3 days until Christmas and my family is homeless.

No heat. The electrical system has major issues. I’m completely unsatisfied. Riley our property manager is very responsive and I’ve been happy with her thus far.

How ever, there is no ETA when my heat will be fixed. I was left in the dark last night until almost midnight due to the electrical panel over heating so bad that we had to call the fire department out.

Ice maker took 6 months to repair. Our freezer constantly will cut off and on, defrosting all of our food. We have thrown out roughly $200.00 in meat, and various items due to that issue alone.

When we first moved in the yard had not been cut and it was left to us to throw away all of the previous trash left behind on the property (I have pictures)

Toilet was also running for months with multiple people coming out to look at it. Finally it was repaired.

I’m less than satisfied and I will be taking this further.

This company is a scam. Not only do they refuse to actually no any work. They allow mice to get infested on the house. They also charge you even tho you have freedom of speech when all your trying to do is fix the issues of the house which where major. The house was and still is falling apart. Awful company - only cares for profit. Never will use again.

Our Home and Happy maintenance guy Joe was such a huge help! He listened to all our maintenance concerns and stayed later than anticipated to make sure he left everything in the best shape possible for us! Really appreciated the professionalism and support and for all the work he put in (especially on some tricky doors that were having trouble closing)!

Came across an ad for a duplex for rent so I went to check it out. Cute and clean. That worked for me. After not being able to reach anyone by phone I finally heard back by email. The details and pricing for applications are absolutely outrageous and do not match what the actual ad says online. I had to pay $60 per person to apply (my husband and I) as well as $30 per pet to apply. That’s $150 for them to not answer the phone, not reply to emails for more than 24 hours. And, suddenly after making me jump through hoops and bounds for no reason they sent me an email stating the home had been rented. I should have went with my gut and previous reviews. Don’t do what I did and stay away from applying for any of these properties!

Owners Beware: As a long time investor with multiple properties, I would highly recommend you steer clear of Marchant Property Management. They have high uncommon costs buried in the contract and poor PM performance. There is a lot of upfront selling with grandiose commitments (e.g. great staff, with excellent response time and high level of ownership) which were not backed up by their actual performance. Be very thorough reading the contract as there are a lot of hidden fees not discussed in the marketing materials. They also charge many upfront and additional monthly costs to the tenant, which ultimately lowers the rents you are able to get from a tenant. By the time you figure out how bad they perform and the impact of these abnormal fees, it is too late, and you are subject to extremely high termination fees (even if you sell the property).
We were initially drawn to them because they seem to have a lot of their systems streamlined and automated; however this ended up being second to their incompetence as property managers. They managed a duplex for us for some months in which time they failed to deliver any of the commitments they made to us about leasing the property out and doing so in a timely manner. They started off by giving us a rental estimate that was not accurate given that we lowered the price twice and still they couldn't get it rented (Initial rental estimate was about 20% higher than what it actually rented for). They charged us $350 for pictures and videos that were no better than any iphone could take to call them professional photography was misleading. They listed photographs with cover pictures having recycling bins taking up ¼ of the photo and degraded the look of the property. When we commented on this oversight, their response was "we are professionals and know how to do this" however, unfortunately this was not the case because our unit remained empty. As we lost revenue, month after month, they nickel and dimed us for every visit and action they took. We eventually left them and hope that other owners are very wary of starting a contract with them, as the termination was costly. Their contract has fine print about terminating a contract with them even if the termination is for vacant units and tenants they inherited they will require you to pay them termination fees up to a full months rent for tenants they never placed, its borderline extortion. All in all, it was a terrible experience, one I wouldn't want any other investor or owner to endure.

NEVER RENT FROM THIS COMPANY, THEY ARE EXTREMELY UNPROFESSIONAL AND WILL GET AGGRESSIVE. They do 6 month inspections and they have always been a problem. I left work early (using my PTO) for a scheduled inspection and they no call no showed yet, if I were to miss an appointment I would be charged $75. When I contacted them about this, there was no explanation, apology, or attempt to make it right. They ignored the complaint and only asked when I would be available for another one. Every single other time the inspector (assistant property manager) is either late or significantly early. The last inspection I didn’t answer his call and give him permission to be early because I was sleeping. He then woke me up but when I told him he was early and I was not ready, he became very rude. When he came back at the agreed upon time, he was still rude, cold, and aggressive. I had to leave the house because I felt so uncomfortable as young woman having a man act this way in my house. Even his phone call afterwards was cold, short, and awkward. I don’t know why they would hire someone with temper issues and 0 social skills. I will not be renewing my lease and will never rent from them again after this experience.

They do also nickle and dime as others have stated and continue to raise rent every year even tho it’s the same gross house with old, disgusting stained carpet that smells like dog that won’t come out from previous renters.

This is a throw away account as I wish to stay anonymous for fear of retaliation.
