Since this property management has taken over our building it has gone straight down hill
1 our calls are never answered.
2 plumbing and electrical issues never addressed
3 common areas and laundry room are always dirty.
4 onsite manager unaccessible don't know why she's here if she doesn't want to manage the property.
5there is now a current open investigation into this property management company it seems that tenants are being overcharged this is a HUD building residence that have had reduced income are now being charged extra fees a neighbor of mine lost her job and her rent was increased by $200 hopefully HUD and other agencies will look into this thoroughly correct this issue
Overall I believe this company does not know what they're doing when it comes to determining the income and rent of hud or section 8 tenants I feel that they are being overcharged possibly ripped off intentionally beware of this company nothing but negative reviews.

This review is for William Penn Apartment Homes which is managed by Leonardo Management.

Moved there beginning of Feb 2017. Right from the beginning had major problem with roaches. Treated the apartment myself twice but these kept coming back, now accompanied with BAD BUGS. Scheduled an extermination through the building management, had to wait almost a week, then the exterminator ended up not completing the extermination, claiming that the "apartment wasn't ready for treatment' (even though I followed all the steps in their guideline). Had to wait another week for them to reschedule the extermination. Couple of days after the extermination took place I returned to my apartment, and again, roaches and bed bugs everywhere. At this point I gave up and asked the management for a full reimbursement of the rent I had paid (which I haven't put to use since I barley spent time in that apartment) plus my security deposit and reimbursement for my mattress that I had to throw away, being now infested with bed bugs. The management team was rude and unhelpful. I cleared out my belongings from the unit and informed them that I will not be returning to the apartment. They have never verified that I will get any of my money back including my security deposit. Shameful and a total waste of time!

IN CONCLUSION:
- Low maintenance building FULL OF BED BUG AND ROACHES!
- Staff that is fully aware of the problem and tries to sweep them under the rug (literally).
- Complete waste of time and money.

This company is marketing a disgusting new condominium development in the Old Agoura area of Agoura HIlls, CA by spamming Craigslist with hundreds copies of the same advertisement. Totally sleazy operation that has destroyed a beautiful community with t heir WAY over-priced cheap looking condos that nestled in between two gas stations and the 101 freeway.

Since they took over our management here I have had my roof Fall apart my air conditioner has been out several times since summer we're still in without an air conditioning they refused to put us in a motel we had to buy 2 window vunits of out own I am fed up no a/c in 116 degee heat not rent my husband has had multiple seizures outr 10 year old son and I. Have had multiple asthma attacks and all of us have been vomiting and not feeling well they have not done anything but give 2 portables the only keeps ² room in this huge apt at 89 degrees while the rest of my house is 93 to 98 degrees does anyone have advice to persue a legal action [email protected] please let me know.

Horrible Management the calculation of are rent increase is ridiculous can never contact Management all the apartment units need maintenance we pay too much rent for everything in our unit to be falling apart really wish someone would contact this apartment management and investigate their actions because as a tent things are not being handle right with Grace Manor apartments the hot water is always a issue and we don’t receive notice to inform us we have issue in building and contacting higher Authority is a waste of time it’s seems like they all about the income and NOT Satisfying the tenants needs in units
