I am the Office Manager for a Masonry Company - We have completed work for a property that is under their management (The Edison - Charlotte, NC) and have made numerous attempts to follow up regarding payment that we are owed, with no response. Our team completed the project back in February, making schedule adjustments to prioritize and expedite repairs to this property as quickly as possible. Since then, we have reached out multiple times via phone and email in hopes of resolving the outstanding payment, but unfortunately, we have not received any communication or effort to follow up from anyone — including Ashley Gower, who was our point of contact.
It’s extremely disappointing and unprofessional to be completely ghosted after completing work in good faith and meeting the needs of this project promptly. We value clear and timely communication and would greatly appreciate the same in return.

I debated on leaving a review, but I really think prospective tenants deserve to know the truth.
I lived at Pegasus Residential's Aster Buckhead Apts for 3 years. I stayed because of convenience until I just couldn't anymore. I'd stay far away from a place with these malicious and fraudulent business practices. It is absolutely not worth it living here.
Here are a few reasons to not consider Aster Buckhead:
1. Lack of building maintenence (poor insulation, thin walls [I could hear the dog barking inside the unit at the end of my hall from my middle unit of the hall when working from home], seasonal critters [I had a mouse in the walls that the property owner Ariel did nothing about and bugs. I'm attaching a note from my neighbor in the photos who had similar issues], the trash collection in the chutes and by the dumpsters would overflow (but you have required Valet Trash collection services costs, yet poor trash mgmt),
2. The amenities and property are just not competitive for the area comparatively to the cost for rent (small gym, subpar pool area, see #1),
3. They unfairly bill for utilities from Conservice. They bill tenants by averaging the total usage costs per building and not per your individual actual unit usage. While it isn't illegal, not everywhere does this, and I learned the hard way that I could be absorbing costs from a neighbor's usage and/or family size. My current property does not bill this way,
4. I was around for the absolutely awful "construction" that lasted more than a year in the 1000 building, which was absolutely hazardous and embarrasing.
5. The entry gate for the first entrance did not work consistently and moving out and in is absolutely awful with a big U-Haul due to the layout if you're in the middle building.
6. Honorable mention: The leasing office mgmt is great to get you to move in. However, my move out experience has been absolutely unprofessional and predatory. In my instance, they not only violated state law by not notifying me via mail of my final bill within 30 days of me leaving, but also they reported an inaccurate final bill to my credit without allowing the legally alloted time to dispute any final charges. The apartment was not left in any condition outside of normal wear and tear and I paid for cleaning services for my move out. Luckily, I still have my photos, receipts and videos of the condition when I left.
It is an abuse of power, fraudulent, deceptive and predatory to report inaccurate accounts to a prior tenant's credit report, especially without proper notice and good faith mitigation per state law. The first time I was notified was almost 3 months after leaving and was from a debt collector. I'm currently in the process of disputing this to the bureaus, their corporate/managing office, and the Consumer Financial Protection Bureau. However, the damage to my credit cannot be repaired. It has been a terrible experience. I've now left teo voicemails with Pegasus Residential's Corp office and they haven't returned my calls.

This was the company responsible for managing my apartment building in Savannah GA. While my unit individually was fine, for the rental rates we paid, their services were inexcusably awful. They didn’t hire enough maintenance people to prevent overwhelming the 2 staff they had for 3 whole buildings, there were gas leaks in the garage that Pegasus employees got mad at me for calling the police about even though starting my car was likely very dangerous, the indoor garage tenants were paying $120 a month to use had a constantly breaking door that was just left open, the pool was dirty, and the trash service wasn’t around frequently enough, so the hallways and large metal containers outside the garage door stank. Things were so atrocious that the owner of my apartment building has fired this company. Good. BYE.
Update: DISGUSTING! I just discovered from the owner of my building that Pegasus NEVER MADE THE ORDER for parts or service!! They lied saying this company wasn’t delivering parts, but that wasn’t the truth. Wow.

lived in a place managed by Pegasus residential. it was the worst 2 years. they took over 6 months to fix a literal hole in my kitchen floor(not a small one either) due to water damage that was never properly fixed when we first moved in. charges made to my account that took 3 different times going to the office to have fixed before they were taken off and reimbursed. my tub has never been properly fixed water leaks through the flooring and ceiling into the kitchen. management takes days to respond if they do respond. the doors were not sealed so we have issues with bugs the entirety of our stay here. cottage Grove is horrible and so is management.

Don’t move here unless you like entitled neighbors who think common area parking next to their apartment is their private parking space and report you for parking next to them in a spot they themselves were parked in, the manager Teresa changes the parking etiquette to fit their narrative as well as her own when I had complained that they parked so close to me I couldn’t get in my drivers side and they were parked in the same spot I had been so apparently there are residents for whom the “rules” don’t apply.For $3082.00 a month I shouldn’t have to put up with management that favors certain residents and residents who feel entitled and spy out their window at me!!!they also don’t take down their Halloween decorations when management puts out an email they just put a bandana on it for st patricks day and that’s ok with management.The Cottages at E Town Parkway definitely need to do better!!! I should have read reviews before moving in but I assumed there would be no problems at this price point you expect great service and normal neighbors!and that’s not even all the other problems we’ve had.

Do not rent with this company and definitely DO NOT rent at their new property: Chandler Residences. It’s eye-capturing beauty of the new construction is about all it has to offer.
This establishment deserves zero stars. My experience has been a consistent barrage of deception and broken promises. From the outset, tenants, including myself, have been misled about available amenities. The advertised 'ample visitor parking' managed by 12Oaks is a complete fabrication. We were promised a concrete floor plan, but that too proved to be false. The building's construction is shockingly poor; conversations from neighboring apartments are easily audible through paper-thin walls. The 'heated year-round' pool is, in reality, a 'seasonally heated rooftop pool,' a fact conveniently revealed only after we moved in. The 'hot yoga room' advertised as a premium amenity has been repurposed as a storage space. Pegasus Residential, the corporate entity, claims this change was communicated to future tenants prior to opening. However, I, along with others who moved in late last year, were assured of its availability. This appears to be a blatant attempt to fill units before Pegasus’ company-wide budget cuts prevented the opening of additional buildings.
The parking situation is particularly egregious. We were promised free visitor parking on a first-come, first-served basis. Instead, guests are subjected to exorbitant fees ranging from $5 to $25. Regional parking manager Jake Malaway has refused to implement any form of monthly validation for residents' guests. To add insult to injury, residents are now being charged a mandatory $25 monthly 'prepayment' for visitor parking, regardless of whether they have guests or not.
Beyond these issues, the complex suffers from a lack of promised amenities, subpar construction, and a disturbing pattern of harassment from the male residents that reside there. Regional manager Amy Knous has proven to be utterly unhelpful, failing to provide any satisfactory resolution after leasing office manager Zach Clanton's inadequate responses.
In conclusion, I strongly advise against renting here. Consider the neighboring City Walk; they offer comparable amenities, superior construction, and, most importantly, honesty. Save yourself the frustration and avoid this poorly managed and deceitful establishment.

Renting with Pegasus, at Cross Creek and working with Pamela has been a nightmare. It started with being conned into paying higher fees than I'd been advertised for. Then I needed to send back to Pamela someone else's lease that she'd sent to me; if you know anything about privacy laws, you'd know that should never happen. The latest of these horrendous developments is Cross Creek banning me from using my amenities because I had the nerve to complain about roach and mosquito pest issues that the property has not addressed. Right behind my apartment is a standing water where mosquitoes (which only take days to mature) continue to lay eggs, fly out and grow. I complained that Cross Creek should not leave us tenents to pay to solve these problems ourselves, to have our apartments filled with pests, or to take the health risks that are posed by these pest issues. After I made that complaint, Pegasus Residential, through Pamela at Cross Creek retaliated against me; I am now not allowed access to two of the amenities I pay for : the pool and the excercise room. Retaliation is illegal. Pegasus, Cross Creek and Pamela have repeatedly demonstrated that they do not care about violating tenant rights nor ensuring tenant safety. I am not the only one: all over the property there is clear evidence of this. You can clearly see all of the repairs Pegasus, Cross Creek and Pamela have refused to make. You can clearly see their willingess to dump trash on their own property; this is well demonstrated through the images where you see apartment doors have been thrown behind Pegasus/Cross Creek buildings and pushed into the creek. I will not be bullied or harassed out of my rights as a tenant. I refuse to pay a single additional dime to be retaliated against and to experience a breach of the covenant of quiet enjoyment while renting. Both of those things are illegal. Cross Creek plans to pursue an eviction and that's fine by me because I refuse to be conned, harassed, retaliated against and rendered unable to simply live in my apartment.

I had a good experience for the first few months. After damage due to a water pipe I had an infestation of rodents. After moving out I was charged $7500. When I try to access our communications from the residence portal I was kicked out. I was just told that our communications have been “ archived” and that I need a lawyer to open the chats we had. No one will return a call or email. The only reason to not give me copies is obviously because they know it reflects poorly on them. I would love to hear back to discuss options before turning to litigation but I can’t reach anyone.
