This complex is a perfect example of how poor management can ruin an otherwise acceptable living experience.

One of the key amenities you're paying for here is the pool—but it’s closed all the time. In my opinion, it should remain closed until all issues are resolved. As of today, the pool is in violation of several codes, including California Building Code Section 3120B.1 and California Code of Regulations, Title 22, Section 65501, due to lack of a visible permit, missing all proper signages, and a broken self-closing gate—all of which are obvious to any observer. This poses a serious liability and health concern, which I brought to the management team’s attention. Unfortunately, the management team chose not to take it seriously and have shown no willingness to communicate with the tenant in writing or address the issue, leaving me no choice but to file a formal complaint.

If you’re expecting a smooth experience from a brand-new apartment complex, this may not be the place for you. The community has ongoing issues that could be resolved with more effort from management—such as tenants smoking weed, frequent parking violations, and delayed maintenance requests in units. There are also issues that can’t be easily fixed, including homeless activity around the area, high share utility costs, and extremely loud ventilation systems that run constantly throughout the entire complex and can’t be turned off. Additionally, the units facing south offer great views, but they come with some downsides: traffic noise from buses and the metro, an incredible amount of sun (which can be nice but also extremely hot in the summer), and less privacy.

The rent here is high, which would be fine—if the service matched the price. But in my experience, you don’t get what you pay for.

The building is new and there are a lot of thoughtful amenities. Among all my experiences, I want to give a special thank to Michelle, because she was absolutely wonderful to work with! Her kind and friendly attitude made the entire experience so enjoyable. She always approached everything with positivity and genuine care, making me feel comfortable and valued. It’s rare to find someone so pleasant and thoughtful, and I’m grateful for her exceptional service. I would highly recommend her to anyone!

Vanessa, Michelle & JT are wonderful, responsive and make the building feel more like home. I especially like the smaller size of the building and the safety because units start on the second floor behind locked doors. Onsite security, thoughtful layouts, and beautiful amenities too! The ambiance of downtown Azusa is great for walking my dog and the neighborhood is welcoming with kind people. Very glad we chose Lumia, it was a clear winner when considering communities from Azusa to Pasadena.

I’ve been here since September 2024 and can say it’s worth the move in. The layout of the apartment works perfect for my remote work/life balance. The 1 bedroom alcove seemed small at first, but I was able to fit an L-shaped desk for my home office perfectly. Just recommend measuring the size first. I also like how many closets there are for storage. I couldn’t say more about the leasing agents. Vanessa, JT, and Michelle. All of them make living here feel more like a community/ home rather than an apartment building and are always very helpful. The apartments are quiet and it is more like a resort style living experience. Although by the train station and dealing with the homeless that come off the train, the community has done its best to educate residents on best practices and even set up a discussion with the City PD so the community can remain safe. I feel they listen and respond any time there is a concern. The only challenge is guest parking at the moment of me writing this review. Every apartment has a balcony which is a nice touch. For apartments facing Azusa the only sound comes from motorcycles and loud cars. During the week it is mostly quiet, but the activity is strong on weekends and weekend nights.

Another company trying to make money without doing anything even though it inconveniences their customer base.

I applied for an apartment, paid the $35 application fee and the $150 holding deposit. I wasn’t approved though my income is four times the rent, my credit score needs work.

A month later and I’m still trying to get my holding deposit back. I applied to another apartment managed by the same company and got my refund, but it comes on a debit card that can only be used for retail purchases. No cashapp, Venmo, PayPal, cash back, ATM withdrawals, bank transfers. I hate this trend where people pay cash and get refunded weeks later via a pre-paid.

I had an amazing experience with Lumia Apartments thanks to the exceptional service provided by Michelle. She truly went above and beyond to make sure I found the perfect apartment. She was incredibly patient, taking the time to show me multiple options and answer all of my questions with a smile. The apartments themselves are beautiful, well-maintained, and in a great location. Her professionalism and genuine care for her clients really stood out. I couldn’t have asked for a better experience, and I highly recommend Lumia Apartments to anyone looking for a new home!

Second Update:

Management has fixed maintenance issue- now very responsive and quick maintenance solutions. New problem arises - takes forever to get a second parking spot - I was told that you can pay to get a second one and I'm more than happy to do so. But it takes them forever to get u that spot!!! My second vehicle is now parked on the street subject to three hour limits. It's ridiculous.

Been here for over a month - generally we like it here.

Problem: SUPER SLOW response to maintenance - waited weeks to get things fixed.

Staff have been nice and patient - but really slow when it comes to maintenance orders. NO UPDATES whatsoever.
