Prosperity offers a seamless process. I was selling my home and Kacie walked the home prior to listing and gave me suggestions for updating things or leaving everything as is. I chose updating things and she was able to get the most bang for my dollar. She was informative and easy to communicate with. She was prompt with information and walked me through my options once there were offers. I will be using Kacie and Prosperity to buy my next property for sure.

Horrible!!! Run!! Incompetent and sneaky.
Started with bait and switch!! Ended with a bait and switch.
Offered 4.5 comm to sell our home for weeks. literally presented agreement with 5% no explanation, no communication it changed, nothing. Would not honor their own offer.!
PRG continuously told us we would never get what “we” were asking. Insisted worth only 238k. WE listed at 255k. Kacie Eye rolled us. Agent Gail Carruth Put sign out and never came back. Popped it on the internet and took calls.
Only 10 showings Pathetic. I asked why?
PRG Claimed we listed too high (that was lie)
(Supposedly had 2 offers but to this day Gail refused to send to us. She would not let us see it or use for back up offer. Claimed we could not see it or do back up when under contract. Another lie)
The buyer offered 265,000.
-Gail called to apologize for doubting is as offer was above asking,Claiming buyer golden & she verified buyer could pay difference in appraisal. (That was a lie)
-Every counter we offered Agent would not do. Claimed it was stupid, illegal and screamed for us to listen to her not ourselves.
-All we asked was:
2% EM -would not do it
Cap repairs 1k - said stupid
Lower price but not paying closing- gail gave buyer everything asked for (They might not have funds, career is a..just give it to them etc.
(At this point we agreed to fire Agent )
Per Realtor Ethics-overstepped boundaries
Told agent here on out, we will make decisions without her being on phone with us to influence and then call her with our choices.

Then Gails golden BUYER TERMINATED DUE TO LOAN DENIAL, (yep) NEVER EVER had the funds to pay anything over appraisal!!! Not the 10k she offered over asking nor asking nor below asking. Buyer agent told me later no-one ever asked her to prove her buyer could fund appraisal gap. Buyer hid denial for two weeks!! wasted 2 weeks of our time waiting on appraisal which was never coming.
Gail admits she completely empathized with the buyer (a no no per GAR) and did not care who liked it. It is who she is 🤦‍♀️🤦‍♀️
Agent and Broker felt “we”were being unreasonable because we would not lower and sell it for FMV (it is a SELLERS market Helloooooo!!) when buyer wanted reinstated. Yes buyer wanted reinstated as loan error but never ever proven fully underwritten (less appraisal). When we declined to reinstate and asked for the unseen supposed other offer, welll…..
Kacie fired Our agent and took over without our consent!!! Approached the buyer and caused the sale to end!! (Kacie unethically tried to keep commission surviving ). B5-3 GAR Broker agreement - that is not allowed as no survival agreement will exist. It was completely sneaky, unethical. Had to hire an attorney to protect future commission from sale and their greed🤦‍♀️

Then, not even representing us anymore, sent me a text trying to justify why we would never sell higher, comps said so and we were unrealistic but good luck. Wth does that. . 🤦‍♀️

I am thankful they got attitude and screwed it up. Per Kacie’s own admission “it is apparent the way you wish to sell your home is not something we here at PRG can accommodate”

New agent -raised list price to 260k
33 showings in 3 dys, multiple offers.
Took top 3 offers AND negotiated like a pitbull, AND we signed back up offers while still open for more(yes you can do that)

So when I tell you to interview agents, be cautious using a friend, acquaintance or family member, inexperienced or “because it’s local” business, it is for your own knowledge as the Consumer. Definitely Gossip Central at PRG thats for sure. (I Witnessed that many times!! I probably know y’all’s business and don’t even know you)

30k is alot to leave on the table!!! Just do your homework. Just because the houses down the street sold for 240 means NOTHING in this market but thats all PRG goes by, per PRG.
