If i could give them zero stars I would! The complex im at is a revolving door can never speak to the same person and they do not like speaking to the females of the households. They are always calling my husband and its never me unless i make the call and even then they dont call me back they call my spouse. I am ready to file a gender discrimination lawsuit!

DO NOT WASTE YOUR TIME AND MONEY! I currently live at the Montecito apartments and since the day I moved in, it has been nothing but frustrations and regret signing the lease. I loved the location of the apartment complex and thought that the complex reflected the area; however, I was dead wrong! I am having issues with my utility billing. The gas company is charging me and so is the complex. I paid the complex and in return, they were supposed to pay the gas company, they have yet to do so. The property management onsite is unprofessional and told me that it is not their problem. Further, the accounting department at the corporate office refuses to speak with me. I can continue and say more, but long story short, don't waste your hard working money on a property that treats their tenants like garbage. Worst off, don't waste your money to live on a property with unprofessional management that you will have to communicate with for the entirety of your lease. The amount you pay for rent is too expensive for the treatment you will receive.

Day 2 after our move in, the sewer backed up and flooded our downstairs and also flooded our next door neighbor. I immediately went to the leasing office and reported it to management. They assured me the flooring was waterproof and not to worry, they did not send a maintenance person to help me. Last year the flooding happened a second time to us as well as next door neighbor. maintenance informed us the plumbing was not installed correctly and that the blockage was found out in the street near main sewer. After having a clean slate with Lewis Properties at least 9
We were charged 3000.00 after move out after we were told we were getting $1000 back!! This is disgusting treatment! I’m elderly and the whole time there had horrible coughing most likely due to bacteria in the walls and under the flooring! The manager Viviana was very rude and ignorant.

I have rented a home with Lewis Companies for 5yrs and they are definitely NON responsive and NOT professional and all of the above. I notified them 60 days before my lease was up of my departure. On the 29th of Dec. 2020, which was 2 days before I vacate, I called Charlotte about doing a move-out inspection. I was told that she was NOT going to happen until after new years. My response was " ok", but will you please contact me so that I can meet you at the property? Not getting a call after new years, I spoke with her (after calling multiple times and leaving message after message), was told that $80.00 would be with held because there was a grease spot on the wall at the entrance ( which I did not agree with) and that my deposit would be returned in 30 days.
Thirty one days later, I called to inquire about my deposit and was told it's in the mail minus $150.00 for touch up painting. First and foremost, I was not notified nor did I receive anything in writing about this decision.
After living in the home for five years, one would assume touch-up painting should be done because of reasonable wear and tear.
Considering the delays with mail because of COVID, I decided to be considerate and as patient as possible. Now we are on day sixty on and I am still getting the "It's in the mail" response from whom ever I can reach, because Charlotte at this point MIA (at least as far as I am concerned).
Today (3-2-2021), I finally talked with Charlotte and questioned her about the deduction from my deposit. Well it seems that I am paying for touch-up painting for the whole house now.
I really wish I could attach the photos of the condition the house was left in for everyone to see - professionally cleaned and spotless. I treated this property as if it was my own, because that's just the way I am ( basically a neat freak).
Getting nowhere with Charlotte about returning my $150 dollars, my next move is take it to small claims court. It's more about the principle and not the money.

My review is based on my experience with Lewis Companies - If you experience was better - Clap, Clap, and consider yourself lucky

I have two fire alarms that have been beeping nonstop for 13 hours. I call for maintenance as soon as they open, only to be told the whole maintenance team for 860 apartments were off site!!. Told they would return at 1p.m.
Now being told 1:30. Between both alarms is only 20 seconds of peace. This is not acceptable for $2135 even if it is one day. I worked a 12 hour shift to come home to this. This is going to cost me a day of work due to lack of sleep. I have to be back at work with no sleep. FRUSTRATED

I've rented commercially from lewis for about 20 years at this point. They've been pretty fair and understanding over the years until COVID. They offered concessions with big strings attached that wasn't discussed. They just added it to the lease amendment without even mentioning it. I didn't agree to it and they put a 3 day notice pay or vacate the premises on our door. We've paid rent on time for about 20 years - close to a $1 million in rent. Unacceptable in any circumstance let alone COVID. I had 5 commercial spaces during COVID and the other 4 were all much more understanding and reasonable. Lewis was just not at all. I hope souring a 20 year relationship was worth it to the crew making these decisions for what is essentially pennies in the grand scheme of things.

Racist Management Corporation embraces racist employees discrimination techniques against blacks. For example, total disregard for tenants rights , specially blacks, elderly and the disabled. If you complain regarding your rental unit or employees lack of customer service Lewis Management Staff will violate tenant laws, California state laws and the United States Constitution to illegally evict. If you intend on leasing from lewis, beware of the unethical and evil Service Manager Eric and Chelsea Lopez who has been entering my unit stealing and has also Supervised and allowed his criminal associates access to my unit while I was away. If you complain to the Management Corporation they will ignore you because they embrace their white staff criminal mindset against targeted individuals.

We rented a townhome in Rialto Linden court. Have to be say the place was very well maintained as far as it comes to the grounds despite the fact- people living there throwing trash all over - daily and dumpster diving early in the morning.
Before we moved out we had an employee look at our place - looked fine he said. We mentioned a spot on carpet - that was there prior to move in. We cleaned the place nicely - waited 3 weeks - called them. Our Security deposit - etc? What's going on. Oh Sorry John is not here today. My husband stopped by the office 3 times - so and so is sick, busy out of the office etc. We drove back there 2 weeks later - a lady was in the office. "This was not her "main" place of employment - she was usually at a different location - our paperwork was lost. Today its been 72 days and we still don't have our security deposit back. The law is 21 days and they even have this on their paperwork. Lewis operating corp. is not something I recommend - find another place or make sure you get everything in writing................because they just give you excuses and apologize time and time again.......not even the corporate office is good to deal with. Very disappointing!
