I had a yearly lease and had to leave my apartment early, breaking my lease. I notified Pacific Sun and they worked really hard to get my apartment rented out to a new tenant. They worked with me to help me break my lease and move forward. I'm very grateful for the work and coordination they provided to help me break my lease.

I can only echo what almost everyone is saying here: Greg has serious problems with anger in communicating or respecting clients.
He did:
Not listen
Not care
Not remedy
Not respect
Not control his anger
Not write coherent contracts
Not comply
He also:
Condescended
Gaslit
Threatened
Abused
Talked over
Undermined tenants
And made life miserable.

His “workers” will not repair properly any issues that arise. They will instead reduce your use, make you uncomfortable, enter your home without notice, and still not fix the problem. Greg will say it’s your fault.

If I could give him -minus stars- I would.

I've had Randy with Pacific Sun Properties for about 8 yrs. He's the best ever!! They manage 3 of my properties on the west side. I've never had a problem Randy couldn't fix ... tenant or rental property!

Randy Goldstein is an exceptional rental agent! As a tenant moving into Santa Cruz he graciously showed me properties, answered tons of questions, measured and re-measured rooms while I was home packing, made sure my new home was in tip tip condition on moving day....all with a considerateness and humor which made my move easy. He obviously cares very much about the person he is working for and provides honest and helpful information for someone looking to move into a new community. He is practically revered by the other renters in my "complex" of seven vintage cabins because of his personality, his helpfulness and his ability to offer us the most excellent group of helpers: gardener, painter, etc, etc. I heartily recommend Randy for both renters and homeowners because I know he will do an exceptional job of getting them what they want.

My partner and I rented a 1bd/1ba from 2016 - 2017 and still share horror stories about this place and Pacific Sun to this day. Our unit had every infestation known to mankind, including ticks somehow, and had issues with the foundation that caused water to seep in. Our electricity was supplied by a wire from the main house to our unit, which at the start of our lease provided only 40 amps. We began losing power frequently in the winter and needed to flip the breaker, due to our only heat source being a space heater and our need to use a dehumidifier to combat the leaking foundation. The breaker was in the main house and not accessible to us, so there were weekends where we would lose power and Pacific Sun would refuse to come out until Monday. In fact, our requests to have the breaker flipped infuriated Greg so much that he screamed at my partner over the phone. In addition, they ended up cutting our power to 20 amps. If you can help it, please don't rent from Pacific Sun Property Management.
