We hired Livingintown (‘LIT’) as our fourth property mgt. co.
Hiring a new PM means problems with the outgoing PM.
It’s been a solid year working with Livingintown. Both parties had to be accommodating to reach a good, working balance.
Under Livingintown auspices, namely Senior Property Manager NIKARA K.–w/initial guidance from Jay G.– our retail center is fully occupied. It’s operating efficiently which benefits owners, our tenants and the community.
At its core, Livingintown has brought professionalism and a modern approach to managing our property. Sounds innocuous, but it’s very important. The outgoing PM refused to use PM software or an online portal, causing constant tenant arrears.
Our PM, Nakira, has consistently overseen rents being paid, leases being enforced, filling any vacancies & retaining tenants.
The accounting dept. headed by KELLY D. is EXCEPTIONAL. There’s support staff doing solid work behind the scenes.
We highly recommend them to commercial property owners who feel their property could be performing better.

*edit* 2 years after my initial complaint nothing has been fixed. Currently in a flooded living room because when I reported the leak yesterday before the hurricane hit I got ignored. 2 years with a broken ac, 2 years with a leaky roof. This company is just a front for slumlords. I'm the sucker for believing the property manager that these issues would be fixed if I resigned my lease. Believing that is on me, but the property manager I spoke to lying to my face, that's on her.
Don't fix leaks for months and the ceiling crumbles. The recycling has been like you see in the pictures for 6 weeks. Everyone who comes to "fix" your issue says there isn't anything they can do and they pass it off to someone else who never shows up.
*edit* one year later and this is still going on.

I am a leasing consultant so take my word on this one Ok! I can 100% say that I am very pleased with being a resident with Living In Town! I am at Seminole Court Apartments, and I LOVE the location the rent is extremely reasonable especially considering the amazing location! You can walk to Little 5 points! Ponce City Market! Grocery Stores, Bars ! My apartment has original hard word floors and the neighbors are so chill! Work orders are always completed correctly and in a timely fashion, I appreciate Faith always being very responsive and helping me with rent questions, referrals as well as transfers. I would recommend this management company to the fullest! 🙂

I just wanted to come on here and thank the entire team for their kindness and assistance done for me today. Unfortunately, I have the worst luck with keys and I needed access into my apartment. They were very proactive and helped me right away. I want to give a sincere thank you to Lindsey the Maintenance Man. He was SUPER KIND! He empathized with me and my issue and just offered above and beyond assistance while he was working on another project. I really do appreciate him for his support. I want to thank Karla as well. Her communication is amazing and timely and I really appreciate it. I’m a new tenant and so far I am impressed with the quality service being provided to me. I rented from them years ago at 104 Fort Street near Auburn Avenue. Never had a complaint which is not normal for my experiences. I usually rent from horrible landlords. my only complaint is that the application fee is ridiculously high at $100.

I moved to seminole court apartments in April 2023 and switching management companies from MLC properties to LIT has been interesting. Personally I don't believe the place is worth 1150 (1220 along with water and sewer as well as a 9.99 transaction fee you cannot escape). When I first moved in there was no staircase to the second entrance of the building, they did construct a staircase about 8 months in living there. I've been told they would build mailboxes since my building doesn't have mailboxes, yet nothing yet (10 months of living there now). Maintenance is definitely a hit or miss, some requests they can be out as soon as the day of, others may take some time. I had rats in my ac unit due to the company not closing off the exterior of my ac unit completely. Maintenance was not fast on that and took a week to resolve. The apartments I chose did have a washer and dryer room that requires quarters. Inside the apartment is not much, I personally lived in a studio but there was nothing crazy about the unit. No dishwasher and only 3 outlets in the studio which makes it difficult at times when I do need multiple things plugged in. One recent thing they did that sparked me to write the review was that a company was filming there and because of that parking was very limited. I believe there was 3 spots out of a lot that has 15-20. I understand filming can occur, especially in Atlanta, but the management company never followed through with us who live at the apartments to help us with where we should be able to park next. I do love the area I live in, but for what I'm paying I would rather spend a few extra hundred in order to get better amenities and potentially a dishwasher. I will not be renewing my lease for another year and I do encourage those who are looking into this company to look at the reviews and email the right people. Everyone has their own experiences so I'm sure LIT was great to some, but on my end it's two stars.

Best property management company! HUGE shoutout to Nakira - she answered all of our questions promptly and was very thorough! We are all in love with our property and the work they put into it! HIGHLY recommend renting through this company - will be the easiest lease you'll ever have!
