We were excited to move in during the summer and gave a $2100 deposit.  We later found out, there was no hot water and we never went through a check-list to make sure everything was in working order...we just assumed it did, HARRY CARR never showed us a checklist or walk thru.  We've never rented a commercial place before and I guess they were happy to take advantage of that.

We asked for the hot water to be checked and after months after move in (winter now), they said its OUR PROBLEM.  We never use hot water, stayed on time paying tenants for 3 years.

They increased rent every year by $100.  Later the AC stopped working...they said it was our responsibility, so I replaced a part...cost $500.  When they renovated last year, they charged us for replacing their outside building lights...because, "its on our building".  $250 charge.

We decided enough is enough after their last $100 increase and moved out 2017, I made sure that we complied with all the rules to get our money back...in fact, during the pre-inspection I asked if there was anything else that would be deducted and CAROL the representative said, "Everything looks great."  I told her that I wanted to confirm this and she said "YES, you shouldn't have a problem getting your deposit."

We clean, patched, replaced bulbs, vacuumed, scrubbed....everything.  So I was confident we would be good.

NOPE.  THEY TOOK $$$.  They charged us for things that we could have of fixed ahead of time, but was not told to during pre-inspection...and waited after we moved out, receiving a letter 27 days in their 30 day window with repair costs.  This letter was a checklist dated the day after we moved out April 1st that was not signed by us...as if it was a given right to charge us for these unknown repairs.

This is what they charged us for:
ENTRY DOOR: bottom of door panel framing is separating -$272.30
CARPET: Needs cleaning -$150.00
WAREHOUSE: Sweep - $50.00
WATER HEATER: replace -$195.00
REMOVE SIGN: -$100.00

I would NOT EVER RECOMMEND this property management company.  THEY WILL TAKE YOU FOR AS MUCH AS THEY CAN.  The property of Sierra Meadows in Rocklin was great (other than my batteries and gas stolen when parked behind the office rollup door) but having Milco take your money was NOT WORTH BEING THERE.

We are a honest, paying, small business.  They will take you for whatever they can...I don't have hard feelings...I want anybody who wants to go to a commercial location to just know that.  I don't know the owner JOHN, but if you don't believe me, just go ask the tenants who are still there and see how they feel about the management.

I had nothing but a great experience working with Milco Development. Harry and Carol were both very professional and very helpful at all times and with all matters. Our business resided at their 910 Striker Ave location for nearly 5 years. When we vacated, we worked with them and acknowledged their expectations. We were returned our security deposit in full with no headache or hard times. I would without doubt rent from them again and recommend them to all. I have been in numerous locations with my 20 year old business and I have had my share of terrible experiences. Milco Development was not one of them.

Don't lease from them they will screw you and your business...they also won't fix a thing like a/c or anything already damaged. Also make sure you get your sign down yourself because even if you ask to keep it they will throw in the trash without telling you and not reimburse.
