TLDR: poor management oversight, added fees, and unsafe/dirty living conditions (crime, bedbugs & roaches)

Moved to a Newshire property in February and signed a year lease; a month later we were told a mandatory $75 “resident benefit package” would be added monthly (totaling an additional $825 that was never disclosed prior to signing the lease). This included quarterly pest control, quarterly air filter replacement, ‘valet trash’ (which- unlike Valet Living services- you put your raw trash bag on the carpet outside of your door), and 24 hour maintenance. Both pest control & air filter were outlined in our lease, and when we got our welcome folder upon moving in (before resident benefit package), we were given info on 24 hour maintenance as well as a magnet with the contact information for 24 hour maintenance. So essentially, we’re paying $75 a month for ‘valet trash’ that draws bugs and makes the carpet smell disgusting. Not to mention maintenance picks up the trash on top of all the other requests that they’re not addressing- AND quarterly services are not done even though we’re paying our $75. This is how our time with Newshire began- we knew we were in for a rough ride when this is what we were welcomed with. In the time since we’ve moved in, we found that a resident was stealing packages (with video proof) but were told that they had to have THREE occurrences of crime before they could do anything (although the lease states ‘zero tolerance’). This specific resident has brought several random dogs around the property and lets them loose outside - unsupervised, but Newshire still does nothing. One time their Mallinois dog was left outside loose all night barking and when I attempted to use “24 hour maintenance” to get the resident to let their dog inside, Newshire was useless. They have a live-in partner who is also a criminal, though this person is not on the lease (Newshire apparently allows people not on the lease to reside on the property). This resident & their partner get in domestic disputes and cops are called to the premises late at night. They recently got in a fight and the resident threw their partner’s things out on the fire escape and littered papers all down below. This couple also tosses their fast food trash in the parking lot and in the bed of my husband’s truck. The electronic entry system shorts any time there is a bad storm, then the door is propped open for days on end. There are roaches in common areas and roaches in my apartment (because they don’t do pest control even though apparently we pay $75 monthly for it). They don’t clean the place often; there was a spill in the stairway that stayed there for several weeks before they addressed it. There is a bed bug problem within the building and they only want to point fingers at residents when bed bugs spread from one apartment to the next. Communal washer & dryer had clothing items with live bed bugs placed in the washer/ dryer so we can no longer use these “amenities” (which you do have to pay to use) due to fear of the bed bugs spreading to our apartment. When I try to call to address issues, they don’t answer. When I try to email, it takes literally weeks to hear back. I’ve included pictures of the lease and the stuff we’ve observed. All this to say- DO NOT RENT WITH NEWSHIRE!!!

After seeing a post as to how Stan G likes to talk to and treat employees i can only imagine how you treat the Tennants their. I would not recommend this place to anyone. If your wondering stan thinks it's ok to talk to people however he wants, hold pay, and be condescending when something bothers him or hurts his feelings like if someone does not respond to his text. Do better...ps there are screenshots on facebook of the way he treats them so they can't say this is false!

This is LITERALLY the most single handed worse property management ever!! I will never stay with them again. I stayed over in Villas at Oakwood. It was super nice and affordable. However, the entire flooring was unleveled. The toilet was not flushed with floor, which is an easy fix. I submitted a work request over to at least secure it. The maintenance guy never fixes anything! Don’t know what he’s doing.

I had a water leak that was going under the floors and it took them a month to respond to it. By that point the place was mildew, had a portrait that was ruined which was on the floor and it ruined some of clothes. I moved out and got security deposit back.

They always take days, if not weeks to reply back to texts and emails. Please, please don’t stay with them.

Mrs.Michelle has made a positive impact on this property. I have seen the positive changes around the community. She is very passionate of making a change of the property. She is very attentive to the tenants here. The property management before Mrs. Michelle was terrible. I can say she is an amazing property manager. Keep Mrs. Michelle in office. I was forced to move, and was homeless for 4 months because I reported the sewage flood that was gathered in my apartment to Section 8 and the city inspector....I was told by Vickie and Michelle that should live in it or leave. I have been trying to contact Brian or anyone in management to help with the situation but is now opting to take this matter to small claims. I have pictures & video from the Novenmber 13th incident
It is not a place anyone would want to live and be mistreated with because they fail to maintenance their property

I signed a 1 year lease with Pepperwood properties in late 2022. A few months in, the location was sold to Newshire Property Management. Please take the time to read a few experiences that you can plan to have if you decide to rent property with this joke of a company.
* Completely ignoring maintenance, including "emergencies" such as leaking ceilings.
* Multiple days without hot water to the entire building due to a "problem with the gas line", that was discovered to be a lie to cover the fact that Piedmont Natural Gas had actually terminated their account due to never receiving payment.
* Being stopped outside on your way to work by a Spartanburg Water employee, giving you a disconnection notice due to unpaid bills (water is included in rent).
*Twice in 3 months, being called to inform you that you have an open balance of several thousands of dollars, only to find out their 3rd system change in a year caused the error.
*Waiting over an hour for your scheduled end of lease walkthrough, only to be told (when you finally get someone on the phone) that "she must've forgotten about it"
*Not receiving your security deposit or an explanation of why... I called and left several voicemails, was told that "the managers is gone for the day but a note will be left on her desk", or was completely ignored for a total of 60 days (30 days past the legally required time limit to return the deposit).
After finally getting in touch with the manager today (11/29/23), and being spoken to in a way that rivaled a BurgerKing employee's level of professionalism on their last day, I informed her that I needed am email address to send a "letter of demand" to, before moving further in the process with Small Claims Court. The reply? Laughter. Being told that the check would be in the mail today. And then being hung up on.

Save yourself the trouble of this experience and buy a tent or box if this place is your only option.

Not sure what the deal is with this property management company. Trying to get information by phone or email is like pulling teeth. Started out by talking to their answering service last week. Never got the name of an actual person but of course they wanted my name. Left work early and went to the property in Spartanburg that I was interested in. No office. No signs. A tenant was nice enough to let me know the office was in Greenville. It would someone with the company could have told me that and met me in Spartanburg for the purpose of viewing the apartment. I don't know but I would approach with caution.
