We hired Rich to represent us in our purchase of a home in East Sac after losing out on offers made on 3 homes with a previous agent. While it was my intention to interview several agents, it became clear why my lender, Nick Street, gave Rich Cazneaux his recommendation. Rich possesses a wealth of knowledge regarding not just the current market in East Sac, but also explained what to expect in terms of the "quirks" of the 1930s-50s homes I would be looking at -- which of the issues are concerning, which are maybe not so much. Rich brought Chris Kunz (who literally responds to your texts before you you hit send) on board to assist in the search and negotiations and we were under contract 12 hours after making our first offer. This is even more amazing considering the offer was made the first day the home was on the market. When issues arose during the inspection (as they nearly always will) Rich stepped in and had a tradesperson present literally within a half hour. Ultimately, it was Rich, not the contractor, home inspector or electrician that isolated the nature the problem. Honestly, what agent do you know who can do that? Its the kind of knowledge, expertise and experience that is worth paying for. I would not consider hiring anyone else, whether buying or selling.

Rich is well known in our neighborhood as a top broker, and we were happy to work with him. Before pricing, he presented an extensive market analysis and then told us where our house fit in to the existing market. He offered good suggestions for how to prepare the house for showing. His referrals (painters, etc.) were great and helped us quickly prepare to list the house. Once listed things moved quickly, and Rich guided us well in terms of waiting for multiple offers and the timing for review. We were grateful for the guidance on the offers and the escrow process. We are quite happy with how things turned out. We'll miss our house but are pleased the sale process went so smoothly.

I was very pleased with the assistance I received from Rich Cazneaux, who managed the sale of an 8 unit commercial property in Sacramento, California.
He had been recommended by the property manager of the building, who also had long experience in Sacramento. Rich did a fantastic job of selling our McKinley Village house. I interviewed 3 others and Rich had the most knowledge of the area by far. He had been aware of the new subdivision for several years before the first house was built. He was aware of the award winning amenities and other intangibles that the community offered. Most importantly he had a great marketing plan and network of agents to source from. He planned out a schedule to put the house on the market which his team precisely met!
