A Beautiful Community, But Terrible Management & Hidden Issues

My wife and I lived here for four years, and while the community itself was great, the management made our final months miserable. I have over 15 years in construction, and after experiencing their negligence firsthand, I can confidently say this place is not what it’s advertised to be.

The Good:
• Neighbors & Community (5/5): The people here are warm, friendly, and make it feel like home.
• Outdoor Spaces & Location (5/5): Beautiful countryside surroundings with hidden parks, scenic trails, and charming areas nearby. The post office and library are within walking distance, both of which we used and appreciated.

The Bad & The Ugly:

1. Catastrophic Flooding & Poor Handling

The day after Christmas, a pipe burst in the unit above us, flooding our apartment for 4–5 hours straight before management finally shut off the water. Instead of immediately cutting the main water supply, they let it run while “trying to find the leak.” Anyone in the trades knows the first step is to shut the water off and use air pressure to locate leaks.

Yes, they removed soaked drywall and did flood cuts, but they never replaced the framing, which was severely compromised.
• The framing behind those walls is KD pine, which should never be used in a commercial building. Proper practice calls for metal studs or at least pressure-treated wood at the base plate.
• With soaked KD pine sitting against concrete, mold growth is inevitable. I can guarantee there is hidden mold and termites inside those walls.
• Spraying RMR-86 only treats surface mold—it does nothing if you don’t remove water-damaged materials.

We had to live in that flooded unit for three days before they finally moved us.

2. Retaliatory Management & Lease Games
• Lease Non-Renewal with No Explanation – After four years of paying on time and following every rule, we were suddenly told we couldn’t renew. No explanation, just “we don’t have to tell you why.” It felt personal.
• Sudden Pet Policy Change – Our dog was approved in writing when we adopted her. After years with no issue, we were suddenly told she wasn’t allowed—right after we pushed for a unit transfer post-flood. Retaliation? Seems like it.
• Move-In Incentives Were a Scam – We were promised a rental discount if we signed by a certain date. That deal disappeared as soon as we signed. If they offer you something, don’t count on getting it.

3. “Luxury” is a Lie

As someone who works in high-end construction, I can tell you this place is far from luxury.
• The cabinets are cheap. Real luxury cabinetry is plywood with soft-close doors/drawers—this was low-grade junk.
• Appliances are low-end. These aren’t high-quality—they’re discount store specials.
• Contractors are unskilled and underpaid. The countertop and cabinet installations were some of the worst I’ve ever seen.

4. The Property Manager is the Real Issue

Nicole, the current property manager, is unprofessional, dismissive, and rude. She might be great with numbers, but if you need anything fixed, good luck.

Bottom Line

The community and outdoor spaces make this place look appealing, but the hidden mold, termite risks, cheap construction, and terrible management make it not worth the price.

If you want real luxury and good property management, look elsewhere.

If I could give a zero star I would. My son applied for an apartment here and left a $500 deposit. The leasing agent never told him if he found another place he WOULD NOT GET THIS BACK. He did find one that was more affordable closer to his work. When he called to tell Slatersville they told him he would not get his $500 back since he isn’t taking their apartment. I was with him the entire time and the leasing agent never once told us he wouldn’t get his money back if he didn’t take the apartment. Not one time was it said. Why would we think someone would keep $500. That’s crazy. I would have told him to think about this you can’t lose $500. We tried to get his money back by reaching out to the Property Management company and because the agent told him she did tell us it would not be returned they will not refund it. He even went as far as to say I could refund it but based on her telling me that she told you it was not refundable I’m not going to. He said, she said and she didn’t say. I even asked him to consider refunding at least half. Do the right thing. My son was applying for affordable housing. He doesn’t have $500 to lose. It’s so wrong. They would not help him. During my conversation with the Property Management representative as calm and nice as I was being he says OH MY GOD. He was done listening to me and that is how he responded. Very unprofessional. He could have helped this young man who simply didn’t realize they would be taking his $500 from him. Lesson learned for sure. I was just hoping they would do the right thing as a company. They chose OH MY GOD instead.

The apartments are small for the price you pay. The walls are paper thin so you hear everything your neighbors are doing, including the ones below you. There is no storage onsite, we had to downsize immensely and rent a storage unit for the rest of our belongings. We were there for a year while we shopped around for houses. I’d recommend this place to older couples with no kids or retiree’s.

I just posted a review through yelp but wanted to make it known here too. This place is terrible in almost every way. We’re new move ins and just find out that not only do comforters not fit in the washer/dryer but their answer was take it to the laundry mat when we already pay $2500 a month. I used to work for a similar company and they absolutely did not handle things this way. The maintenance guy here took an hour and ten minutes to show up for us being stuck in the apartment on the morning of day 2 just to leave for parts and tools since he showed up with nothing, and he walked in without knocking when he got here the first time, told us to just leave the door open and we could leave the apartment when he didn’t show back up for about another hour. Every closet in here was broken or installed incorrectly, missing parts, and our front door was also loose at the hinges and the frame is still loose. Even after complaining twice, our bathroom door still wasn’t painted. Our blinds are all rusty and don’t turn using the rod. And the top part of the windows can’t be covered so we’re just supposed to be cooked by the sun all day because they charge a fee if you cover them.

I am a current resident, I have not been able to get a nights sleep since moving in. I can hear every word my upstairs neighbors say every cough and any other activities they are performing they are up all night and this has been going on since I move in. I have asked to move to a different apartment at my own cost and was told I would have to a transfer fee as well. All they do is want you to try and record the other residents and even when supplied those recording they want you to keep doing it with no resolution. Again I only asked to switch to a new apartment and have got no help. If you value sleep and privacy do not live here

I just moved to Florida from there in 2024 and I can say they do a great job w maintenance! My hallway was outdated. Solid doors, walls and ceilings for noise dampening. Had to pay 3200 to breach my contract but that's life. Pool way too small for that many units. Nice area and natural environment.

Beautiful community, safe, pet friendly, and wonderful neighbors. Located near Rt 146, walking distance to shopping, restaurants, and library. If you have a dog, this is a wonderful place to live, lots of room to walk your dog.
