If I could leave negative stars, I would. Do not rent from this property management company—no matter how much you love the property.

For nearly two years, we have been dealing with severe health issues caused by black mold in our unit, and despite repeated requests, nothing has been done to resolve it. Instead of taking appropriate action, they obtained four separate ā€œsecond opinionsā€ā€”yet still failed to address the issue. Meanwhile, our health has continued to decline, leaving us with no choice but to pursue legal action.

To make matters worse, when we requested a simple call back from Amber or a manager six times in the past two months, we were completely ignored. However, the moment we mentioned the potential of legal action, we were immediately told that all communication must go through their attorney. This company is not only negligent but also unprofessional, dismissive, and solely motivated by profit.

I am attaching photos to this review to show just how bad the conditions have been. Upon moving in, our dishwasher was so mold-infested that it had to be completely thrown out—yet Oak Trust assured us the property was ā€œmove-in ready.ā€ That should have been a major red flag, but unfortunately, it was just the beginning of a long battle with their incompetence and lack of accountability.

Leaving negative reviews is not something I do lightly, but I feel it is my responsibility to warn others. If you value your health, your safety, and basic human decency in communication, stay far away. We are also reporting this situation to the health department.

I had OTP manage my house for the first year after a PCS. Pretty negative experience overall. Poor communication across the board with timelessness and urgency. The woman I communicated with to manage my property (Cecilia) was very dishonest about the condition of my house in the beginning of my lease term and with the overall condition of my home. She took weeks to reply to my emails until she quit replying or stopped reply until her boss took over management of my property.
Most importantly, this property manager did not vet the tenant who rented my house over the last year. Four missed rental payments not paid on time and at least two rental payments that bounced due to insufficient funds. The turnover process with to my new property manager has been super slow.
Also, for the last half of them managing my property, I had no direct line to my property manager. They also could not communicate with my HOA management company despite working in the same building.

The man who pressure washed my house did an excellent job. He did my sidewalk and driveway. I moved some things out of the way as a tenant should. He moved things I had forgotten on the back patio. He did a beautiful job. Five stars for the pressure washer. My kids even commented on how good it looks.

We are beyond thankful for Oak Trust Properties and their lack of adaptability to customer needs and individual circumstances. Ian Parkin’s spiteful and condescending communications drove my military family to strive to purchase a home far more suitable to our needs. We could not be more appreciative for Amber’s inability to think outside the box and their incapable legal team’s refusal to utilize a telephone. Attempting to rent from Oak Trust Properties is a valuable experience for any prospective first-time homebuyer. You will NEVER want to rent again! If you need motivation to purchase your own home, try renting from Oak Trust Properties first! You will regret it! I hope this company can use our non-refundable deposit to conduct versatile training in critical thinking skills to hopefully provide a better experience to new prospects. I hope they have a very lovely blessed Christmas! šŸ™‚

I will be helping my brother fix his property because this company did not do their job.

OakTrustProperties did not do their job of ā€œmanaging propertiesā€ my brother gets fined (HOA), not the tenant.

To make matters worse tenants stole appliances!! Will encourage my brother to file a police report for the stolen properties and fines.

Brother asked me to get estimates;
I gave lenient rate figures to total $5,336.14 for damages, repairs, cleaning, and brining the property back to selling condition.

Would not recommend. šŸ™

My wife and I lived in a rental in North Charleston that was managed by Oak Trust Properties. We loved the location, but it became apparent that Oak Trust was not a great property management company for renters. Something to note, many of their positive Google reviews are from property holders who use them as a property management company, so this is a detailed review from a renter’s perspective.

When we moved in, the dishwasher was broken and there was old food in the trash can in the garage. It caused the garage to smell terrible. A set of blinds in the kitchen were broken, and it was clear that Oak Trust had missed cleaning a few spots. They had left the outside dryer vent full of lint, which could be a fire hazard had I not cleaned it. There was a half inch thick of dust on top of the blades of the living room fan. This fan was very high up, so they probably thought it was too much trouble. It took them over a week to remove the lock box from the door. For the first couple weeks we had very little hot water. Apparently, Oak Trust turned down the water heater to save money while showing the property but forgot to turn the water heater back up. We only found out about this because the pilot light to the water heater went out, and the technician who serviced it told us, and fixed the hot water. Though the property management gave a rough initial impression, my wife and I were still excited to decorate and call it home.

The neighbors were nice, and the location was great! It started to feel like home. We had two dogs, both of which required a pet fee. Many of the kitchen appliances were cheap and dated. The oven eventually died a few days before Thanksgiving, when we were supposed to cook for our family. I immediately called Oak Trust and begged for an oven, and even said that I was willing to buy a new oven if they reimbursed me. Thanksgiving came and went, and we were forced to use our small air fryer/toaster oven to try and cook everything. It really became apparent that communication was not Oak Trust’s strong suit, as they began to dodge our calls, texts and emails. We became worried that we would not be able to cook Christmas dinner. It would be another week or two before they installed an oven, however, this oven was also broken. After calling and explaining that the oven they installed was broken, eventually the cheapest oven from the local home depot was installed.

I was offered a job opportunity in another state. We cleaned and completed our move. We still had the lease for over a month, so my family and I actually drove back about 5 hours to give the unit one final deep clean. We brought vacuums, carpet cleaners, and sprayed for bugs. We cleaned absolutely everything, including the spots that Oak Trust missed when we moved in. We fixed issues from the previous tenant just because we wanted it done right. We made sure to clean scuffs from the previous tenant. We even slept on the floor so we could roll the trash can back in after the garbage people came to pick up our used cleaning supplies. The house was VERY clean.

Of my $1495 security deposit, I was given $360 back. A large portion taken was due to cleaning. Apparently, in the lease it states that the cleaning MUST be done by ONLY a professional company. Even though we vacuumed, and carpet cleaned, because it was not done by a company, it didn’t count. I asked them if there was any proof that cleaning was necessary, but they didn’t provide me any. They just said that the lease said you had to use a professional cleaning company. They charged me for flea treatment even though our dogs hadn’t been there in two months, were always on flea medication, and I treated the house myself for pests. I am literally an expert in insecticides, and the chemist for an insecticide company. They said that since it was not done by a company it didn’t count. Warning, their contract FORCES you to spend at least $450 to hire a cleaner/pest control or they will take it from your deposit.

The absolute worst rental agency I have dealt with. I’ve rented multiple properties in multiple states (military) and this company is by far the absolute worst I have ever worked with.

No one returns voicemail messages. Emails take days to receive response and arrive with incomplete information like the individual only read parts of the message. Multiple people handle one claim so timelines and information are distorted regularly; It took a month to replace the shower door in the master bath.

Do not rent from this agency!

Oak Trust rental management have been a positive experience different from our last rental experience with First Key Homes. We just moved in they have been very responsive to this point. The house had some issues when we moved in dryer duct plugged, hot water heater leak which are getting taken care of. I must note we gave a detailed inspection after move in with everything of concern to make sure it was documented.
