I cannot say enough how nice landlords are, the most responsible and nice people I have ever encountered (not "one of", just "the most"). I have stayed in dozens of apartments from budget to luxury, and I have to say that this is the best option you can have near USC campus. Considering the the high price and low quality rentals near USC, Live terra is the best option students can have.

I lived at Live Terra for two years and loved it so much! The apartments are super nice and secure and we never had any major issues. The landlords Osama and Daniyal were so kind (which is hard to find with landlords around USC) and super responsive if any issues came up. I highly recommend Live Terra, their properties are one of the best around USC.

Osama and Daniyal are absolutely amazing! Live Terra was so responsive to any issues/concerns that came up. You can tell they really care about their tenants and want everyone to have a great experience living in their units. The unit was great as well. I 100% recommend Live Terra, especially in comparison to other leasing agencies I have dealt with near USC.

We stayed with Live Terra for 2 years and it has been amazing! The relationship with the property management can make or break any renting experience -- and we are glad to have had such a professional and communicative team that genuinely cared for their residents. They were also very accommodating of our requirements when moving in. The property itself is clean and well maintained, in a convenient location within the USC DPS zone. Great experience living there for 2 years. The managemet is super-responsive, understanding and supportive. Special shout out to Osama who was always available and attended to matters personally. The apartments are really well-maintained and any maintenence requests are taken care of really quickly. The move-out was also very smooth. Overall great quality apartments and management. Would highly recoommend them!
