The team has been managing my property for ~2 years now and they have been excellent to work with. I work and live out of state and it's not an easy thing to rent your primary home, but I'm put at ease knowing that my property is being well managed. They have done a great job of finding good tenants and are very responsive and flexible when it comes to fix requests and general maintenance items. The rental dashboard is easy to use and all rental payments, repair invoices, and end of year tax statements have been accurate and on time. Look no further if your looking for a great company to manage your home while your away.

UPDATE TO RESPONSE: As usual you harp on the things that are not pertaining to the issue. As stated on your Tenants Move-Out Procedure (photo attached) "Please ensure that all keys are returned to our office... This is not an expense that should be deducted from the security deposit. This is the tenants expense as she is to leave a working key and the home in a clean state. You also failed to do a proper inspection upon move out as you didn't go to the home until 8/9 as the tenant moved out on 8/2 to look through the windows as you didn't have a working key (you're supposed to have a working key at all times). Start taking responsibility for your mismanagement of our home and follow the correct procedures to ensure no one else ends up with a home looking like ours. As for the roof, that was taken care of in 10/2016 as I have documentation from USAA. Now, if there were repairs needed after that, you did not notify us as I see no documentation or request for roof repair. And yes, we did a review of the last property management as they did a poor job in maintaining the property as well as evident of the pictures we posted. At that time, in 2016, the whole home was repainted so there is no need to have repainted our entire home again so soon. But due to the tenant you placed there, she did not maintain the property well as the painted interior does not look like it was kept up well.

Please review our review before hiring this company to manage your home. SUMMARY: Our tenant decided to leave before her lease ended because she did not want to live there while the home was on the market for sale. The property manager did not obtain a 30 day notice from the tenant to vacate our home. Rotonya forfeited the tenants security deposit and deducted their fee's for the months that the lease was supposed to run to and sent us the balance. They did not complete a move-out checklist or walk-through as indicated on their website nor did she obtain cleaning receipts or confirm the home and carpets were thoroughly cleaned. An email war pretty much ensues as Rotonya and Gilbert do not take responsibility for their actions and instead insult us.

Our realtor was appalled to hear how they went about the move out procedures and how the key to this day is still not turned it from the tenant. PLEASE BEWARE if you decide to go with this property management, especially for out of state property owners. Everything seemed like it was going ok while the tenant leased our home for 3 years but after this experience, I would NEVER recommend them to anyone. To top it off, our realtor emailed us today as she was worried about the state our home was left in by the tenants as the property managers failed to do their jobs. She was appalled to see the state of the home even though Rotonya and Gilbert insisted that the home was in good condition. She stated there was trash all over the ground in the front yard, she put the trash bins away from the road, the tenant left a sofa in the garage and other items, the tenant left stuff in the kitchen drawers, the house was filthy and needed a deep cleaning, and the carpets were extremely dirty and needed a deep cleaning; she could not see it initially when she went as the tenants furniture did a good job of hiding it. Our fence gate was falling apart (the property manager never notified us of that so it could’ve been fixed), the yard was over grown and some weeds a little out of control. ***Attached are photos of our home the tenant left it in. Our agent was able to get in through the garage, which the property managers didn’t even attempt to do as the tenant told the agent that’s how she gets in the home because she has no key and that a relative has the key. So looks like we’ll be needing new locks, carpets cleaned, a deep home cleaning, and garage remotes. Good luck to any other property owners that use this company as we hope this doesn’t happen to you.

I rented via Property Management LLC, and of any rental management company that I've dealt with, this company is the best. From the moment I expressed an interest in renting with them, I was treated with the utmost respect and courtesy. I've never had to wait an unreasonable amount of time for a response to a maintenance request, and you can tell that the staff cares about the properties in their care. If you are looking for an apartment for rent, I couldn't recommend as better company. It's rare when you don't have a single negative thing to say... And I certainly don't. Prperty Management LLC of Columbia is the best.

I had a great experience with this company , Rotonya managed my 2 bedroom home out in Chapin for the last 3 years. Before-hand I tried doing it myself as I like to cut cost. Due to me being military and always abroad I had to have someone manage my property. Needless to say Rotonya did a great job. I would also like to say, I spoke with Gilbert several times about some maintenance repairs in my home, I assume he handles that side of the business,but the repairs was done immediately, and the vendor he provided had reasonable pricing. Both are easy to communicate with and will definitely recommend to my friends and family.

I’m an active military member who became a homeowner when I was stationed at Fort Jackson. We are lucky to have Property Management Services of Columbia to help us manage our house while I’m stationed in another area. It's been a little over a year now. They pretty much take care of everything for us. All we need to do is receive our monthly payment on time at the beginning of the month. I will strongly recommend them if you are looking for a management service for your property!

I Do Not recommend Property Management Services of Columbia for these reasons…
First, I received a phone call on Wednesday from Juanita, the property manager assistant that my rent payment had not been received and if I didn’t pay by the following Monday eviction proceedings will be initiated. After speaking with my bank, I informed Juanita that a cashiers checked was mailed to them since they were not setup to receive electronic payments; even though this was a question I had asked upon moving in and was told they do. I reached back out the following Friday to see if payment was received and Juanita informed me they still had not received payment and a late fee was applied. I went back to the bank and hand delivered a cashiers check to Juanita on the same day then I went back to the bank again to speak with a representative to trace the check. The representative informed me the check had been cashed and it was cashed by them. At this point, I had paid them $2,590 for the month of October plus $121.15 late fee.
I reached out to an attorney and after the law firm contacted Property Management Services of Columbia, I received an email from Rotonya, the property manager that the extra payment would be returned along with the late fee.
Second, I emailed Rotonya my intent to vacate and was told I didn’t provide proper notice, therefore my security deposit will be forfeited. I had provided a 31 day notice, so I didn’t understand how this wasn’t a proper notice, since my leased stated a 30 day notice was required for month to month tenants. Rotonya informed me that a 30 calendar month noticed is not a 30 day notice and provided the example of September 1 - September 30 as a calendar month, therefore I was supposed to notify her by August 31st my intent to vacate. Third, there were a host of other issues to include the ability to speak to them via telephone or receiving a timely response to email/text communications. It would take them a day or a couple of days before I would get a response back.
There were also instances when I wouldn’t know who I was communicating with because they didn’t want to include their name, which was very strange to say the least. They don’t provide a reasonable noticed for changes in their processes. For example, I was not notified they were going to start charging a processing fee to process rent payments via their online portal. Also, I was notified three weeks prior to my lease expiring that my rent was increasing by $50.
Lastly, upon vacating the property I had contacted Rotonya to request a final walk-through and was told for safety reasons they will not be doing a walk-through with me because they had a bad experience with a tenant in the past. I recommend you save yourself the stress and frustration and look elsewhere as Rotonya and team do not operate in good faith.
