I would leave 0 stars if I could. If you’re a prospective client, please reconsider for the sake of your community and their overall wellbeing. In speaking with my neighbors we’ve learned that the violations aren’t consistent from one property to the next. The people they send out to patrol are merciless and do not stop until they’re able to find something to mark as a violation. They fine excessively. Place liens on your property. The company literally NEVER answers the phone and will only respond efficiently when it’s regarding any form of payment owed. It’s impossible to receive a timely response for anything else.

I encourage all current customers to visit them at their office at 3905 Harrison Rd Suite 200 in Loganville, Ga when you don’t receive a response. Accountability works both ways. Maybe in-person communication will negate their ability to evade requests will improve their responsiveness.

Gauging by their response to prior reviews, I’m anticipating a snide response that our elected board is responsible. However, I won’t be moved. If you’re reading this, you shouldn’t be either. The lack of professionalism in their response to some of these reviews are abhorrent. Prospective clients, please take note.

The worst maybe better in higher income area. 17 yrs..if I could rate a 0 . That should say it all. Play ground d not updated in 17yrs not even new wood chips. The trash can has not been empty in 17 yrs. Located at the playground. I can write a book about this experience. They deserve a -0 for a review. I just read some of the reviews. So sad it is funny with how liberty respo use to the reviews it is hilarious. Can't wait to see what you have to say in response to my review. Soon has I van I will rate you again. No improvements in 17yrs I doubt any changes will come in the near future. So save your response.

I would give zero stars if I could. This management company advised our neighborhood HOA board to proceed with a 60% dues increase--which is in direct violation of our bylaws. The situation is a mess that we are just beginning to untangle.

If you are considering hiring Liberty, you might as well manage your neighborhood HOA yourself; Liberty will only cause additional confusion by adding an additional, unnecessary 3rd party to the mix. We are in a constant, unproductive loop of communication.

UNPROFESSIONALISM and INEFFECTIVE Management at Liberty Community!!!

I am DEEPLY DISSATISFIED with the management and operations of Liberty Community! COMMUNICATION is CONSISTENTLY INEFFECTIVE and there have been instances where I was CHARGED UNFAIRLY and WITHOUT prior knowledge. The PUBLIC FORUM within the community has become a platform for individuals to TARNISH the reputations of others, often driven by MALICIOUS intent. This creates an environment of HOSTILITY and DISTRUST.

Additionally, the overall management structure is DISORGANIZED and there is a clear LACK of professionalism in addressing homeowners' concerns. As a result, it feels as though the NEEDS of residents are CONSISTENTLY OVERLOOKED AND DISMISSED.

It is IMPERATIVE that Liberty Community adopt a more organized, transparent, and professional approach to its management. Homeowners and tenants DESERVE to be treated with respect and fairness, and there MUST be CLEAR adherence to reasonable standards and covenants.

I STRONGLY URGE prospective homeowners and tenants to be AWARE of their RIGHTS, THOROUGHLY DOCUMENT ALL COMMUNICATION with the management, and TAKE APPROPRIATE ACTION when NECESSARY. This review serves as both a WARNING and a CALL for the community to HOLD IT'S MANAGEMENT ACCOUNTABLE to the expectations set forth in the governing documents.

In summary, the current state of management at Liberty Community is UNACCEPTABLE!!! They should take IMMEDIATE steps to improve their practices!

I received violation letter for decorating the front yard with red brick Liberty Community Management said color doesn't match. So I'm moving all the red brick so that I don't get fine. I will never decorate the front yard don't want to get another letter. Hope they don't fine for decorating Halloween or Christmas lights on the front yard.

Horrible. I have left messages for 3 weeks trying to pay homeowner fees and no one has called me Back.
The property manager phone msg says he is returning June 9th and it is the end of Sept and I have left several messages with him and the main number is a answering service who all They can do is leave a
Message.
The entire process is useless and the address is a PO Box which is also useless.

To start, I couldn’t care less about your response to my review. So keep your, I’m sorry you feel that way because you’re definitely NOT sorry about anything. I initially purchased my home in this scammers delight community in Conyers, Ga, May of 2018. It was the worst choice decision I’ve ever made. I sold my home, July 3, 2023. Upon selling my home in the community I had to pay a fee for the (seller) closing letter, approx. $250. It is common knowledge, I no longer own the home. Yet these incompetent morons are still mailing out letters to me in April of 2024 to pay my HOA dues and attaching late fees. Let this review also stand as notice to cease and desist ALL contact via email, letter, text and phone calls. Any further communication will be considered a direct violation of my rights. Which will warrant a lawsuit. I don’t care who deals with what or handles what in your agency. All of you know, I no longer reside within the community. This also applies to the people serving on the Board, Yolanda Byrd, and all others shall be included in the lawsuit. Since Yolanda Byrd seems to be the main person that initiates ALL the violations in a sneaky undertone as she drives out of the neighborhood. I will liken to personally sue you and your minions. I cannot recall your names at this time. I’m sure the letters I did receive all have names and signatures attached. You know who you are. If I receive one more piece of correspondence from River Club @Boar Tusk, the Board included. Liberty Community Management as I’ve asked you repeatedly to STOP harassing me about a property I’m no longer an owner of. You people have proven to me how wasteful you are. You had lights installed at the tennis court because Yolanda Byrd daughter plays tennis at the cost of the Association. When it’s convenient for you and other board members you throw events that you say will end at 9 or 10pm. They actually go on well after 2 am without any thought of your neighbors. The entire board as well as LCM is nothing but a SCAM!! I said it and could care less about your thoughts. If you’re thinking about home ownership in this community, save your hard earned money and continue to search elsewhere. You’ll thank me later. They are going to drain you dry and leave you penniless. Amelia Adams was good until her head got too big. Amelia had the audacity to say to me, no one is trying to take your home. What a joke she is. Another person that has since sold their home gave me the entire run down on her and other board members. They placed a lien on my home for weeds. I had no idea until a friend told me I had a lien on my home. They will tell you they’ve mailed out letters. Letters you never seem to receive. When I sold my home I was not obligated to give you a forwarding address, as all communication with you ceased. Do your due diligence and research how many homes were sold in the past two years as a result of LCM and the Board. I sold my beautiful home because of the Management company that ran the HOA and the community board. The last straw for me was, I received a notice of violation in January of 2023 for cutting down a tree in my front yard. I submitted a modification form in 2019. I never received the letter of approval in the mail. Amelia Adams (President at the time) the one time she actually did something right informed me that my modification was approved. Then said, you didn’t get the approval letter. Of course I didn’t and you knew that. Then they back dated everything. The Community Board is just as corrupt and self serving as Liberty Community Management. Purchase a home in this community at your own risk. You’ll live to regret it.
