Worst apartment complex I have ever lived in. Cars getting broken into, neglectful property staff, trying to enter apartment without notice, no communication from front office. 6 months of full rent never late and have been living with no floors and chunks of our walls taken out, roach infestation even though we pay monthly for pest control that never comes, mold growing in our apartment. The moment we put in our termination for March 29, 2025 now they want to fix everything, lied to the contractor and said we were supposed to be moved out last week March 10, 2025 - March 16, 2025 just so they come in and fix the apartment to lease it out when we leave because that’s more important then fixing it when we are currently living in there. Couldn’t move us to a live able apartment but can move people into 2 apartments next us. I do not recommend this place at all, they do not care about their residence all they want is your money and want nothing else to do with you.

Brittney, Jason, Kristen are the dream team as far as the leasing agent team goes! They actually take time to listen to your problems and help you solve them! Wally and Ricky are on top of everything as far as the maintenance team goes and I know I don't have to worry about any repairs taking too long. This place has made a huge 180 since the last management team left, and I couldn't be happier with the service I recieve from the entire team. Thank you guys for providing us a *prospering* community.

My 2 years of experience living at Prosper has been ok so far, my only concern is that they need an on ground securities due to a lot of car break ins. Yes it's comfortable living within my apartment but very concerning of our personal properties on the community grounds, I feel that there's a great need for all unit's to be renovated for the upscaling of rent price, Our community should have more activities for our young especially our pool and playground. Our community pool should be allow to be at use during spring time not just summer, due to our kids out of school it should be more better maintenance with our pool and area. Our community playground should be renovated with more outdoor addition.
Now the office staff's are amazing and understanding Mrs. Emily and Ms. Lakesha they put in the effort to make sure all tenants are aware of changes and concerns. Maintenance could be more better in maintaining the community grounds and fixtures. But as for my unit it's a blessing to me and my family nice sq. Feet with barely any issues to our unit. Only thing is disturbing is our doors that can't close properly with out slamming it, all the units next to mines have to slam there door I feel there's a need of fixing this issue. And Maintenance needs to respect that if it's in the office request files not to enter in a home they should not twist and turn our door knobs, not saying all do but in particular cause my daughter who's at age felt not safe. But besides what I have spoken Prosper is ok not the best but ok to live at depending on which units is given. As for me I'm in the front by office so I like my unit easy access to gym and pool.

🚨 WARNING: AVOID "PROSPER" COMPLEX AT ALL COSTS! 🚨

Living at Prosper has been nothing short of a disaster. Here’s a rundown of the major issues you’ll face if you move in:

Mismanagement: I was approved for two different units, but they gave them away to other tenants due to miscommunication, delaying my move-in by over a month.

Non-refundable fees without seeing the lease

Zero Accountability: The management has no clue what’s going on. They’re always “shocked” by ongoing issues and can’t seem to track whether maintenance has been sent to do repairs. They refuse to take responsibility for the constant disruptions. They HATE to put communication in writing.

Locked Doors & No Communication: The office doors are constantly locked, and the phones are regularly off during office hours. Maintenance staff even informed me that management is inside but chooses to keep the doors locked. This happened even before a hurricane. They are clearly understaffed, with no one available to assist tenants when a staff member is out or in a meeting, which seems to happen daily. I'm sure they will say they're upset with my concerns (fake care) then tell me to call them, which I've done a 1001 times. ETHICAL leasing and management practices, including proactive communication, would've prevented this review.

"Habitable" with a Tree on the Roof?: After a storm left a tree on top of my apartment, management refused to prorate my rent, insisting the unit was habitable, even though Valdosta Emergency Management suggested I not return. This demonstrates a blatant disregard for tenant safety.

Dangerous and Unhygienic Environment: The complex is disgusting—trash is everywhere, including the stairs, and the repair crew leaves dangerous debris, like chunks of wood with nails, in walking areas.

Roach Infestations & Mold: Both units I moved into were infested with roaches. The humidity is so bad that mold grows on furniture, and the bathrooms are moldy. When I moved in, the paint was wet and peeling.

Water Shut-Offs Without Notice: They constantly shut off the water without warning for repairs, despite having ample time to notify residents. I personally know people whose apartments flooded just hours before the water was shut off due to this poor communication.

Blatant Privacy Violations: Maintenance entered my apartment without notice while I was naked, just to “check” if repairs were needed. This is a clear violation of privacy and shows their complete lack of professionalism.

Slow Maintenance Response: Basic maintenance requests take over a month to be addressed, leaving tenants in unsafe and unsanitary conditions.

If you care about your safety, privacy, and sanity, DO NOT move to Prosper. The management is completely indifferent to tenant concerns. Stay far away!

Any apartment complex with this many available apartments on realtor.com at this price point, in these desperate living times, should be a RED FLAG for anyone looking to rent. Not to mention the reviews! I'll pass because I'm not quite that desperate yet...smh

My family enjoys living here. Nadia, Jason,and Kristin are very nice to us. The maintenance staff is good as well. Levi had to come out tonight for a plumbing concern, and was very nice.
