This was absolutely the worst experience I have ever had dealing with a rental company! I was already denied from Hannah before turning in any paystubs or W-2s, bank statements. I completed the registration form which was (not very user friendly). I even contacted by phone spoke with Emily at this point explaining I make 3 X the income, but they require 4 X the income. I was told I would only qualify for $677 a month for rent! Maybe years ago this would have been ideal, but not in this time! Go down on your requirements! This is why so many people are homeless in SC! I was never even given a chance! Thank you for not wasting anymore of my time!

I recently moved out of location 106 Villa Court West Columbia SC. This is one of the poorest representations from a Property management company I’ve ever received. I will attach the BS cleaning list that was deducted from my security deposit for valid proof, just in case they try to come back with an automated answer from a machine. So I was charged for a storm door that was clearly dry rotted before I even moved in and also reported issues on the door in the past. Second, I was charged for not reporting a gate that I have no responsibility over and the WHOLE community walks through and uses. I was charged for leaving materials behind the apartment which they all of a sudden can’t provide pictures of. I was charged for the vinyl floor being dirty. Which was swept and mopped before moving in. I was charged for a spot in the ceiling from a pipe bursting in which I reported and they fixed the pipe but not the ceiling. I was charged for a carpet that should’ve been replaced years before I even moved in. I literally scrubbed this apartment down outside of the fridge that I did forget. But this company is so trash and the apartment itself needs major repairs. The staff that works in the office now doesn’t return my calls because they want to blame this issue on their broker. So if you’re reading this. RUN AWAY FROM THIS COMPANY.

Up to this point, The only problem I have now is recovering my security deposit. It has been over 30 days and I have not received anything. I paid $1350 fory SD. I know I am entitled to receive some of my money back. The apartment was cleaned and left in good standings. I moved out July 1 and some lady keeps telling me 30 more days after move out date. This company took my entire deposit claiming I owe them. I left that apartment in good standings minors things such as painting, carpet needing repairs, etc.. i been there 5 plus years. Other people threw their garbage out as well and they charged me for it. The are just bitter because I moved out without giving a 30 day notice which when I first moved in I was told by the previous management as long as I was not In a lease agreement I didn't have to give notice. I was month to month. This company does not fix what needs to be fixed.

I want to share my positive experience renting an apartment from Patton Properties Their customer service is great. I can easily reach them via phone, text, email, or through my account, and they always respond promptly. Recently, I had a roommate swap, and although I was initially concerned, but they were flexible and guided us through the process swiftly. Their support made the transition really easy, and I couldn't be happier with their service. Highly recommend renting from them

I moved back to Columbia SC with very short notice and the property managers at Patton were very understanding and helped us find a property where we could move in immediately. The whole process was very quick and smooth. I have now been living at this property for nearly two years because I have had nothing less than exceptional interactions with the company. Hannah in particular is very helpful and responsive any time there is an issue. When our heat went out last winter it was serviced the next day before I even made it home from work. I would definitely recommend Patton Properties to anyone who plans on renting in Columbia!

Since I moved in the property I rent from this company it has been a disaster. We originally found the house and it was month to month. We went in the office and they gave confirmation on this off the website. We took at look at it and it seem to be well maintained. When I asked them about one of the drive ways being patched up they said it would be done before we moved in . Also I asked about the door underneath the home to be closed. Once we finally moved in. We had to call to get a refrigerator. Steve stated the owner said he forgot it wasn't in there. He also said we would have to wait until Monday but we had call earlier that day. So I got upset and told them money don't grow on trees and that's not right. After hours they finally placed a stove and refrigerator. From there several things broke in the house including the window unit that was a piece of junk to start with. It took them 2 days to come fix the problem and the only reason they came was because we threaten them to call the news station. They came once again after hours. Also, it was the two hottest days in the summer. They tried to blame us on the unit being broken. Next, I gained new employment and had to pay the rent late. I told them but they said I didn't pay the previous charges which I have all my receipts. They said they would file an eviction still. At this point when my lease is up I'm so GONE! I've never been spoken to how the office team speaks to tenants. My whole experience has been hell. I'm just ready for it to be over.

My husband and I have been renting a house from Patton Properties for the last 3 years. We moved because we recently purchased our first home. I just want to say that anytime we had a maintenance issue, they responded swiftly (no later than 24 hours) to resolve the problem. For those that are saying PP is racist, that is furthest from the truth. My husband and I are both African American. They expect you to pay your rent on time just like any other property owner would. And YES, they are going to do a background check to make sure they are not renting to people who will destroy their properties, or have a history of evictions. It does not matter if you can pay your rent out for the whole year or not. If you have a terrible rental history NO ONE is going to rent to you, that's just the bottom line. To those people complaining: GET YOUR ISH TOGETHER AND STOP BLAMING OTHER PEOPLE BECAUSE YOU HAVE BEEN IRRESPONSIBLE WITH HANDLING YOUR BUSINESS! These are good people to rent from.
