All I can say is that the best day of my life will be when my lease officially ends. Ive had multiple leaks, extreme humidity, my bathroom floors are molding from all the water trapped underneath, dog park not usable s*** everywhere and it gets left for days and days which is absolutely disgusting, and they will not fix your issues I can promise you that. I’ve asked them to stop the leak underneath my master bathroom floor coming from my shower many many times. It gets worse everyday. The toilets are held together with caulk. I even changed my own light switch in my bathroom because it took them weeks to come out. Such a nightmare. Not safe for children to live in mold ,but I do clean my 8 year olds vent in her room often. Worst place to live in Hoover right here. Rather sleep in a dumpster, but not at Riverchase landing’s because it is always overflowing.

I guess when I pay my rent I expect to at least have a more livable condition. But no.

This has been a terrible experience from the moment I received my keys.

When I completed my application the unit I was applying for wasn’t ready yet to leasing agen Nikki Davis took me to a “similar” unit. During our visit, she told me that my unit would have updated appliances and countertops, and a washer and dryer unit.

My move-in day was scheduled for the Sunday before Memorial Day so Nikki told me in an email she would meet me at the office at 10am the day before on Saturday to give me my keys, since they would be closed on Sunday. I was there, she did not show up. The girl working in the office that day was brand new and could not get Nikki or anyone else on the phone for about half an hour while I waiting. Nobody left her any information or instructions.

Frustrated already, I finally got my keys and when I went into my unit, it had old appliances and countertops, and the inside of my stove and dishwasher were really dirty. My carpet was filthy, and there was no washer or dryer. I spoke to the girl in the office and she said nobody would be able to get back with me about any of this until the Tuesday after the holiday, 3 days after I got my keys.

After the holiday, after going back and forth with Nikki claiming she never told me those things, I finally spoke to Brittany, the property manager. At first she instinctively refused to remedy the situation in any way and only after I showed her pictures of my dirty appliances and carpet did she call me back and offer me a measly $200 credit. She sent people after the fact to clean my carpet and appliances. Oh, and she offered to let me pay an extra $100 per month for the updated appliances that Nikki promised me before I signed my lease.

Now it’s my 7th day of living here and they keep telling me every day that the washer and dryer (that are supposed to be furnished in every unit) should be here any day. I’m running out of clean clothes and they can’t give me a solid timeline. So I’m paying for a washer and dryer that I don’t have and I don’t know when I’ll have them.

On top of that, I decided to check out the gym a couple days ago and discovered there is a key card scanning system to gain access. I again spoke to Nikki in the office and she told me that they “plan” to upgrade the system so everyone puts in a code instead of using a card, so until that happens they don’t have any additional key cards to give out to new residents so unless I only want to work out during office hours when I can find someone to let me in, I’m also paying for gym access that I don’t have. And I came by at 5:30pm on Thursday to use it when their office hours say they are supposed to be open until 7pm and nobody was here. And I’m here today on Friday at 1:30pm and nobody is here.

I would not recommend this experience to anyone and a measly $200 credit does not begin to remedy the frustrations and inconveniences and direct lies I’ve dealt with.

Edit: as I was making this review outside of the closed office, the maintenance supervisor Marshall came to the office and after telling him my frustrations, he gave me his personal gym access card out of his wallet so at least I have access now. He was also quick to replace my doorknob and order a new ceiling fan, the two work orders I put in through the app.

Worst place I've ever lived. The management is terrible. I'm being charged $100 for one bag of trash on my doorstep overnight. When I moved here, it was great. The current management staff, specifically the assistant manager, is the worst manager ever I've ever dealt with. Do not choose this as a place to live. When I moved in, the staff was friendly and fostered a sense of community. The current staff is terrible. The dumpster is always overflowing into the parking lot, the water is off constantly, and they are very rigid. I will not be renewing my lease here. I've never been late with my rent 1 time in 2 1/2 years. The tenants are disrespected and disregarded! When I was emailed about that ONE bag of trash, I responded with the many concerns I have as a tenant. I was basically blown off. This place is very expensive for what you receive as a "home!" I would not recommend this apartment complex to anyone! I just went to take my $100 bag of garbage to the dumpster. These are the pictures from 3 minutes ago. They don't live by their own standards! The GOOD people in maintenance were Jay and Marshall, and they were fired. I told management I would not pay it, but would continue to pay my rent on time as always. They basically bullied me and said they wouldn't accept my rent if I didn't pay it. I don't remember when I've ever been this mad! We pay for nonexistent pest control. We pay for no calls from office staff. If you look at the reviews for the past 6 years, most of them say the same. They just pass down their rules and regulations with no reciprocity to tenants complaints. I've let so many things slide since I've lived here. No water like 50 times, yet still paid a water bill. They left a stove in the breezeway with smelly grease for a month. I requested maintenance handle it. They left it for a MONTH! Miscellaneous fees. For what, exactly? If you see this review, don't move here! If you look back at the Google reviews over the past 6 years, the majority say the same! They picked a fight with the wrong person! I have a 5 mile long fuse, but at the end of that, you better duck and cover! If I could have left negative 10 stars, I would have! I'm almost 57! I've never left a negative Google review in my lifetime. That should speak volumes!

If I could give no stars I would!!!! This Rat infested hole in the wall apartment complex is absolutely disgusting !!!! The staff are unprofessional and rude! Brittany should be replaced as manager by Tionne if she’s still there and the rest of them need to be whooped. They don’t do anything, this company should just buy answering machines because that would be more efficient . Brittany told me after calling 5x that I was being dramatic/lying about catching RATS ! I had to call a manager above her “Jodie” to get Real exterminators out instead of the Men with hammers they call handymen!!! The rat problem was so bad I got credited a month of rent, Then Brittany decided to tell me my maintenance requests SAY ITS DONE but I have cameras in my apartment because their maintenance people are thieves as well as come in unannounced! Everyone of them stay high and they don’t fix anything for months! Corey is the main problem he would tell you he’s going to the hardware store and Never come back! Then mark the job as done! Once my apartment flooded and the fire department kicked my door in it took them 4 days to fix it after I called and wrote countless emails! And the door is still iffy! There’s also a lot of rules being broken and they do nothing about it! I’ve came home and the breezeway is full of kid toys, bikes and large pots of cooking food right in front of my door! There’s also shadey people walking the halls stealing packages!

Also there’s something in the ceiling ,they say it’s a squirrel I know it’s not !It’s been there since I moved in last year!I called in and put a maintenance report in and Brittany told me it’s squirrels and they CANNOT do anything unless it’s in my apartment! When it runs it sounds like a Pitbull running! The thing started burrowing through the ceiling of my half bathroom and the “handymen” took their time fixing it and left all the drywall and insulation in the bathroom and toliet for me to clean! I haven’t used that bathroom since!

Also trash disposal is a problem! It’s almost a mile to walk to the trash bins and it’s so nasty over there! I don’t know how they are still in business but BEWARE!

Also the water gets cut off multiple times a week most times without warning Then your sewer bill goes up for no reason! I was being charged for cable and never got a cable box!

The newest scandal is someone is breaking the locks on mailboxes and they aren’t trying to figure out who’s doing it And it took 18 days to fix and get a new key smh

After staying in these apartments for some time, we realized it was time to leave ASAP. We only wanted a safer and more livable environment for our family!

1. The apartment complex we stayed in had constant mold growth coming through the walls, roach/rat infestations, and criminal mischief in our building.

2. Maintenance is the worst. Let’s just say that it’s the blind leading the blind! The maintenance supervisor, Cory doesn’t know his job or how to do it, and the maintenance staff can’t be trusted. When submitting work orders, it takes anywhere from 4 weeks to 2 months to be completed. When you submit a work order and leave instructions to call first before entering, it is ignored. Per the manager, Britney “maintenance shouldn’t have to call you to do repairs”. This is unfair to the tenants, especially when maintenance is very sketchy. If you stay here, you need to be there when maintenance is in your home because they have wandering eyes and are always high on drugs!

3. Management is hot garbage! Britney does not care about you, she only cares about your money. She prances around the compound like Mary Poppins because in her eyes you are a peasant to her. If you are going to rent at Riverchase Landing, ask her what is the status on the displaced families from the fire. Britney picks and chooses who she wants to help! Like the displaced families from the fire, she charged some families a relocation fee upwards of $700 for another apartment and offered a waved charge for others. Let not forget to mention all the pending lawsuits against the apartment complex. Britney is the worst and as a Christian family of faith, the Lord will come for her!

4. Office staff could do better! With the turnover of staff every 60 days, they don’t know their job! Every answer coming from Miki and Gladys is “we don’t know”, “it’s not our job”, “we are only leasing agents and don’t handle those actions” and “will will find out and get back to you”. If you are trying to reach someone at the office via phone, good luck. You can keep calling and leave voicemails and no one will get back to you. The office staff is useless, but what can I say. It’s a direct reflection of the management!

5. Amenities can be better! If you like swimming in a dirty and slimy pool during the hot summer heat, have fun. If you like going to a gym with
defective equipment and non calibrated exercise machines, work out safely. The playground is a joke and very sad, not even the resident kids want to play there! With all the money being taken from tenants for amenities, you are being robbed!

6. As for the neighbors, it depends on the building you are in! We had amazing neighbors who watched out for each other. Other buildings, you will hear complaints about tenants smoking marijuana and leaving trash all over the premises.

7. Surrounding apartments are horrible. They graffitied on the apartment walls and it took about a month to clean up! The trash is always overflowing in the bins. The drugs are a widespread in the apartment complex, especially with the apartment staff and management under the influence! Vacant apartments have been left unlocked leading to unwanted guest and squatters breaking in to live or do drugs in.

This is a honest assessment of the Riverchase Landing Apartments. I have more pictures and video evidence of everything detailed. Even to what happens in the maintenance shop during lunch!

So I moved in in December, about 9 months ago. My base rent is $1250 and then you add water, pest control, cable, trash and they send you the final bill. Well when I rented my apartment, directly from the office manager at the time I might add, I explained with much emotion that I absolutely could not afford more than $1500 a month and if it would be more then I would find another smaller cheaper unit. She assured me that in no way would it ever be over $1500 a month. Why I didn’t get that in writing I don’t know, I simply trust people too much. Well, since I’ve been here my rent has never been under $1600 a month and usually it’s $2650. I was told this was because of a sewer issue that they were dealing with and putting the cost off on all residents, a $200 a month cost per resident. In 10 months that’s over a million dollars and I’ve been paying for 9 months so you tell me that problem shouldn’t be resolved. I am about to get an attorney along with multiple other residents because I was lied to and this is why we rent so we don’t have to pay for things like this that go wrong. To make matters even worse if they fix anything at all it takes them months and they just mark completed by your incomplete work orders. On top of it all our building and many many others are infested with roaches and mice and we pay for pest control every month and the office has been made very aware of the problem yet in 9 months past 9 months pest control has entered my apartment 2 times for 3 minutes each time. I’ve had enough of paying this rediculous rent, one of the highest around here, to be treated like this.

I just moved in and Jordan,Kylee Brittany, Andrew, n Cheyanne ( maintenance) have been the most helpful . That is so appreciative because it is stressful moving. Just there patience alone is worth kudos. If it wasn't for them people could not get apts fixed or having people to.move in properly n I really appreciate that. It relieves the stress. They make it worth living here

I have lived at Riverchase Landing for about 15 years, different locations. I have not had a lot of maintenance needs. But the maintenance department responded promptly and is ALWAYS courteous. The apartments are spacious and property is well kept.
