A Tale of 60 Days

We made the decision to move earlier this year and received a realtor referral from longtime friends. They and some of their family members had engaged Carrie Hyatt for three separate transactions. They strongly urged “You need Carrie, now!”. We had almost decided on a local realtor in our area, until we arranged to meet Carrie at a property we had almost decided to purchase. She helped us see the properties’ limitations and we decided that we could do better; and we also decided that we would do much better with Carrie as our realtor!

Home Sale - we decided to sell our home first before buying to be more competitive with no home sale contingency. Carrie encouraged us to move quickly, and with her help and industry connections, we were able to prepare our home for sale in two weeks! She recommended that inspections and repairs be completed prior to listing. Carrie quickly scheduled and was present for roof, pest, and home inspections, she contracted for home staging services and professional photos (no, we did not have to pay for this service!) and recommended other sale preparation services. Carrie also purchased sellers home insurance to cover escrow plus one day (who does that? She did the same for our home purchase!), and she even provided a referral for an excellent Air BnB where we stayed while we searched for our new home!

Carrie was right, our home sold during the first week on the market for over asking price, and the buyer waved all inspection contingencies. The sale could not have gone any better, or faster!

Home Buy - we turned our attention to finding a new home. Carrie believes there are no wasted showings and was always available to show as many homes as we wanted to see. She was in touch with our target area market and promptly sent us listings that matched our new home dreams. We spotted a potential property at a mid-week open house, and Carrie scheduled a private showing before the big weekend open house. We decided to go for it on a Friday night, Carrie had the offer ready by Sunday AM, and to the seller’s realtor before bids were reviewed by the seller on Monday. Now, here is where the Carrie Magic comes into play – there were four offers on this property. Our offer was over asking; however, we were still in escrow on our home sale. Carrie was able to connect our buyer’s realtor, the seller’s realtor, our escrow rep and our loan officer in such a way as to reassure the seller that our home sale deal was on lock and there was no risk in selecting our offer.

With careful negotiations, industry knowledge and relationship finesse, Carrie was able to score us our perfect property on our first bid in this competitive market against an all cash offer. Now, that’s the power of a great realtor!

60 days had passed, and with Carrie’s excellent realtor services, we sold our home, bought a new home, both escrows closed on the same day (that worked well for us), and we learned that a great realtor does much more than showing houses and paperwork. Carrie and her team provided excellent marketing, and kept us on track with all the required real estate information and necessary signatures. Carrie maintains trusted contacts with finance, escrow, inspection/repair pros, and the list goes on! She communicates clearly, has wonderful working relationships with realtors and related professionals, and is up to date on CA real estate requirements. Finally, she was such a pleasure to work with that we really missed her when our deals were done!

We now urge anyone who is looking for a realtor, “You need Carrie Hyatt, now!”.
