I sent an email to the property manager as well as the office staff on items that need to be addressed.

I requested a service call for a repair to a bathroom faucet that is too difficult to turn on and is now leaking and no one from the office or maintenance has contacted me about coming to do repairs and it's been 2weeks now. Very disappointed with management as well as the office staff they aren't doing their job.

I also mentioned in the email about the gutters at our building are not being cleaned out and are draining on the landing walking into our apartment like a waterfall somebody is going to fall because it is very slick there were also getting very bad flooding in front of the apartment doors due to the fact that there's not proper drainage. Also the carports need to be fixed because they also are leaking very bad over our cars when we're trying to get into them during this heavy rain. Also the entrance gate at the lower level is broken again and needs to be fixed because they won't install cameras to monitor who is damaging these gates. This place is going down hill. Management doesn't care. Broken gates, graffiti, building boiler leaking tons of boiling water for days, gutters not draining properly because they aren't cleaned frequently, carpool coverings leaking because they are old and falling apart, so many promises of upgrades that never happen. Paying almost $2,000 in rent and this is what they are offering to their residents. Don't rent here!!!

We found out that the electrical breaker box was not to code, and the fire alarms are not monitored by the fire department and that they are out of date per the FD. And the light switch in our kitchen is turning off our TV in the other room because there is a short.....this place is an accident waiting to happen...

I love living at Monterra Ridge and appreciate the changes the new management has been bringing in recently. The property is kept up better than ever, maintenance requests get handled in a timely manner, we even got a new gym installed most recently! The managers Jessica and Mercedes are always friendly and helpful. You can tell they are really trying to improve the community not just skate by.

I would give them 0 star if was possible, Don’t rent here unless you want to live and a roach infested apartment , and others things

the two lady manager that work there which by the way never answered the phones barely emails, liars , who I’m going to report for discrimination against disabled people

I've read the reviews and realized many of the bad ones are older. I understand they have new management. So I waited to see for myself. So far, I'm very happy with this place. They seem to work with me anytime I've had an issue. Jessica is Awesome. Place is very nice. It's quiet. No Graffiti or gangs as another tenant mentioned. Seems like a good place to raise kids. 2 dog parks and many dogs here. A+ so far.

Totally disappointed about this place, terrible service, there is no attention to the applicants, the page to make the application does not work well and they do not give you any other way to fill out an application and they only want you to make another application and pay more, for the same thing I decided to go to another place because if I do it is at the beginning I imagine what the administration will be like in the future already paying rent

I've lived here for a few years, and apart from seasonal roach infestations and a random tire slashing incident, it's been mostly good. However, since new management took over, some things have proven to be a bit of a challenge.

Regarding my lease:

Traditionally, my lease renews on November 14th, with the rent increase following in December.
In October 2023, new management changed my lease commencement date to November 1st, causing an overpayment and an early rent increase.
Despite pointing out the error, my rent was still increased in November, violating the lease.
Management initially defended their action but later acknowledged the mistake and offered a $100 credit for the overcharge.
However, only a partial credit of $48.54 was applied to my account, and my attempts to address this further have been ignored.
Months later, I’ve given up on that, excepting I have been overcharged… but this is highly unprofessional.

My parking situation:

For years, my parking space has been conveniently located in front of my unit.
Recently, new management notified me of a change, relocating my parking spot to a space practically around the corner. I Fail to understand how switching to a parking space further away from my unit makes any sense or how this decision is beneficial to anyone.
While I understand changes may occur with new management, some issues feel excessive and at times like an abuse of power/harassment.
Since new management has taken over, there has been a new issue almost every month.

Gate issues:

Despite being fixed, the gates often malfunction, causing long lines of cars. Multiple residents have been locked out simultaneously, leading to periodic waits of over 10 minutes.
I stopped by the office asking about a new gate opener. One manager seemed ready to provide one, while another claimed they were out of stock and needed to order more, which was odd.
You know that feeling you get when no matter how nice, polite, and courteous you are, you can tell someone just doesn’t like you? That’s how most of my interactions with management have felt. I want to believe I’m wrong, but when you know, you know.

Due to these types of interactions, I try to avoid stopping by the office like my life depended on it so that’s how you know the situation with the gates has been really bad because I unwillingly forced myself to to stop by seeking a solution.

I still have not heard from management about receiving a new gate opener but the issue with the gate still exists, just appearing to happen less often.

Grievances:

Initially, I noticed my rent would increase to a higher price than vacant units, prompting me to inquire about a lower rate. However, I was told the website was "broken" and the prices weren't accurate. Interestingly, I overheard management offering the same "broken website" prices to new tenants over the phone, which felt deceptive. Despite this, to their defense, they offered me a $20 discount on my renewal.
Another issue that comes to mind is a persistent pet waste odors outside my window.
Additionally, long-term residents have been forced out due to rent increases, only for their units to be leased at lower rates. I understand this is a business and I know to expect changes whenever new management takes over, but it’s disheartening to see business conducted this way.
No one should ever be made to feel uncomfortable where they live/pay rent but these last few months have been unnecessarily stressful.
If I am being honest, some of the situations I’ve faced recently have left me feeling like management possibly does not want me here. Hopefully, I am not retaliated against for my review. I miss the old management team.

They do perform pest control for the roaches but the downside is periodically having everyone empty out all of our cabinets with very little notice. You’ll also have to vacate your unit for a few hours which is not ideal if you work from home. Washers are often broken and there is no parking for visitors. Overall, still an okay place to live.

I never thought it would get to this point but sometimes it’s just important to report this type of situation. Recently they have asked to which parking spaces to all of us. The problem it’s not that, the real frustration is that they have move us far away from our apartments. The notice that was provided from them stated that it WOULD NOT be any acceptions requested. They have not stop and think about how they don’t provide ramps for ppl with disabilities. ! They demand for change but have no solutions for the real problems! I had to request a form for parking accommodations but it was quite obvious that they didn’t have no type of urgency. The lack of misleading signage. The lack of poor maintenance. It’s RIDICULOUS! VERY POOR MANAGEMENT !We been loyal to this APARTMENT complex for about 10 years! We need the Owner to listen to his renters !!! Their priorities are to move parkings spots but to keep renters floor looking like this for months now !! We have submitted a claims for this type of maintenance and nothing has been done!

I love the soda machine so much. When I was living here, I came back from work to find my apartment had been ram sacked and everything was a mess and so much was stolen. I’m so blessed that my rent money had been in an envelope that wasn’t touched.
