy to see the crew!!! It’s been a true pleasure living here and we’re looking forward to a long future.

I don’t normally leave any reviews but I have to say that I gad the best experience with Rosh Management under regency holt location. They were prompt and very communicative. Felt comfortable from the whole management team for two years.
