I really enjoyed my stay at Mosaic. The staff is very professional and quick to respond (some of the best management in my renting experience). The apartments are very nice for the price and besides long wait times for laundry, I felt very comfortable with the community.

Ive lived here for about a year and a half and things have changed from bad to good. Laundry is still a mission but when is it not. The apartment doesn’t come with laundry so it’s expected. Just go to the laundry Mat down the road. Parking is a nightmare for those who don’t have reserved parking spots. I happen to have one now. My attitude toward this place has definitely changed because parking was a big deal for me. Staff are doing their best to execute amazing service especially since they have to deal with nit picky tenants like me. I give them props for that. This place isn’t all that bad.

Lived here for a little over two years. My first year was ok, parking is a struggle especially during peak times. There is garages & car ports available but if you have 2 vehicles, parking can be challenging. The buildings are older which is a bit costly when running central air. My first unit I didn’t notice it but my 2nd unit my electric bill did rise. In addition, I SAW SOMEONE GET STABBED. Police had the whole area taped off for about 5 hours 12am-5am. Due to the fact is was a crime, that person was evicted. Really surprised, as it happened 25-30FT away from my unit. For the management team, they do a really good job with any issues that comes up, constant Communication. I’m just worried as when moving from unit to another unit was not an issue. But when actually leaving the complex, 30 day notice was given. All prorated amount was payed. 800$ of my deposit was fully held back & with all the break down, I owe them 83$ so after leaving the unit, 883$ was charged. This is the first time in my rental history that an apartment complex held my full deposit + me having to owe more. Even after paying all prorated fees. After renting with them for about 26 months, rent was never late, except for one month where I did have surgery & rent was payed about 3-4 days late.

I enjoyed my time at Mosaic apartments. It was well maintained and professionally ran. The office staff, especially Anel Betancourt, went above and beyond to provide exceptional tenant service. I would definitely recommend them to anyone looking for clean, affordable housing run by people that care.

This is an amazing place to live, by far better than anything nearby or in other areas like Huntington beach, Tustin, Costa Mesa, Etc. I Have a Studio, and every time there was an issue it was fixed ASAP. They would call and ask to come in and were very polite and efficient. The Maintenance crew are super chill and friendly they always say Hi when you walk by. The Parking is perfectly fine, people just complain because they are to lazy to walk 100FT. There is parking on both sides of the complex, Up the hill at Cordova park and the other side, It's not a issue trust me. As far as Safety goes its perfectly fine, first this is the OC, second this is Mission Viejo one of the safest cities in Cali.. There is no "Threat" or violence. The Amenities are great, especially the pool. Landscape is awesome, Buildings are well kept, they are always upgrading and making it nicer every month. Insides of the Apartments are great too.
Thomas and the Staff are Very cool people, Professional and Friendly.
I have 0 Complaints , And honestly if you are reading these Reviews, don't be bothered by the Low Stars, you have to remember we live in a society where people will complain about anything for no reason and are offended by someone eating a burger. Take it with a grain of salt. It's a Great place I would highly recommend it, Good prices too. Thanks I will miss this Place.

I've been living at this place for about 4 months now and as soon as my lease is up I plan on moving. Contstinly k come home from work or going out at night and one of the many people living in this place is parked in the reserved spot I pay for at night and it's on me to get them towed. I would give this place 0 stars of I could. This place also creeps my fiance out with the kinda people that live here. Trust me it's worth paying 200 to 300 somewhere else for a better quality of life and a place to park your own car for the unit you spent 2/3 of your income on..

Parking is a nightmare and street parking is packed by 4PM. Be prepared to walk. A LOT. jammed into a very small acreage space. NOT managements concern. Nor ever mentioned at interview. I will continue with a couple other issues. After all docs are signed you think it's done.Nope, watch your mail. Soon, you will first hear about association fees. Between $60 to $75 per mo. You pay for the landscaping and upkeep. You're paying electricity for lighting the walkways. sewers,, trash, trees, and at least $10-$15 a month for, 'Unknown' acronyms you will never get an answer for. You might have a spigot on your patio, but there is a lock on it. You must lug water in a bucket from the kitchen. If you want a garage or carport, that's an extra $50 per month, never mentioned. If you have a pet? ANOTHER $50 per month. If you gripe, they say,, "It's all in the contract, YOU SIGNED". Well, yep, it sure is, in 4 pt. font probably on page 49 of a 60 page contract . WHO, reads all that? It is designed to overwhelm you.
As for maintenance, workers are kind and do respond in a reasonable time. HOWEVER, since Covid, it is managements absolute DELIGHT to tell me, "NO!". I was promised after 4 years of tenancy, they would come in and clean carpers, N/C. LOL, NOW, they tell me they WON'T because of Covid. They use it as a scapegoat rather than honor promises made. However, they have no problem coming in for unit maintenance.
I do take exception that they are more interested in filling the apartments rather than vet a prospective tenant for past references of character or problems their previous landlords may have had. I have had NIGHTMARE neighbors across from me, and above me. There were 10 people living in a one bedroom unit, 3 kids per family, 6 of them small children that ran, ran, ran. It was like living under a bowling alley. The parents NEVER disciplined or made them stop.The people, 2 separate families shared and rotated time in the unit above me.worked day and night shifts, the kids never seemed to have bedtimes and the running was a round the clock ordeal. And the excited, SCREAMING AND SQUEALS were terrifying. It took almost 2 years to settle just that one. Eventually, the upstairs neighbors were relocated to a downstairs unit in another part of the complex.
Across from me now is a tenant that is mentally disabled, living on HUD. Alcoholic and violent when she went off meds, police were at her door EVERY DAY for 2 weeks. A few times they hauled her off to a mental facility, but she always came back, only to later go again. And again, so forth. Reports came from all corners of this building. Thankfully, she is being evicted, but not before I had to file a police report myself for aggravated assault from her boyfriend, equally mean that left a gash on my arm and a big scar, also a huge bruise on my backside. At 2AM I went over to ask they quit screaming. He grabbed my arm and threw me back into my apartment. The tenant before her was ok, but she had stage 4 cancer. She needed her brother as a caretaker, he brought his girlfriend and THEY were screaming alcoholics also. Eventually, she passed away and I thought management might take time to CHECK OUT following tenants in the future. Nope.
One other problem, The laundry room was changing over from a debit card system to a regular credit card. I wasn't aware of this, often, notices on doors blow away. I went into office and the staff member took $20 and helped add it it to my laundry card, NOT TELLING ME, the next day, it would be useless.They refused to reimburse me the $20, OR intervene to have the laundry machine business reimburse my $20. I hold no personal grudges towards maintenance staff at all, As mentioned, they are nice and are no doubt just following orders from upper management.
Management and Corp. are great big sucking, lying A.H's.
ANY complex within a mile is the same. They are all owned by the same Corp.
I would drive another 15 miles to just have parking. Imagine your grocery days.Good luck.
